Faultily installed balcony floor that caused ceiling water damage and failed to honor warranty to repair it by ForeverHome LLC.My wife and I purchased our home from Forever Home located at [redacted] back in June 2012. The home is one of the S. Maria floor plans and it has a front porch with a second floor balcony. There was something wrong with the balcony floor from day one. The problem is it was faultily installed with grading towards the house, and if it rained, there would be standing water on the floor. We reported the problem to the on-site manager, [redacted] for the one-month inspection and he responded this was not a warranty issue. Instead, he insisted this was a homeowner maintenance responsibility and advised us to "simply take a broom and sweep that water away" each time after it rained.We were appalled and offended by the response and continued to pursued a solution at the 6-month inspection, [redacted] said he spoke to the higher-ups and nothing could be done. Eventually he left and [redacted] replaced him. During the 11-month inspection in June 2013, he brought in a framer/roofer and looked at the issue. [redacted] and the framer were able to saw the standing water in person as it just rained a day before, and they admitted this could be an installation issue. He promised he'd send a proposal to his higher-ups to rectify the situation. We waited, but in a couple of months, [redacted] was gone and we never got a response from him.I continued to open tickets and called the on-site substitute manager(s), and all communications were ignored. Then [redacted] came in later in 2013 and at first, he refused to see this as an issue just like [redacted] However, after a few months, he changed his mind and agreed to take a look. Between June and August, 2014, we met a few times and he even took pictures and promised to come back with a solution. He asked [redacted] roofing to come in and fix the issue on Aug 12, 2014. So I waited the whole morning and they did take a look and then disappeared. Literally, they didn't say goodbye and were gone.At that point, the front porch ceiling had started to show signs of leaking water from the second floor and was peeling. I took several pictures and sent them to [redacted] He had agreed to ask the roofing company to come in twice but they never showed up. Our final communication was in February, 2015, after I asked him for a solution via text, he simply responded that he's sick and couldn't talk.As the front porch ceiling has deteriorated, I had asked a couple of contractors to come in and give me estimates. Both of them said the construction was faulty and the floor was tilted. They were concerned the water damage might not be limited to just the floor and the ceiling, that it might actually spread to the main building already. If this issue is not rectified right away, the whole balcony may collapse and result in other major damages. So at this point, we do not even dare stand on the balcony.I reported the problem again by sending an email to the top management of ForeverHome LLC including [redacted], and [redacted]. [redacted] Director of Customer Relations and Quality Control @ XXX-XXX-XXXX, promised on March 18, 2015 to fix the issue. He asked [redacted] from [redacted] Property to do the repair job. On Mar. 31, the day [redacted] was scheduled to perform the job, he informed me ForeverHome did not pay them and they were in a billing dispute. I emailed and called [redacted] and were told things would be straightened out in a few days on Apr. 3. Since then, [redacted] simply disappeared and failed to response to me three times, including one today, May 4, 2015.This leaves me no choice to report it to Revdex.com and pursue additional actions.Desired SettlementForeverHome should repair the faulty balcony floor and the damaged ceiling below to my satisfaction within a reasonable time frame.Business Response /[redacted]/We inspected this issue and Foreverhome is committed to address the front porch leak under warranty. Due to reorganization of our management during the month of May, we will resume all warranty work starting June 1st 2015. After waiting 3 years and another 2 weeks after our complaint to Revdex.com, ForeverHome LLC still has not contacted us to repair the faulty installed balcony floor. In response to our complaint, they stated "we will resume all warranty work starting June 1st 2015", but so far they have NOT taken any actions.

AC broken under ForeverHome 2 year warranty. ForeverHome said they would reimburse the cost to fix, but I never receive any response or check after.I purchased a new house built by ForeverHome at 3/20/2014. At 6/15/2015, my basement AC was broken. I issue a ticket through ForeverHome system, and email ForeverHome. I got a response saying:" You will need to call an AC vendor and have them fix your unit and pay them directly. Once you get the invoice send it to me and I will forward it to our accounting department and they will issue you a check to be mailed out." I sent the invoice ($135) to ForeverHome at 6/16/2015. But I never receive any check. I emailed ForeverHome so many time, no response at all. Desired SettlementForeverHome should reimburse me $135 for the cost of fixing AC.

