The contractor hired by the homeowner is not a handy man- This is not my opinion, I simply pointed out that the Virginia Department of Professional and Occupational Regulation records show that the contractor that was hired to evaluate my work does not possess a Class A contractor's licenseHe is only licensed in Virginia to perform small jobs and repairs He mentions that he wished more people that bought homes from me would have reported their problems to the Revdex.com- I've never had an issue that wasn't resolved to both parties satisfaction until this homeowner States that I yelled at his wife while he was at work- I never disrespected or raised my voice to his wife, and she knows thatI even suggested that her and I wait until he was present to discuss any issues He's correct in saying that he and I arguedHe and IHe was continuing his attempt to bully me into paying for his sheetrock man's billIn the homeowner's first response to me (not his original complaint), he states, "Forbes agreed there was still work to be done before it was paint readyHe noted the kitchen ceiling in particular," (this was the recessed light that was repaired but needed to be sponged once more), "as well as a vertical crack above the master bathroom door and nail pops along the ceiling," (this was the seam that I pointed out to them that they hadn't even noticed)That's proof that the house did not need $worth of additional sheetrock workPreviously, his wife even told him (in front of me while he was sitting at the island) that I was not responsible for the $billI'm sorry for my part in the argumentI'm disappointed in myself for not handling the situation differently He also stated that he needs five more gallons of paint for his ceiling (which I painted twice)-My painter left the remaining bucket of paint there after he repainted the ceilingMy painter showed up to repaint the ceiling (yet again and even after his wife said it looked great the first time) with the paint that he left thereThe paint that was left was the specific color and lot # used on that houseWe don't carry that color around on our trucks waiting for a touch-upWhy would the painter show up to paint if he didn't leave enough paint for himself to do the job? #ID***. The homeowner did purchase one of my homes last MayAs is standard with my homes, he received a one year warrantyContrary to his complaint, I have been in constant communication with him for the entire year through countless phone calls, texts, emails and personal visits.
The homeowner called with concerns about his sheetrockI visited his home and discovered several nail pops and corner beads starting to crackThis is typical during the first winter a new home goes throughThe gas heat lowers the humidity levels during the cold months causing shrinking in caulked and some drywallareasI also noticed that, against my advice, he had repainted the majority of his house before we were allowed to do drywall repairs. I told the homeowner to mark any areas of concern and we would schedule the repairThe markings were to help eliminate missed spots and more inconvenient visits to make repairs. The homeowner agreed but called me a couple of days later and wanted the repairs done soonerI agreed and rescheduled the tech
The technician went through the entire house and touched up spots that needed to be doneOne spot was over a bedThe bed was covered with plastic by the homeownersInstead of disrupting their furniture arrangement, the tech stood on the bed covered with plastic without shoes and made the repair. I was called by the homeowner and made a personal visit to discuss the matterI was told that the tech stepped on their bed and left dust all over everything in the houseI apologized for the tech stepping on the plastic covered bed and explained that we never sand a house on a touch upWe only wet sponge repairsThis process does not create dust because everything that touches the sheetrock is dampI let them know that I would talk to the tech about his etiquette
Upon my inspection of the entire house, I pointed out two areas that needed to be sponged a little more in the kitchen ceiling and a seam starting to appear near the bath door. No other areas were mentioned by thehomeowner. I told the homeowner that I would get the tech back to make the correctionsI was told that he was not welcome anymore and they wanted a different person to come in to do the three thingsI let them know that I don't have a list of sheetrock repair guysI'm loyal to my subs and I have one sheetrock company that I useThe homeowner said that he wanted to get his own sheetrock man to go through the house and just send me the billI told him that wasn't the way you do businessMy sheetrock man was responsible to correct the issuesI tried to explain to the homeowner (who's in the automotive business) that if I brought my car to his company for them to make a repair, what would they do if I wasn't happy with the workHe said they'd fix it againI asked him what he'd say if I wanted to take my car to a different mechanic shop to make repairs to my satisfaction and just send him the billOf course he wouldn't allow that because that's not the way you do business
