BOX [redacted] New Orleans LA 70174 Re: [redacted] Fontaine Management Hillbrook Condominium Association Greetings In February of 2007 I bought a condo located at [redacted]. # [redacted] New Orleans LA 70114. I have lived there for the last seven years. When I purchased the [redacted] I was told that I would be required to pay $134.67 per month condo fee based my owning a one (1) bedroom unit. At the time I thought this was a little high, but I have paid it for the last seven (7) years without fail. In the last seven years I have paid over $11,300.00 dollars to the Hillbrook Condominium Association (Association) which is under the control of Fontaine Management owner [redacted]. This makes me a member in good standing of the Hillbrook Condominium Association.During the seven (7) years I have never received a receipt for any the monies paid to the Association administered by Ms. [redacted]. I have never been to a meeting held by the association. Factually speaking I never been invited to attend a meeting and was never told that there were any meetings or where they are held. I have on a few occasions called the office of Fontaine Management and have been treated in a rude and unprofessional manner by Ms. [redacted]. I have basically ignored all of this until this February when I was forced to call upon Ms. [redacted] for assistance.In late February of this year I had a water intrusion event in the living room of my unit. It appeared to be coming from an outside source so I tried to take care of it myself and considered the problem solved by doing some maintenance on my unit. However this did not solve the problem and the water intrusion became a recurring event. I later decided that the problem had to be coming from [redacted] where no one was living at that time and which may have been abandoned by the owner. Since no one lived there, I had to call Ms. [redacted] and ask for her assistance with this problem.Ms. [redacted] tried to call the owners of [redacted] but their contact information was incorrect so we could not get them to grant access. After couple of days Ms. [redacted] sent out two guys to help find the source of the water intrusion and we entered [redacted]. Our joint investigation mistakenly determined that the source was the bathroom of [redacted] which is directly above [redacted]. Ms. [redacted] gave me the telephone number of Ms. [redacted] who is the owner of [redacted]. She had several guys come out and attempt to find the source of the water intrusion. They were unsuccessful. So Ms. [redacted] sent those same guys out again and they were again unsuccessful. At the conclusion of their final visit I was told by these guys that Ms. [redacted] would send out a plumber. That was the last time I heard anything from Ms. [redacted]. Ms. [redacted] and I found the source of the water intrusion by employing plumber. The reason for the water intrusion was a clogged in the drain line for the washers for [redacted] and [redacted]. Since no one lives in [redacted] the source of the water intrusion was indeed [redacted] but it was not the fault of the owner of [redacted]. My [redacted] incurred damages to my carpet which had to be removed and replaced. The total cost for repairs $1,324.82.When I purchased the condo I was given a set of documents that were called Condo Docs by Ms. [redacted]. As she was very professional during the sale I did not anticipate any problems I glanced at the documents without reading them. Since having the problem with Ms. [redacted] I decided to read these documents to determine what responsibility for the damage of my property fell upon the Hillbrook Condominium Association. Firstly the documents are incomplete and dated. However it appears that there is a provision in the Condo Docs that provides that the Hillbrook Condominium Association pays for the damage and collects the monies from the owner whose negligence caused the problem. I brought this to Ms. [redacted] attention and she did not respond. I have asked for the below listed items without response from Ms. [redacted]:1.A complete copy of the Condo Docs and the agreement between Fontaine Management and the Hillbrook Condominium Association. The copy I have was signed in 1983 between the Hillbrook Condominium Association and Westchester Management Company. 2.Receipts for over seven (7) years of payments to the Hillbrook Condominium Association.3.The date and time of any meetings held by the Hillbrook Condominium Association.4.The contact information of the members of the Board of Directors of the Hillbrook Condominium Association.I have asked for the above several times and my requests have been ignored, however my checks are cashed every month. Certainly this is not the way business is conducted. It is contrary all that fair business practices stand for therefore I seek the help of the Revdex.com of Greater New Orleans.