I moved into my home in November 2013. During the spring of 2014, FH returned to my home to remove paint from the front porch stones. The end result was unacceptable and I requested that FH replace the stones. The stones were replaced but, in the process of removing and replacing the stone, they damaged the siding. It took a few months before someone returned to replace the damaged siding. The replacement work was sloppy and unprofessional. I received a message in December inquiring as to whether I had any exterior paint and if I could leave it outside. I advised the FH rep that, in addition to paint, the siding needed to be re-sealed. I have sent several requests over the past six weeks or so requesting that FH send someone to my home to finish the work that was started a year ago. To date no one (I was told [redacted] is my new contact person) has contacted me. I am tired of waiting and will have to finish the project myself.
Also . . . the sod FH installed in November 2013 is dead. The sod was stored for weeks on my lot during construction, rolled up on a pallet, not watered or otherwise cared for. My lawn didn't grow last year (XXXX). I suspected it was dead but decided to give it another year. It is brown again this year and obviously dead. I am going to have to pay to have the lawn re-sodded.
I am extremely unhappy with FH and would never recommend them. My advice to anyone considering purchasing from them is to stay away.","neg-1

I have tried to contact someone numerous times about my house and they have failed to contact me and do the necessary repairs. I filed a repair for my 1 year warranty in December of 2012. Since then someone has came out to try to resolve the problem with my master bedroom's temperature being colder then the rest of the house. The repairs that they did, did not solve the problem and I have been trying to contact them to schedule dates to come out and no one has contacted me back. I spoke with the head of warranty in November and he acknowledge the issue and said he would schedule to come out and get the problem solved. It's now January and after numerous calls, texts and voicemails, they have failed to contact me with any information. Desired SettlementI am seeking for someone to resolve my issue in a timely manner. Business Response /[redacted]/On 01/09/2013 we had a service request from the homeowner about this issue. We had scheduled our HVAC trades on 02/07/2013 to inspect and perform a temperature test in the home. The difference in the temperature between multiple rooms in the home was 5 degrees. National construction standards in room temperature difference can vary up to 7-8 degrees,depending on the home lay out. Even though it was not considered a warranted item by FH warranty policy, ForeverHome pulled up carpet along exteriors walls in the master and right rear bedroom. Applied insulating foam to the bottom plate and sub floor area. Re-installed carpet. We had our HVAC vendor perform another temperature test upon completion of the work and it was bellow 4 degrees, which is well within construction standards. During the same service appointment, our HVAC vendor performed a complimentary air flow adjustment for the homeowner. Our customer service survey returned by the homeowner at time of service, was completed with ONLY positive remarks from the homeowner for the service performed by FH and its vendors, and we would be more than happy to supply a copy of above mentioned survey.We are ready willing and able to meet with the buyer and re-test the performance of the HVAC to meet or exceed industry standards Final Consumer Response /[redacted]/The ticket was created 12/12/2012 Ticket Number MeAtTu-C21-L0026-TXXXX-XXXXXXXX. On the survey I filled out on this ticket every answer was dissatisfied. No request was ever submitted on the day they stated above. With the thermostat set to 75, the rooms temperature has fell as low as 58 degrees. He did pull back the carpet and spray foam but didn't allow the foam to dry before putting carpet back so the foam didn't do its job. I notified Shawn that I was still having the issue. The havac supervisor [redacted], came out more than 3 times and stated that it wasn't a havac problem. While he was here he used his thermal imaging camera and showed [redacted] that there was a lot of air infiltration. [redacted] said he wasn't sure what to do and would have to contact [redacted] to see if they can figure out a solution. I never heard back from anyone and around that time it was the end of winter. Since the temperature warmed up outside, I had to wait until the following to see if I had the same problem. Now that it is winter again, I still have the same problem. This is when I decided to contact [redacted] myself. He advised me to contact the havac supervisor to schedule an appointment and notify him what date so they all can come out the same day. I contacted the havac supervisor around the 20th of November and he said he would contact [redacted] himself to see when he was available. I didn't hear anything for 2 weeks so I called and texted [redacted] on December 3rd and he texted me back saying they was going to formulate a plan of action and schedule when we could meet at my house that week. I told him I would be available the following day and rest of the week in the afternoons. I haven't heard from him or anyone else since that day. I have called numerous times, left voicemails and text messages, and still no replies. I have texts and call logs saved and will be willing to provide them. Results of the air flow test are well within HVAC industry standards. At time of testing, our vendor observed and documented usage of extra dense filters in the HVAC units, which are not normal filters recommended by HVAC manufacturing industry. We advised homeowner to remove these filters and use standard HVAC filters according to manufacturing recommendations.Homeowner concern is still the humidity level in the home.Our warranty program does not warrant any specific percentage of humidity in any home, since it is greatly affected by the lifestyle in the home. As a homeowner delight gesture we offered the homeowner to perform a humidity testing by a third party company, [redacted] in the home, and compare results to industry standards. Testing will be performed within the next 10 days and will provide homeowner with written results.Consumer Response /[redacted]/(The consumer indicated he/she DID NOT accept the response from the business.)During the inspection the guy said we have a lot of air infiltration and the hvac system needs to be balanced. Once again during the winter my bedroom is cold and during the summer time it is very humid and over 70%. They keep coming out to do test and to look at the problem but never come back to fix the problem. They just continue to bring different people to do testing. In the warranty book it states that the warranty requires that the interior relative humidity of the house be managed between 30 and 50% at all times. Based on humidity levels most of the warranty has been voided. The last visit, the head of warranty guaranteed that someone would be there in the next 3 days to balance the system and do a moisture reading test. No one ever came. I keep going through the same process. If they was not going to fix the problem they wouldn't keep sending someone out to test and telling me that someone would be back to actually fix it. If I don't get a solution I will just contact a lawyer and get it solved.