I was told approximately hours after I left that inspection visit that all of the sheetrock repairs that were made by my technician began to split openI've never heard of such a thing happeningThe homeowner got his drywall friend to come over and go through the house making repairs anyway and he said he charged him $The homeowner told me that I had to pay that bill for his friends' work
The homeowner called me and wanted me to send the painter over to prime and paint the entire houseI told him that I wasn't responsible for completely repainting his entire houseI would repaint the spots that we touched up with joint compoundThrough a few discussions, we agreed that I would prime the spots that were corrected, touch up the ceilings in the open family area and they would repaint everything else themselves
When I showed up with the painter to do the ceiling and prime the wall spots, I was flooredI had never seen so many repairs in my lifeRemembering my personal inspection of their whole house with them present prior to their sheetrock friend coming over, I told her that this was not what we agreed onAs I said before, there were three spots that were mentioned at my previous visit that needed to be redoneI was looking at literally hundreds! I told the lady of the house, who was home alone, that I'd be glad to come back when the husband was home from out of town work and discuss this with himI didn't want her to feel uncomfortable discussing this without him thereShe said, "just do whatever you're going to doI know how my husband feels and we just want it done." I let the painters come in and paint the ceilings in the open family areaWhen the painter was finished, she told him that everything looked great
When her husband came home, he texted me and said to get back over there and finish the jobI explained to him that his sheetrock friend had touched up hundreds of spots that were never mentioned by them on the two previous walk through inspections with meAgain, after a few discussions, I agreed to come back and paint his ceiling AGAINRemember, his wife had told the painter that everything looked good when he left
The painter showed up to repaint the ceiling and he and the homeowner had a disagreementI wasn't there so I can't speak to what exactly happenedI received a phone call from the homeowner basically saying that the painter wasn't welcome in his home anymoreI told the homeowner that I don't have a fleet of subs that I can continue to send until he finds one that he gets along withI suggested that I pay him what I was going to pay the painter which was $for one day of work, which is how long it was going to takeThehomeowner agreed and I brought him a check
It was then that he told me that he needed more paintI said the painter looked at the paint that I had left when he tried to paint the other dayThe painter said it was more than enough to do the ceilingI took his word because he's been painting for yearsThe homeowner wanted more paint for the ceilings, the doors (which his handy man said needed to be repainted), trim paint and a tube of caulkI brought him all the items that he requestedHe said, "what about my ceiling paint?" I told him that I had already given him $500, left enough ceiling paint, door paint, trim paint and caulkThe homeowner is now saying that he has an estimate for $and needs five more gallons of paint for the ceiling. How can he be upset when he agreed to take my money
The homeowner hired a handy man to inspect the houseI'm not sure of his credentials but perhaps thehomeowner knows him too and trusts his judgmentBelow are the remaining items per the handy man
As far as the items still needing repair:
#1- bulge and dip in master doorway.I already sent a carpenter over to check the joists under the house and the floor systemWe found all joists level and even showed the homeowner a picture of the level joistsThe dip seems to be a carpet padding issue which is scheduled for repair on Tuesday, 5/
#2- 1,feet of flooring needs to be replaced. The homeowner was complaining of separation in hishardwood flooringI personally went over to look at the issueThe only area that was an issue in my opinion (and later confirmed by *** Floors) was one spot in the foyer
