Roof/Flashing - not sealed - flying squirrels in A dormer. Wrong shingles on ridge vent.We noticed the flashing/trim on the roof over A dormer was open. After several calls to Flodell's [redacted] & leaving messages I sent an email on 12/31/12 asking them to contact us concerning problem with roof. On 1/15/13 I contacted Flodell & told them we have to get this problem fixed. [redacted] called my husband & promised to swing by soon & take care of it. We made more calls to try & get them to fix this. The beginning of March we starting to hear something scratching in the ceiling over the A dormer. We had to call an exterminator to get what turned out to be flying squirrels out of the attic. The exterminator confirmed that the opening was the only way that they could have got in there. This cost us $350. I sent an email to [redacted] about the problem & that we had no choice but to call an exterminator to get these out of my attic. After that [redacted] sent me an email saying he would be out the next day to seal up the opening. The exterminator had already come & set boxes to get them out of the attic. We have since been in touch with [redacted] who refuses to accept any responsibility for the problem they created when they did the roof. We never once had a problem until they did replace the whole roof. I also told him we needed the shingles on the ridge vent replaced because they put the wrong ones on. All I want is to settle all of this once & for all. We feel that this is his responsibility and should be reimbursed for the exterminator which was $350 & that he should send his crew back to put the right shingles on the ridge vent. Thank youDesired SettlementWe are looking to be reimbursed for the exterminator - $350 Also we are looking for them to put the correct shingles on the ridge vent.Business' Initial Response It should be noted that the only communication that we have received on this complaint from the Revdex.com was the email sent to us on May 29, 2013 at 8:18:12 AM.-------------------------To whom it May Concern,Circumstances:First and foremost I want to be clear that we are talking about one squirrel not multiple squirrels. A flying squirrel is one that soars from a higher elevation down to lower elevations.More on this later as to how the squirrel was able to get on the roof of the home in question. The squirrel was not in the interior living space of the home as it was trapped in the sheathing Of the dormer thus not posing any immediate danger to the interior of the home nor was it beneath the roof, it was stuck in the eave of the dormer. We were not informed of the squirrel until after they had contracted with an exterminator who charged approx 2 times what the going rate is from an exterminator we have used in the past.The "roof flashing not sealed" is not flashing associated with the roof or the shingles that were installed. When we first inspected the home in January this year it was determined thatthe ice dam on the front slope of the home (front slope faces north) had backed up the roof in between the two front dormers and proceeded to push the soffit venting upwards thus creating space from which the squirrel entered and then proceeded to get stuck. At this time our [redacted] informed the homeowner that we would be back in the spring and would assist themwith repairing the decorative wrapping. The "roof flashing not sealed" is not roof flashing and has nothing to do with the roof it is aluminum wrapping associated with the vinyl siding of which is on the home.It is a bent material that is usually held into place with small nails as decorative piece to finish off the eaves and hold the perforated venting material.It was agreed with [redacted] at this time and our PM that would be acceptable. We did not hear from the homeowner till March when they informed us of the squirrel getting caught in the eave and that they had to hire an exterminator to remove the squirrel and expected us to pay for the exterminator which we refused to do as this was not a roofing issue or something we had done. We had a very hard winter with multiple snow storms and a blizzard and had agreed to assist the homeowner in nailing the aluminum wrap back into place for them as an above and beyond measure to provide a service for which we are known for. We were not able to get there any sooner due to snow being everywhere including on the roof to assist with fixing the problem any sooner, safety is always first when having to stage a ladder securely.Findings:This unfortunate event has happened as a result of ice dams/snow being built up on the front slope due from heat loss within the home and the severely harsh winter which we just had. Throughout this time the roof which we installed has done its job as it is suppose to do and that is to shed water. There have been no leaks. The area between the two dormers is unfortunatelysusceptible to extreme ice dam buildup as the ceiling/roof is sloped and insulation is more than likely at the bare minimum. There have been no other issues with the other dormer nor the left side of the dormer in question. There is a tree located that is too close to the home and this was brought to the owners attention and is more than likely how the squirrelwas able to access the roof and more than likely looking for shelter from the winter and found some but could not get back out of the eave. On April 30th the last phone conversation was had with [redacted] in which I stated that this was not a result of the roofing job we had done but a result of a tree to close to the home, ice dam build up and a harsh winter and of course the squirrel. Also at this time to try and alleviate any concerns with the roofing job done by Flo-Dell I offered them an enhanced warranty thru GAF and our standing as a Certified Roofing Contractor at no cost to them for their inconvenience. Have not heard from the [redacted] until [redacted] from the Revdex.com contacted us on Tuesday May 28th by phone and then by email on the 29th notifying us of the complaint. The warranty in question would give further credence that the roof was installed properly and be backed by GAF as well. This is known as a System Plus Warranty. He was to get back to me after the weekend and to this date have not heard back from [redacted]. We feel we have gone above and beyond to assist the [redacted] with their situation as we always do when it comes to these situations by going the extra "mile" to come to an amicable resolution. Consumer's Final Response (The consumer indicated he/she DID NOT accept the response from the business.)While we do appreciate that they will replace the shingles on roof ridge vent, we are still looking for reimbursement for the cost of the exterminator ($350). Again we had the original roof for 19 years with no problems at all. We had many harsh winters over those 19 years with no problems until Flodell stripped the shingles off & replaced them, that is when the problem with the flying squirrels started. Why should we be responsible for the cost of the exterminator when clearly they either loosed up the flashing/trim when they removed the old roof shingles or installed the new ones. They tell you about how they guarantee all their products & workmanship, but they don't follow through when there is an actual problem.Business' Final Response We will replace the shingle(s) in question on the dormer ridge if replacement is deemed necessary. I have not seen this as this is according to the exterminator thus if there needs to be a change we will change the shingle in question.
