minimum requirement; we look at all of the applicants’ rental history but require that they have at least three years. It also states "all application fees are non-refundable". As for our application process, we use the company [redacted] for background checks on all applicants. We provide the applicants current address (as well as all of their known previous addresses), drivers license number, social security number and date of birth. We are then given a report with their criminal history (including evictions), credit score, any debts they may have and any collections that were filed against them. As stated in the compliant, we already had other applications. Once the background report came back we presented all of the applications to the owner, they chose another application. [redacted] did call [redacted] to let her know that another application was chosen, she did not say they were denied but did inform them of the report results (and offered to provide a copy of the report) since there was information in the report that was not included on their application. There were collections from a previous landlord (you must provide a person’s social security number for collections to be reported to credit agencies) and three previous evictions. The application that was approved did not have any evictions or collections. We collect as much information as possible and present the applications to the owner. If [redacted] has incorrect information on her background report, we are unable to change that information and recommend she contact the agencies/companies who reported it for it to be corrected, which is why we offered to give her a copy.