*** Floors has been in the business for yearsI had them go by and look at the area. *** explained that hardwood expands and contracts with moisture levels in the airThe home owner and his handy man disagree with us that wood expands and contracts, which is why I question his credentials. *** said we had just come out of winter and that his house was extremely dryThe hardwood floor industry recommends 30-50% humidity in a home for the hardwood floorsHis house was measuring in the 10-15% range. ***advised him to wait a few months and let the natural humidity levels increase so we can see how the floor will respondAt that point, we'd remove the board and replace it with a tighter fitting boardThen we'd sand and stain to blend. *** stated that if we make a repair now, when the wood expands from moisture in the air, it could cause the rest of the floor to buckle because it would be too tight at the jointsThe homeownerdidn't accept that suggestion
He also didn't accept the type of repair that *** recommended performing. The homeowner wants his entire house of hardwood flooring pulled up and thrown awayThen, he wants brand new hardwoodinstalled, sanded and finishedI tried to explain that the only spot that possibly would need a repair was the one board in the foyerHe insisted I pull up every board of hardwood and that he gets brand new hardwoodeverywhereI went back to the car industry to try to explain it betterIf I bought a new car from yourdealership and found a door ding on one door, I'm sure the dealer would repair the dingHowever, they wouldn't remove all of the metal from the car, throw it away and install new metal on the whole car just to repair the door dingThey'd make the repair at the spot on the door
My "so called engineer" that the homeowner mentions has a masters degree in Engineering from the *** *** *** and has been in the field for over yearsHe was sent to look at the house and investigate the plan design, not to put a level on anything as the homeowner statesThe homeowner had already seen pictures from under the house that proved joists were level and personally witnessed the carpenter (of years) show him that the interior floor was level too
#driveway replacement needed.Homeowners handyman agreed with him that I need to replace a 10'x12' section of driveway that has crackedI agree that a certain amount of driveway needs to be replacedI want my professional asphalt man to inspect the drive and give his expert opinion of what needs to be repairedIf it's 5'x5' or 20'x20', I'll make repairs per his recommendationI expressed to the homeowner that I want to make this repair the right wayWe had an extremely wet winter and I want the ground to be at least somewhat dry prior to the repairHe agreed and it's scheduled for 5/

The homeowner insinuates in his original letter that he was mislead about the quality of his home in spite of telling me and my subs, on numerous occasions, how great his house has been, how much better his house is built than others in the neighborhood where a track builder has set up and how much his electric bill has dropped since he's lived thereI feel that I need to reiterate some of the standard items he received. Engineered, continuous footers using reinforced concrete (not fly ash), pier spans that are half of what the County code requires, 3/4" tongue and groove Advantec subflooring that comes with a year limited warranty, wood sheathing in exterior walls, blocking between studs on interior walls, full garage insulation, custom wood cabinets, granite, hardwood floors, ceramic tile, upgraded carpet and padding, dual fuel HVAC system, stick built to ensure you can utilize every possible square foot of your home, screwed and glued USG sheetrock, extra television jacks, extra receptacles and all of the bedrooms and family room wired for ceiling fans are a few of the many extras you get when you buy a home from meI also use the same quality subs on every jobI don't pit companies against each other to receive the lowest bid for workBut, even with all of that, you still get people that try to take advantage of you
I'll address their unresolved issues:
Master floor still has dip problem- After several failed scheduling attempts, we went by and pulled carpet only to find nothing wrong, no dip! We had established in a previous visit the joist were level and, as I mentioned before, I use one of the strongest, most durable subflooring products available, AdvantecAlso, all joist are 2"x10", my spans are far less than County Code requirements. There was a floor joint about 18" away from where the home owner was complaining of the "dip" so we put a couple of nails there to make him happy. The tech on site even concluded there was no issue. We installed a new section of 8# padding where we inspected and reinstalled carpetThe homeowner was happyAgain, we changed nothing!
