Review: I rented an apartment at Folsom Ranch and the apartment was not rent ready. I have attempted to resolve the issue.

I rented an apartment at FOlsom Ranch. On my move in date, I went to sign the documents and they refused to give me keys or allow me to walk the unit until my roommate signed the lease. Later that day, my roommate went to sign and obtain keys. WHen she went to conduct the move in inspection, she and the leasing representative found the apartment to be dirty and not turned for a new resident. I expressed that I need the apartment to be ready however, they told me that they could not have the apartment cleaned until the following week. I incurred fees for moving expenses and could not wait to change the move in date. The manager called me on Monday and offered me another location. That was not a option for me as I had already registered my utilities, changed my address and prepared to move into the other unit. The other unit that she offered me was at a higher rate and out of my price range. I requested that my monies be returned since I never moved any of my belongings in and the lease was never signed, thus executed by the Landlord. She refused. I have made several calls to resolve this issue but my calls have gone unreturned. They cashed my cashiers check in the amount of $1442 and also are keeping my application fees and holding deposit.Desired Settlement: I am requesting that $1442 plus the $100 holding deposit and $70 application fees be refunded to me at once for a total of $1612

Initial Business Response

Upon walk through of the apartment home on the resident(s) move in day, immediate action was taken and all items were scheduled to be addressed and or rectified within less then 24 hours of the move in. However, per the resident(s) these solutions were denied as they wished to speak with the manager upon her return that following Monday.

On that following Monday several different options were provided to the residents ; conduct the remedies originally scheduled within 24 hours of the move in, relocate to another apartment home within the complex at the same rate and same floor plan or relocate to another one of our neighboring sister communities.

Folsom Ranch has made every effort to rectify the matter and produce positive solutions to any concerns the residents may have had. The residents denied the property the opportunity to take any and all necessary actions within a reasonable time.

Review: I arrived at the location on 8/18/15 at 4:50pm after leaving my job. I asked the leasing agent near the entrance if I can see a apartment viewing for a 2 bedroom apartment. The leasing agent stated " I am not able to show you an apartment due to closing in an hour. However I can go over the prices and floor plan with you." It took her 1 minute to show me the floor plan and point out the prices. When she asked me if I would like to schedule an appointment I declined and left. I returned to my car at 4:57pm. Your leasing office is open till 6pm. The leasing agent had more than enough time to show me and apartment. Both leasing agents were not busy. Although my fiance and I desired to submit an application. We will take our business to another location.Desired Settlement: If you stop showing at 5pm, please post it on your site.

Our intent is always to provide excellent customer service and we sincerely appreciate your feedback letting us know where we fell short of that mark. We do offer tours for walk-ins and appointments up till 30 minutes before our closing time. Unfortunately, there are times when other guests or residents may have previously reserved an appointment time in advance, which takes away from our availability to help walk-in guests. In those instances, we do try to gather some information about what our guests are looking for and see if we can provide them with that one-on-one tour at another time. Again, I do apologize if this came across as anything other than that. I appreciate your suggestion to include the times when touring concludes on our site and will be recommending that we include that information in the future. I would also like to extend a personal apology for how any of this made you feel. I understand you may be looking elsewhere and while you may no longer feel like this would be the home for you, I would still like to offer assistance in providing information for any other communities in the area that may meet your desired needs for your new home.
