Scammed out of 68 dollars
Was told to fill out app and fee when I did 2 minutes after pay conviently told the property is unavailable. I know what type of games were being played and its not right. When trying to solve matter I caoled was told on phone a manager would do refund and would return call to me. Of course I never got a call and had to call them. Said they will not return. I still want my money back from being scammed into pay a fee for a property they knew was not available. I asked the guy is it available he said yes. I filled that app n fee out fast I wanted to see property first but he said I have to do this first. Thats not right. I got to pay to just see the property.

Please note that our properties are available to rent to everyone that has access to the internet. When people apply for a home we process their application. It does seem unfortunate that the home that was available when you applied wasn't afterwards. This is simply due to someone else placing a deposit down on the home. When a person makes a deposit we immediately remove it from being listed online to prevent others from applying for something already rented. We do have an issue with your timeline but please note that we process all application. Your application is good for 1 year towards any other property. In certain areas in Florida the market is so hot that homes go quickly and this does happen. More than one person is interested in a home. We try allowing all people to apply. have a good day.

After paying $68 application fee, they asked me to send money via 7-eleven to and then they would ship my keys. NO place local to pick up keys
I found this rental property after trying to leave my abusive husband with my 2 young sons. I was advised that I was approved for the home but the only way to obtain the keys was to go to Winter Park Fl to pick them up or pay to have the keys shipped to me. This is a scam. After I asked the "leasing agent" if we could meet locally, he stopped answering my phone calls. I called from another number and when he realized it was me, he hung up the phone

I want a refund and this company to not be allowed to conduct business anymore

Many people move from out of state to Florida. We make our process very easy for a tenant to apply and do almost everything remotely. 90 percent of our tenants do "remote" move ins and haven't ever been to our office. The office is located in Winter Garden not Winter Park. We do not meet people for our own safety. This applicant mentions she was in an abusive relationship. What if she wasn't out of it yet? What if she was with that man and was meeting one of our agents on site. We don't get to know the history on the other people that the applicants choose to hang out with and that is why we do not meet people on site. The safety of our vendors is most important. The application fee was applied towards processing the background check and creating the approval letter. During this process of approving people sometimes "red flags" are realized later and we do stop replying as we don't choose to engage with people that are claiming "scam" etc. We do hope you find a home for yourself in the near future.

There is red tape all around the home now as well as county papers siting that no one should be on the premises. Other victims have left warning letters on the home as well trying to warn others of this craigslist scam. I want my money back and this business shift down. They are running a scam

Does not want to give back the deposit.
First off Mark S is very unprofessional. He clearly stated on the application if we don't make the payment in full ny the move in date the deposit would be forfeited as damages and that's understandable but I had a program which they offered to pay 6 months of rent and he willingly accepted it up until they asked for proof of ownership, which he didn't have. So today is March 26th and since yesterday I've been asking for the refundable deposits back and he refesues to answer my calls and text. Its not the 31st yet which is when all deposits are due and he refuses to give the money back plus he already has the house back on the market and told me he would takey deposit for damages and I have not moved in yet and I've never seen the property in person or by another party. Horrible business, never answer your calls or text and changes numbers out of no where.

Desired Outcome

I need my deposit back. I have small children and losing out on $1,085 is a shame.

Hello,
We are following the terms of the attached application approval letter that you signed on 3/13/19. The home was then taken off the market and sat waiting for you to pay the remaining amount owed of $2355.00 You have then subsequently signed a lease with an early termination clause. Please note there are more monies owed that will be sent to collections on top of what was paid. You signed these documents at your own free will then tried to introduce a third party to pay the bills. None of that was mentioned prior to having our agents sign. We are simply following the contract and if you would do the same we wouldn't have any issues.

I completed an application with Spivey E (Realtor) on 9/21/2018. I was told by Spivey to pay the first month's rent and fees which totaled to $1184. Spivey told me that there is a fee of $850 (property taxes and maintenance fee) didn't apply to my application and that I will have to pay $800.00 on October 1st,2018. I verified with Spivey twice regarding the $850 fee that the application states that I have to pay on the date I move in and he stated that I will only have to pay $800.00 to move in, so I proceeded to move forward with the lease agreement. On 9/28/2018, Spivey sent me a lease agreement (my email)and it stated that I have to pay $1650.00 to move in, instead of $800.00 to move in. I refuse to sign the lease which apparently forfeited my deposit and fees ($1184. I was told that I will not receive that money back. After speaking to Spivey regarding the situation, this is a copy of reply from Spivey E: I have his reply. There is a reason we get thing signed and in writing so there are no u fortunate misunderstandings. It doesn't meet the muster test that someone would sign owing $1650 yet verbally agree to $800.00. We incur a ton of costs as we did everything on our end to prepare as well. Have a good afternoon

We have a signed application approval letter with all of the terms that she agreed to on it. It clearly states in more than one space that the deposit is not refundable as we incur costs and we detrimentally relied on what she agreed to when we spent money preparing for her move in. Due to privacy issues we chose not to upload that signed document here but we have provided it directly to her when she signed it and when she stated she wasn't moving in. She

Florida Beach Coast took over towards the end of our 2nd 12 month least term on a rental home at ***. Within months we started getting serious flooding and electrical problems due to water damage. We filed service requests that went un-answered for almost the whole lease. We had damaged property as a result. When it was time to renew DHS Ventures (information below) promised to get on it, apologizing for the negligence. We reluctantly renewed the lease paying cash up front for the 2nd 12 month lease as we did before to get a discount. Nothing changed. Then towards the end of our lease term we were notified that the management was to be taken over by Florida Beach Coast (https://www.floridabeachcoast.com/) so we were hopeful that maybe the new company would help more. Mr. Erich S S, Managing Member, was working for them which we thought was odd, seemed like they were rebranding and it was really the same company. They did nothing, did not return phone calls, and are now claiming that we stayed past our lease term and had $4,300 in damages which is denying us the ability to rent a new apartment. This is completely false. We are fine calling it a wash if they will do the same. We do not want to get a lawyer and peruse this but will if we need to.

Desired Outcome

Correction to a credit report We simply want them to remove any charges and false claims preventing us from renting and we will in return not go after them for damages in court.

The pictures attached should explain what type of people they are. They were provided a nice home to live in. They chose to paint the entire inside flat black. The damages at this point have far exceeded what was initially thought. We also included a picture that was taken as they were holdover tenants preventing a nice family from being able to move in on time. I am sure there is a mirror somewhere close to where they will read this response. They need to go look in it and they will see the problem. I don't think they will but the pictures should help the Revdex.com see that people shouldn't be able to paint owners homes black and not think there are any consequences to it.