Tub and shower grout not repaired- This was brought up later in the year and I'll be more than happy to caulk the line in front of his tub
Wood floor gaps and bow issue- The wood floor gaps have been resolvedI explained to the homeowner months ago that per hardwood floor industry standards, humidity levels should be in the 30-50% range in a homeThe homeowner had humidity levels of 10-15% when *** Floors inspected the siteLet me clarify, *** has no reason to falsify any claims or issues as liability would be a builder responsibilityI realize that the homeowner and handyman disagree with the fact that wood expands and contracts with humidity levels, but this is a proven factYou simply can not dry out your house to those levels and not have issues. *** floors has been in the industry for years, they inspected the floor and determined it was a humidity issue, not an installation issueAgain, *** has no liability in this issueThey even sent a letter to the homeownerThe homeowner also called me earlier and said that he could see the subfloor between the boardsI told him that was impossibleHe told me that he used to install hardwood floors and he knowsI explained to him that there's underlayment paper under every piece of hardwood that's black in colorIf a board would separate enough to expose the subfloor, he'd be seeing the black paperHe saw the side edge of the board which is obviously going to be apparent when you dry out your house to 10-15%
When I visited the home to address unresolved item #1, the first thing that I noticed was a blanket across the hardwood where the homeowner had an issueI was confused because there was no work being performed at the houseThere was no reason to have the floor covered in that one spotI moved the blanket to inspect the area (now that humidity levels are at levels in his home) and the hardwood had completely closed back togetherI asked the homeowner if he had made a repair and he said, "no, it closed up on its own." That was exactly what I had been trying to convey to him for monthsBut doesn't it seem odd to have a blanket down covering only this area, this ONE spot? Remember in the previous response the homeowner had demanded I remove all of his hardwood and replace itWouldn't it weaken his case of needing an entire house of new hardwood flooring if the floors that were there were fine?
As far as the bow issue that he mentions, I will be glad to have an engineer re-inspect the floorI never avoided that, what I disagreed to was his attempt to bully me into tearing out the entire house of hardwood flooring and install all new hardwood
Aggregate walk way still needs sealer tint- There was a discoloration in one spot on his sidewalkI'm not sure how it got there, it looks like someone spilled somethingI already acid washed and resealed this months agoThe homeowner still isn't satisfied. For some reason, the homeowner has decided that he wants his entire sidewalk tinted a different color. I agreed to tint the sidewalk just to make him happyHe has hired my concrete man ( I'll refer to him as Jay) that installed, acid washed and resealed the walk to do work for him in his backyard since he's lived thereJay has family that lives next door to the homeownerThe homeowner visits Jay when he's next door frequently. The homeowner has made clear to the professional concrete company exactly how to repair his sidewalk. All I did was agree to pay the bill to have his ENTIRE sidewalk tinted to his new choice of color
Drywall repair in master closet not done- I return during the first year to make adjustments and touch up areas in the homeMost homeowners prefer to use this touch up near the end of the first year. I sent the sheetrock man by there two times to address any spots where they had a concernThey never mentioned the closet either timeIn addition to two previous walks, I went to the house on Sunday, 3/9 and spent two hours with the homeownersWe walked the entire house together and the closet wasn't mentioned then either. They hired their friend to come by and basically gave him a blank check to work (expecting to make me pay the bill) and he didn't see it either
Paint and painter reimbursement- The homeowner and I had an agreement for me to prime the areas where we touched up the sheetrock. The homeowner had their sheetrock friend come in between that agreement and my painter showing up to primeThe agreement was that I'd prime the touch-ups that we made, not what their sheetrock friend ended up doingHe added hundreds of spots that were never mentioned on my two previous walks or the two hour visit on Sunday, 3/When the painter and I entered the home and saw the extensive "damage" their sheetrock friend had done, I talked to the wife and said that wasn't our agreementThe homeowner was out of town but his wife and I agreed to paint the ceiling of the main living area and she would do the walls. No one was trying to "get off the hook." I asked the painter to wait outside so the homeowners' wife didn't feel like she was being ganged up on while her and I spokeI even suggested that I come back when her husband returned and she said, "I already know how he feels, just do what you were gonna do."
