I am sad to see this review This customer came to us as a referral and was treated with a great deal of respect We have done multiple projects for this person We strive to make each customer feel special and appreciated For our second or third set of projects this
customer wanted to build a basement bathroom and received an estimated We were then contacted about replacing the existing driveway He had received previous estimates close to $20, I was told water was getting into the basement near a sunken stoop and old flower bed The area was about 1' below grade The customer’s street is at a higher elevation than the house and the further you go onto the property the lower the grade gets. Ending at the driveway. Which is about 2’ below the street. The neighbor’s house is also pitched onto his property. So, the street and driveway funnel water towards the house and garage, with the help of the neighbor’s propertyAfter discussing what the customer wanted we came to an agreement At no time did I say a new driveway would solve his basement water problems This was a conclusion he came to, “if the hole was filled where the water was coming in” To solve water problems in the basement I recommended installing drain tile and a sump system when we were discussing his basement bathroom This house is not exactly new Built in the 50’s. The foundation walls in the basement have visible cracks (which should be all ground out and sealed with a 2-part concrete epoxy) The foundation only had the first two feet formed for appearance on the outside then the trenches were back filled with concrete when it was built We did dig down in the stoops corner, wire brush the chunked concrete and then heavily brushed exposed concrete with sealer (not part of his work agreement but we did it at no charge) We also recommended running gutters into drain tile going under the concrete so the roof run off would not be on top of the driveway He declinedOnce poured. We received a call about weeks later that water was getting into his garage. We visited and noticed the weather stripping on the garage door and entry door was old, damaged or missing (not by us) and not functioningWe repaired the entry door and sealed around the threshold (for free), ordered garage door weather stripping and replaced it for free. We ran a hose on it for the home owner to see, he was very happyOnce again everything was goodWe received a call that there was standing water (1/4” deep) on one section of the driveway. It was where his wife parked her car. He did not want her to slip if it froze. We discussed cutting a wide channel with a grate and drain system at the front of the house and by the garage. This would be an extra charge as it was not included in his work agreementWe also discussed widening his expansion joints and creating a V shape to wick away standing water. This we would do for free. So, we went back out and ground two water wicking grooves in the expansion channels (for free)We also ground one at the front of the garage just in case (for free) We ran a hose on it for the home owner to see, he was very happyWe asked if he would like another channel anywhere else. His response no. “These are fine, I will be sure to keep them clean” Once again everything was greatWe followed up with the customer a month later to check on his driveway. Once again everything was fineThis spring we get a call about his driveway having cracks. Assuming the worst, we sent someone right away. To find two hairline fractures in the concrete. Less than a 1/16” wideI already knew no one warranties concrete. After we told him there is no warranty for cracked concreteThe customer requested an estimate for more work. Remodeling a master bedroom, a bathroom a large list of thingsWe tried to do what we couldWe did say we would repair a damaged drain line in his basement at a discounted price. Which we did and told the customer we would because there was nothing to be done about the cracksI will still offer to install drain grates in the driveway for a discounted price. Otherwise there are two types of concrete, “cracked” and “waiting to crack”. No one has a crack warranty To get rid of water in the basement I recommend installing drain tile and a sump, after all visible wall cracks are ground out and filled with epoxy. I also recommend keeping concrete weep lines clean. Trim back tree limbs over the house and garage. Clean gutters regularly, add a gutter guard system and add gutter extensions to divert water off of your property. Make sure the run off does not come back to the drivewayGrade your yard on the left side and rear of the house to prevent water running back to the houseI will do all of these things at a discounted price. Or get me estimates from other contractors and I will do my best to beat them. I really believe we went above and beyond. I am sorry to lose this customer/friend
