I signed a lease in the end of June for one of their apartments paid first months rent and a security deposit and was told the unit would be ready on July 8thIt is the night of the 7th and I went to peak in the window and nothing has been done other than trash pulled outThere are broken blinds, dirty floors and a broken window and we're supposed to get the keys in hours! Be weary of this company and make sure you get everything in writing! Make sure the unit is ready before you sign a leaseside note, They are also hard to get ahold ofUpdate to come after all repairs are hopefully made

DO NOT RENT FROM PHILLIP SCOTT MANAGEMENT!!! Randall [redacted] is a liar and you can't ever reach him. Nor will he return your calls. There is an "office" per say but he is never there and the girl that works in there knows NOTHING! In fact he said she has nothing to do with PSM so idk why they list her number as a contact. Also nothing gets fixed very quickly. AGAIN, DO NOT RENT FROM PSM. RANDALL CANNOT BE TRUSTED and will screw you over. I found the listing on Rent.com and was supposed to get a $100 gift card for renting but he wouldn't ever contact Rent.com and do his part even after months of reminding him about it.

I have been a tenant under PSMI for a year now and my experience has been consistently negative. From the first day I moved in to a filthy apartment, to the time it took three days to repair a broken front door handle, to my rent increasing unexpectedly 2 days before my lease was up for renewal I have had a horrible experience.
Randall C. has been the most unprofessional and inconsiderate person to rent from in all my experience of renting property. He is constantly unavailable to answer any questions or concerns his tenants have. For example, when moving into the apartment the carpets were not cleaned, as promised, the cleaning crew had not been in since the last tenants, and the key had been sitting outside the door for a week before our arrival. He was extremely apathetic about the situation and I had to find my own cleaning crew and carpet cleaners to come in because of his poor management.
Most recently, after two months of answered texts, emails and phone calls about renewing our lease he finally responded two days before our current lease is over to tell us the rent would be increasing the following year. He did not provide written or personal notice of 15 days that is required by Florida law, however we do not have any other choice other than to sign because of the short notice. This is another extremely unprofessional experience I have had with [redacted] C. of PSMI.
If it were not for my financial status as a law student and the location of the apartment I would not hesitate to move and stop giving any business to this terrible company. Please do not waste your time or energy renting from this company, it will only cause you stress.

I've been living in a unit since August and right away started having issues out the wazoo.

The day after we moved in the AC broke and we had to continue to move in to our 85 degree unit, which a little over a month in here and it's still broken and my unit maintains an awesome 80+ degrees ALL DAY long until the sun goes down. Our AC runs ALL DAY long trying to get the unit to temp and I had a $300 power bill that wasn't even for a full month on the books! That's ridiculous! We wake up sweating every single morning because our place wont maintain any cool air due to the gaps in our sliding glass doors and other maintence issues.

Since our unit wont cool down, our vinyl flooring now has bubbles in it, ALL throughout the unit. There was one or two when we moved in, no big deal, it happen with really cheap flooring. Now, there are air bubbles all down the hallways and into both bedrooms.

Our unit WAS NOT CLEANED OR MAINTENANCED AT ALL before we moved in after being told several times certain items/issues would be addressed prior to. Every single time we're told maintenance will come, they never do.

We have a leaking ceiling in our master that leaks when it rains, a huge stain that was "suppose to be taken care of" before we got in and it's not. Still leaking and still stained and disgusting to have to look at every night.

When we moved in there were still toothpaste stains on the mirrors, caked on toothpaste in the shower, after being cleaned, what they claim to be twice now, I still have layers of grime on the towel holders that were never wiped down, stains and debris in ALL the cabinets. Every wire shelf except for the brand new ones are sticky to the touch.

We were told that we were responsible for maintaining all the light bulbs and things of that nature and that's fine, however, we were put in the unit with over 10 missing light bulbs, so before I can even "maintain" I had to go out and spend additional money just getting light bulbs everywhere they're suppose to be.

We were told our patios would be cleaned and taken care of since they were severely overgrown and had trash and debris piled up and a huge satellite dish in the front one. All of this was suppose to be done for us. After complaining for weeks, they finally came and weed wacked and thats it. So, again, I have to spend extra time and extra of my hard earned money to PROPERLY remove the weeds, remove the satellite that was THEIR responsibility to remove, and power wash the mildewed/moldy patios.

Ive called management several times and NEVER had received a single call back. These people don't give a flying [redacted] about you once they get you in the unit. At all. That's easily evident from the fact that they don't care that we lve in an 80 degree house for over month.

They offered me my deposit back if I wanted out of the lease due to all the problems I've been having. Laughable considering the money already sunk into the place and the complete lack of savings to go anywhere new because I spent it all getting into here. But $600 and a terminated lease because THEY fail to do their job, is somehow doing me a favor.

This company is a joke. Steer clear!

I started my lease in June. Was also brought on to clean vacant apartments at $60 a unit by Kristin, she ran our complex. Agreement was to have payment deducted off my rent. Tim has now taken over our complex Bellaire Landings. Even with showing him proof of apartments and correspondence with Kristin the $600 is not being deducted and was served eviction papers. ON TOP of the fact im paying for my electric AND partial of electric for apartment next to mine. Laundry room on site is out of order due to the fact its electric is wired to apartment next door and their electric is off.... I had a $200 bill for two weeks electric , $400 for following month. Been promised over and over an electrician will be out and I will be reimbursed. Never happend. nothing has been fixed and Im being evicted for worked off rent!!

I have lived in an apt owned by PSM and I have never been so disgusted or frustrated with a landlord or rental company in my life. I moved into a dirty apartment for starters and hired a cleaning crew that took 5 hrs to even put a dent in the filth of this place. The front door was broken with holes in and when I asked for a replacement in April I didn't get a new door till Aug!!!! The ac unit is moldy and flooded my living room area. I can't use it because I don't want to get sick. Company was notified a guy came out used a plastic knife he found on the ground scraped some stuff out and said "you're all set".... problem not solved!!! My apartment was broken into and they did nothing about it I even had to replace my own locks and put a chain on the door because I didn't feel safe. Two of the burners in the stove don't work even after calling three months ago for someone to come fix it!!! Finally there was a tenant that moved out two apts down and left food, garbage and furniture in the place. PSM let that apt sit there for 3 months even came and out to put an eviction notice on the door. Never cleaned for three months you could see the bugs and roaches crawling around the Windows. I had to call the health dept, the city, the code enforcer and finally the police to get someone to come out and clean that place after the police said it was uninhabitable!!! They threw a bug bomb in it and left without cleaning any of it so our two apartments got infested with everything in that apt!!! My water was shut off 3 months in a row because PSM never paid the bill. Tim and Randall arethe true definition of slum lords!!! Do not rent from them!!! I repeat do not rent from them!!!