I received a text from her husband a few days later demanding that I come back and finish the job. He was literally trying to get me to prime and repaint their entire house, every room! That's not what a one year touch up is aboutIt's a touch upIt's intent is not to change the paint colors in your homeRemember, I walked the house twice and sent the sheetrock man by twiceI then returned on Sunday, 3/9 and spent two hours there walking the house again with both homeownersThe ONLY spots that were mentioned were the recessed light in the kitchen ceiling that had been repaired but needed to be sponged one more time and the spot in the master bath/bedroom that I noticed, they didn't even notice itIf those were the only spots that were mentioned on 3/9, why did their sheetrock man have to come in after that and touch up hundreds of spots in every room? Areas that we never touched and were never mentioned on three prior inspections. The homeowner said the spots that we touched up opened up right after my inspection on 3/They mention vertical cracks (plural), there was one in the family room that was repairedI find it odd that every spot that we repaired malfunctioned immediately after my inspection with the homeownerThey also mentioned that I wouldn't come by and look at their issuesI'd already been by there and performed a walk thru twice and a third visit after that on 3/I was going to go by yet again but they said they had a friend they were going to use anyway and he wanted $to touch up the houseThe same house that we had already determined only had two spots, the recessed light and master that I noticedThe homeowner demanded that I agree to his deal and pay the $I didn't agree to use their friend and pay his ridiculous priceI wanted to get my guys to do the jobThe homeowner took it upon himself to let his friend come by anywayThis wasn't because I wouldn't come by again, they insisted that I use their friendI wasn't informed when their guy showed up so I can't speak to their timeline they wrote downJust because someone writes it down doesn't make it true
After our discussions about what I'd touch up, the home owner mentioned me painting two roomsAs I said before, we can't come back and repaint entire rooms because you want a new colorIf there's sheetrock touch ups, then we touch up the paint in those areasThe wife of the homeowner and I agreed for me to touch up the ceiling in the main living areasWe did that (we also ended up touching up those two rooms).The homeowner still insisted that I come back and prime and repaint the rest of his house (in a different color than the original color)After texts and phone calls, the homeowner said he'd settle with me putting another coat of paint on his ceilingThis would be in addition to the last coat I did a few weeks prior, which his wife told the painters that everything looked great before they leftI agreed and sent the painters back
There was a disagreement with the homeowner and the painter upon his arrivalAs I said before, I wasn't there when the painter arrivedI never said that we don't cover things when we paintAs the homeowner states, I even wrote on a punch list that I would reiterate covering his possessions to the painterThe homeowner said that I claim ignorance as to what happenedI wasn't there! Yes, I received a call from the homeowner after the disagreementI also received a call from the painterThey both had different storiesI tried to stay neutral since I wasn't thereI offered the homeowner the money that I was going to pay the painter for the day of laborI get charged $per day of laborI have bills to prove itIt's apparent to me that the homeowner will never be satisfied so I offered him $so he can hire another friend to paint his ceiling (that would make three times)The homeowner quickly accepted and asked me when I can bring him his moneyI brought it over the next dayThe homeowner now claims that he can't find anyone to do the job and he needs $more plus $for paintMore than enough paint was left at the houseI can't help that he's been unable to find someone to work for himHe accepted the offer that was presented to him
The homeowner also wants me to reimburse him $(this was originally $2200) for sheetrock repairsHe took it upon himself to hire someoneI walked the house three times and none of the touch ups that his guy made were mentionedWhen I was at the house after his guy made repairs, he brought up that I should pay him the $His own wife said, "no, he doesn't owe us that." You then said to her, "what do you mean? Well, ok, then." Your own wife said that I didn't owe you that money!
As far as their neighbors' issue, I did sell a house to a couple in their neighborhoodI gave them the same yearly touch upI never received a phone call that there was any problem after the one year touch upNot one!

