Florida Coastal has been a life saver to me and my familyWe have used other property management services in Jacksonville and none have been as responsive, knowledgeable or having property owner;s best interest in mind like Florida Coastal [redacted] and his staff do an exceptional job of keeping me informed of any issues with the property or tenant and for that alone, I recommend them for your property management needs

I have had numerous responses to this nut cake this is the letter I sent to her todayi will be happy to forward a copy of our property manaement contract with her so you can see proof we have done nothing illegal as she statesJohn [redacted] Roman"> Mrs [redacted] I am tired of your accusations about our companyI will not turn over any information to Watson Realty until you send us funds to cover the shortage in your AccountYou keep asking for an accounting but I cannot give you a full accounting and verify all the bills are paid until you pay your portionFor having an MBA you sure missed out on the accounting side and ability to read the print in a contract you signed with us several years ago,all the disgusting things you have accused us of are written in the management contract that you agreed to when you turned over the management to usin part –make the unit ready, market the unit, find a qualified tenant by checking out credit, financials, landlord etc and rent to the tenant signing a lease on your behalf consistent with the HOA in the community which we didThe tenant was advised at lease signing he must contact the water co and turn on in his name which he didHe was also advised he must take a copy of the lease to the office and fill out any documents which I assume he didYou were advised beforehand about July who he was and when he was going to move inYou responded to Carol in that email and did not mention in that email you had to pre approve him etc – all the things you are now accusing us ofA sign lease was forwarded to you on July for your recordsDuring the month you kept telling you had not received the lease but you apparently never check your emails for the linkAs I had mention previously our vendors worked over the July weekend making the unit ready for the new tenant move in and trying to keep your cash flow going consistent with our policy and proceduresAnd by the way, the lease was prepared by an attorney firm in Orlando who does hundreds of leases a month for brokers around the state so if you have any concerns with the lease I will be happy to put in touch with the law firm You were provided move out photos of the property by my wife of previous tenants and by the way there was no reason to file a police report as they did not damage the unit maliciously and ready photos after the work was completedThere were a few items you were not happy with in the photos and those items were correctedwhen the tenant move in 97% of the work was complete we just had to send repair men back in the take care of a few odds and endDuring his initial move in we had to call the home warranty co out to repair plumbing and electrical which were doneAgain this is our responsibility as a property management co and previously agreed to by you when you turned over the management to usThe former tenant funds were used to pay for most of the repairs but again there was a shortage which I expect you to correctyou have been sent an accounting up to date of the funds spent for repairs and the $shortage In addition, the former tenants were served a certified letter of our ‘claim on their deposit’ and we have to wait days according to the law prior to turning them over to a collection agencyYou keep mentioning did we turn them over but we cannot as we have to follow the law The collection agency will charge 40% of what they collect and the balance will go to youUnfortunately, we could not delay the tenant moving in as he had to be out of his unit within the same complex but in other situations similar to your property we were able to work out the situation with the new tenant moving in to allow repairs to be complete again this is part of our responsibility as a professional property management companyREAD YOUR CONTRACT with usWe have paid all the bills but a few waiting for you to clear up the accountOnce the balance is zero we will send you an final accounting and any other information you requestFinally if the matter is not cleared up by July or the end of this week I will ask the tenant to pay us August rent and take the shortage from the proceeds and send you the balanceAgain consistent with our property management contract with youif you do not have a copy let us know and we will forward one to youwe desire to close out this account as quickly as possible but cannot do so until we have cooperation on your end so quit sending these nasty emails which do not make any sense at all and finalize this account so we can both go on with our business If you persist is accusing us we will send your emails to Watson Realty and any other property management co to let them know what they are getting in to using managing your propertyWe will respond to the Revdex.com in response to your accusations Please advise us of your intentions v

It was a pain to fire the last management company, but it was definitely worth the hassleI found the best people in Florida to help me outYou always let me kn ow what's going on, and you always do a great job keeping things moving in the right directionYou made my day!

please be advised I do not owe Mrs [redacted] any money in fact she owes us $which she refuses to payshes has been adivsed numerous times in order to give her a full accounting this amount must be paidthis is in accordance with our property management agreement we have with her that all repairs bills are her responsibility and if not paid by the tenant she has to re inburse my office which she has not done soi just wanted to make it clear to Revdex.com that she owes us and not we ower her any money sincerely JOhn [redacted]
