The information submitted by John *** is falseThe Property Management did not reconcile the accounting balance ledgerin addition, on July 6, repairs were performed in my property as the result of damages incurred from prior tenants whom moved out June 30, John *** and Carol *** placed their business associate in my home without my consent on July 6, nor without my witnessing the lease nor signature nor consent nor did they receive *** ** *** *** *** Association approval prior to the tenant's Christopher *** move in.John *** has a record of financial transactions on the ledger and charges on invoices do not have proof of receipts nor payments made by property manager.iI have asked numerous occasions for account reconciliation, proof of tenants' criminal background check and qualifications for placement, credit check and financial status history of tenant and the proof of funds provided whether or not there is a security deposit account or rental funds check was received.***s quit and terminated themselves days after they executed a lease without the written consent of the Owner nor the *** ** *** *** *** Association.Broker *** refuses to send proof of tenant information and he failed to notify owner of lesser execution without my consent as Owner and in violation of the *** *** *** Onsite Administration for condo tenant application approval procedures as per CC& Rs.To date there is no proof of tenants background verification and qualifications, financial history and credit approval, nor proof of payment for rent, nor proof of payment of his utilities, nor proof that a security escrow account was established for the tenant, Christopher ***.Leigh ***Regards,

please be advised I do not owe Mrs *** any money in fact she owes us $which she refuses to payshes has been adivsed numerous times in order to give her a full accounting this amount must be paidthis is in accordance with our property management agreement we have with her that all repairs bills are her responsibility and if not paid by the tenant she has to re inburse my office which she has not done soi just wanted to make it clear to Revdex.com that she owes us and not we ower her any money. sincerelyJOhn ***

we have resolved this complaint by agreeing to re inburse the tenant for the $spent on the AC unit and sent out a tech to repair the refirgerator

I am rejecting this response because: because last time I spoke you said I had a remaining balance after cleaning of almost 700$ and now all of a sudden it's down to I was told I would get that money when my new management team got the keys and you guys didn't want to hand it pver the first time saying I didn't pay the cleaning bills that coming from your *** *** and then he reconfirmed with your as you weee out the office that your company would take it out the deposit and transfer be the rest which I was told was almost 700$ but now all of a sudden is only what *** is that once the last tenant I told you I'm getting rid of you guys and I didn't ask you guys to do any more not even clean he home out or anything so I really didn't even want the house cleaned or carpet cleaned yet you went and idd it anyways so I let that go cause I just wanted my the something you told me I would get and be goneI really want he full deposit cause like I said you guys did not really manage the property well you keep making excuse and for some reason after I told you to only take *** and you said it was impossible the first tenants I have with my new management are a dual *** family if you want this resolved I want full payment of despoil from my last tenant.

you did not tell us you were cancelling until we had already started work on the unit. including turning on utilities, cleaning, carpet cleaning of the rooms not needing replacement, quote on painting and the carpet vendor was scheduled to go out but he was cancelled when I received your notice. we do not sit around waiting for an owner to contact us because getting the home ready is prime importance to us. major issues like painting and carpet replacement we would have had your approval. the unit was not dirty as my cleaner is very professional and does an excellent job. my bookkeeper sent you an statement showing the expenses, the security deposit from the tenant that was transferred into your account and the funds that were drawn off it to pay the vendors and utility co. everything was above board and does warrant the insults you are using against my company as we are very professional in managing properties for our owners. and are dedicated in giving them top service. I explained in the emails and responses to you about the condition and location of your property hinders getting top tenants to live there. we had a lot of good quality people over the years of managing the home but for various reasons they choose to look at other locations[redacted]

I am rejecting this response because: I have photos from my new management showing the place with trash all over and not properly cleaned and you even told me previously I was get over 600$ back and now it's 69.99 magically how is that after I informed you I was letting you go no longer wanted your services and you said I would get at least my 600$ something back you are inconsistent and manage to talk around all the unprossefional service I got I expected my home to managed properly to make me an income not destroy my house and paying the renter to live freely

I have had numerous responses to this nut cake
this is the letter I sent to her today. I will be happy to forward a copy of our property manaement contract with her so you can see proof we have done nothing illegal as she states.

I am tired of your accusations
about our company. I will not turn over any information to Watson Realty until
you send us funds to cover the shortage in your Account. You keep asking for an
accounting but I  cannot give you a full accounting and verify all the
bills are paid until you pay your portion. For having an MBA you sure missed
out on the accounting side and ability to read the print in a contract you
signed with us several years ago,. all the disgusting things you have accused
us of are written in the management contract that you agreed to when you turned
over the management to us. in part –make the unit ready,  market the unit,
find a qualified tenant by checking out credit, financials, landlord etc and
rent to the tenant signing a lease on your behalf consistent with the HOA in
the community which we did. The tenant  was advised at lease signing he
must contact the water co and turn on in his name which he did. He was also
advised he must take a copy of the lease to the office and fill out any
documents which I assume he did. You were advised beforehand about July 1 who
he was and when he was going to move in. You responded to Carol in that email
and did not mention in that email you had to pre approve him etc – all the
things you are now accusing us of. A sign lease was forwarded to you on July 6
for your records. During the month you kept telling you had not received the
lease but you apparently never check your emails for the link. As I had mention
previously our vendors worked over the July 4 weekend making the unit ready for
the new tenant move in and trying to keep your cash flow going consistent with
our policy and procedures. And by the way, the lease was prepared by an
attorney firm in Orlando who does hundreds of leases a month for brokers around
the state so if you have any concerns with the lease I will be happy to put in
touch with the law firm.
 
You were provided move out photos
of the property by my wife of previous tenants and by the way there was no
reason to file a police report as they did not damage the unit maliciously
 and ready photos after the work was completed. There were a few items you
were not happy with in the photos and those items were corrected. when the tenant
move in 97% of the work was complete we just had to send repair men back in the
take care of a few odds and end. During his initial move in we had to call the
home warranty co out to repair plumbing and electrical which were done. Again
this is our responsibility as a property management co and previously agreed to
by you when you turned over the management to us. The former tenant funds were
used to pay for most of the repairs but again there was a shortage which I
expect you to correct. you have been sent an accounting up to date of the funds
spent for repairs and the $310 shortage.
 
In addition, the former tenants
were served a certified letter of our ‘claim on their deposit’ and we have to
wait 30 days according to the law prior to turning them over to a collection
agency. You keep mentioning did we turn them over but we cannot as we have to
follow the law.  The collection agency will charge 40% of what they
collect and the balance will go to you. Unfortunately, we could not delay the
tenant moving in as he had to be out of his unit within the same complex but in
other situations similar to your property we were able to work out the
situation with the new tenant moving in to allow repairs to be complete again
this is part of our responsibility as a professional property management
company. READ YOUR CONTRACT with us.
We have paid all the bills but a
few waiting for you to clear up the account. Once the balance is zero we will
send you an final accounting and any other information you request. Finally if
the matter is not cleared up by July 31 or the end of this week I will ask the
tenant to pay us August rent and take the shortage from the proceeds and send
you the balance. Again consistent with our property management contract with
you. if you do not have a copy let us know and we will forward one to you. we
desire to close out this account as quickly as possible but cannot do so until
we have cooperation on your end so quit sending these nasty emails which do not
make any sense at all and finalize this account so we can both go on with our
business.
If you persist is accusing us we
will send your emails to Watson Realty and any other property management co to
let them know what they are getting in to using managing your property.
We will respond to the Revdex.com in
response to your accusations.