Reimbursement of $for drywall repairs- The homeowner has tried to get me to pay his friend to do drywall repairs from early on in this processThe $is the same bill that was originally supposed to be $explained in #I tried to send my repair guys back but the homeowner refused and demanded that he use his friend and I pay the billWe had already established on the last of three visits that only two spots needed minor touch upsWhy $2200? Why $1500?

There's no tactic to wear down homeowners to run out the clockThat's absurd! Once a legitimate issue has been documented, the builder is required to make a reasonable attempt to correct the issue
The letter from *** Floors- *** advised the homeowner not to make repairs to correct any minor cracks between boards with the humidity levels in their home far lower than recommended at 10-15%The homeowner demanded we make a repair anyway*** simply said they would make any repairs the homeowner wanted but couldn't warranty the repair due to the conditions present at the time. It was explained that the repair would have tightened the floor while the boards are contractedWhen the humidity levels adjusted to a level, the boards would have expanded causing the floors to buckle, possibly in numerous placesGiven the fact that the homeowner tried to hide the results of waiting a few weeks by covering that spot with a blanket should confirm that *** was rightI can't explain the homeowners' comment about "not very comforting." A professional floor company with years in the business (and no liability in this case) advises against doing something at a particular time would cause me to reevaluate my stand
The professional carpenter showing a picture of the joists without a level- This is simply not true, I saw the pictures myself and they're still available
Bow and 1" variance- Don't know what the homeowner is referring to with the 1" varianceThe 33' 11" spot he's talking about was well within industry standards and is nonexistent now that humidity is at levels in his home
5.His handyman who comes highly recommended- The "Handyman" does not posses a Class A contractors licenseReports from the Virginia Department of Professional and Occupational Regulation (DPOR) show that he's only licensed to perform small jobs and repairsIronically, his inspection report matched exactly, and to the square foot, of what the homeowner was demanding I fix in every case
Why does the builder have a scheduled date to come back- I had a scheduled date to come back, yet again, to try to satisfy his concernsAs I addressed in issue #1, The homeowner was complaining about a dip at his master doorWe pulled back the carpet and found nothing wrongWe even showed the homeowner, who took off his shoes and pranced around the "area" only to find nothing to complain aboutHe said, "it seems fine," after we changed nothing!
I'm at a lossI've never in my career had such problems with a homeowner. I'm a small builder and all I have is my nameI feel that in an attempt to get more out of someone, my name has been smearedI'm willing to do what ever I can reasonably be expected to doThe part that isn't fair is that no matter how much I have given, my reputation now has been tarnishedThe homeowners will walk into the sunset taking as much as they can get

The paint that was left was the specific color and lot # used on that house. We don't carry that color around on our trucks waiting for a touch-up. Why would the painter show up to paint if he didn't leave enough paint for himself to do the job?
Sad that he spent $342,000 on his home and have a builder on two occasions yell at them-  Homeowner and I argued once as explained above and I apologized for my part.
The homeowner's last response is in no way a productive attempt to resolve any issues. It is simply an angry rant full of personal attacks and slander.

Review: Date May 15, 2014To whom it may concern at the Revdex.com,Hello this is [redacted] & [redacted]; we are in need of your assistance. We purchased our new home on May 14, 2013. Before we purchased the home we met with the builder [redacted] Forbes DBA Forbes Homes LLC. [redacted] let us know he was custom builder and that he had several extra and better qualities then your typical stick home. After meeting with [redacted] we believed his story and purchased the home. We were told by [redacted] we would have a one warranty on any items needing repaired or replaced. [redacted] over this past year has taken care of some of the small issues, but avoids replacing or fixing the major and some additional minor issues. We have made several phone calls, emails & texts trying to get the final repairs resolved to no avail. Effective today May 15, 2014 the year has now expired. We still need repairs to be completed. One of the major issues was cracks and nail pops in drywall in the home. When the workers came we asked please move any furniture and cover as needed. They said ok. Next day reviewing the work one of the workers [redacted] had walked on our guest bed to do the ceiling repairs in the guest room. I had asked his assistant who did it and was told [redacted]. After two days they stated they were done. When still several areas still needed repaired. Within 48 hours the work they did was cracking again. We told the builder to get another crew. [redacted] said I dont have multiply dry Waller since we did not want [redacted] to come do the work again. We told [redacted] we need another crew. After being told it was up to building standards we hired a contractor [redacted] renovations to inspect the home. After his findings on the drywall issue he stated not ready to paint and we should find a different drywall company. We shared the information with [redacted] and he stated he was done. We then spent $1500 in labor plus materials to get the home drywall repair done properly. Builder refused to pay any of the repairs. We can provide a copy of the inspection on all the problems found upon your request. On May 9, 2014 the painter [redacted] came to paint the additional items the builder wrote down on our final walk through list. The builder told us to reiterate the covering of the floor furniture and cupboard ect. That makes since to cover everything when the ceilings were going to be painter right? Well [redacted] the painter was offended when I asked him to cover the cupboards with plastic and told me Im not jumping through hoops for you and am here to paint only. I stated we need the areas where you will be painting to be covered. [redacted] stated he wasnt doing that. I said items need to be covered when painting. [redacted] said I know youve had problems with the builder but Im not doing the covering. I said I guess youre not painting today then. [redacted] the painter said nope. I said okay then good bye, I then called the builder [redacted] and told him what just happened. [redacted] called back and stated as he did about the dry wall company, I dont have a fleet of painters [redacted] is my painter. I said after the way I was just treated hes not welcome back. So the [redacted] offered to pay us $500 for a painter and paint. I told [redacted] we need paint and I had no idea what a painter would cost to do the job. [redacted] stated he was going to pay [redacted] $ 500 for the job. Being everything with this purchase has been difficult to deal with this builder I said ok but would need paint. I also told [redacted] there was only about one and half gallons of ceiling paint left and would need at least five gallons to do the job. Well [redacted] shows up on Saturday with one pint of door paint, one half gallon of trim paint and a tube of white caulk. No sanded caulk for shower and tube areas. And no ceiling paint. Again I told [redacted] thats not enough ceiling paint. He said well thats what my painter was going to use and proceeded to leave. We now have an estimate of $1200 dollars to complete the work and need to buy 5 gallons of ceiling paint as well. Items still needing repaired or replaced that Forbes Homes agreed to and the paint cost we are disputing;1.Bulge and dip in master bedroom door way. Per [redacted] Renovations contractor, examine sub floor beneath the pad and carpet and if needed structure below bulge area. Need dip in floor repaired.2.Wood Flooring approximate 1023 square feet needs replace.Per [redacted] Renovations contractor comments; abnormal expansion/contraction gaps in wood flooring. Expansion gaps in wood flooring have areas wide enough to reveal tongue and groove and leaving Sharpe edges exposed. (Predominately in three main areas) appearing at 12 foot intervals consistent with the beam locations. Length of gap at formal dining area extending to master bedroom 33 ft 11in. length of gap at center of great room extending toward kitchen 20 ft 8 in. length of gap in kitchen 4 ft. length of of 3rd gap in breakfast area 12 ft 1 in. also secondary gap in front of hall closet. Main living space flooring is out of level 1 inch. Substantial bulging in 12 foot intervals where floors are splitting. Recommend engineer to insure there is no possibility this reoccurs. (Builder did send out so called engineer he walked in the inside of the home and took pictures. Never put a level to anything or go under the home. Builder told us nothing found. We never got a report and the floors still split and not level.) We would like a third party engineer not friends with [redacted] Forbes to inspect our home at builders expense. Waves in flooring every 12 feet not normal. Flooring needs replaced by [redacted] flooring3.Driveway replacement needed.Per [redacted] Renovations contractor comments; 12 ft by 10 ft damaged asphalt also trip hazardDesired Settlement: Builder to repair and replace items still not complete. as listed in memo.