Poor construction generally with no follow up or warranty work performed - including water damage at back door, mold/fungus growing in hardwood floorsNo inspection or removal of hardwood floors has been addressed where there is fungus and mold growing in the floors. I have 6'of roof that is not secured to the truss.This is not the first roof to be secured improperly.There are many issues of poor workmanship hereI just discovered yesterday that I have about 6 feet of roof that is not secured to the truss - from the end of the patio closest to the garage halfway across the patio. Shingles are raising up because the wood is pushing them up - the roof is not nailed down. This is the shoddiest construction I have ever seen. I don't know where you get your workers, but they obviously don't have the skill to build a home. They are obviously not supervised either and there is no quality control in your organization. This is not the first roof that has not been secured properly as you well know. There have been several others in recent months. Part of my own garage was not secured just a couple of months ago. There are so many issues of poor workmanship in this development. Forevehome is a joke. Neighbors' sewage backed up - because they had chunks of cements, rags and rocks in their line. This is what your workers did!!!Desired Settlementwould you please get someone who actually knows what they're doing and fix my roof. I want a qualified roofer to go around every inch of my roof and nail it down properly. All we need is one bad wind storm and all of these roofs will be blowing off!!Business Response /[redacted]/We reviewed Ms. [redacted]'s issues within 48 hours of being aware of her concerns. Upon review of the "unsecured truss", there is no issuew with Ms. [redacted]'s roof. She saw the slope in the gutter to allow rainwater to properly flow to the downspout. There isn't anything wrong with her roof.Regarding the broken sewer, an [redacted] cable crew was drilling a cable under a neighbors driveway and broke the sewer line. Without concern for cost, ForeverHome quickly dispatched our plumber to fix the broken sewer and replaced the driveway and public sidewalk concrete that had to be removed as a result. We provided this service without question or regard to compensation. Eventhough the broken sewer was not our issue, we performed this service to our homeowner because it was the right thing to do. We are disappointed by the rush to judgment by Ms. [redacted]. We always stand behind our work and our homeowners request for service. Consumer Response /[redacted]/I have been and still am out of town but was told by neighbors that FH did send a representative out the next day to inspect my roof. His assessment was that the way the gutter sits 2 inches or so below the roof it gives the appearance of the shingles/roof to be raised. He did determine that the roof was intact so my apologies for that. My garage roof, along with my adjoining neighbor's, was in fact not nailed down a couple of months ago and FH did come out and repair that the day after it was noticed and we are grateful for their prompt response to correct that issue. That is the reason I assumed this other part of my roof was not nailed down properly. Regarding the sewer line, I was not referring to the particular neighbor referenced by FH and the damage by [redacted] but two different neighbors with sewer line problems. To their credit, FH did respond promptly to assess the roof issue and I thank them for that. ForeverHome LLC doesn't honor one year warranty and they used all different excuses to deny my house fixing request. My house was closed on December 20, 2013. When I asked for house problem fixing at 6 month checkup, they told me they only fix problem at 11 month checkup. But they did not come to do 11 month check up until I asked in Jan. 2015, they came fixed part of the problems at Feb. 19, 2015 Jan. 2015 but still left the squeaky hard-wood floor problem and carpeted floor problem. They don't let us call them and customer relation manager [redacted] wouldn't reply my emails.Foreverhome missed over 10 appointments and stood me up again and again. Also, ForeverHome has never come to do the 11 month checkup for my neighbor whose house was closed on Dec.26, 2013.Desired SettlementRequest ForeverHome to fix my floor problemBusiness Response /[redacted]/During the month of January 2015, Foreverhome performed and completed 11 Month service for the homeowner, at which time we addressed the floor squeaks in the home as well as all items warranted by Foreverhome warranty policy. Our warranty policy states that Foreverhome will attempt to repair floor squeaks ONE TIME only during the 11 anniversary service. Floor squeaks are seasonal items, strictly affected by seasonal changes in the home and they can reoccur on yearly basis, repair of these reoccurring floor squeaks are categorized as homeowners yearly maintenance item past the first year of ownership of the home, by Foreverhome as well as the entire home building industry.All homeowners receive documentation in regards to warranted items with their new home, and any homeowner responsibilities are discussed during the closing process. As of this time Foreverhome completed the warranty on this home as described in our buyer orientation manual, which all homeowners receive at time of closing.

My proporty has drainage issues which is causing moisture inside my house. I have had a drainage issue with my property from the time we purchased it. We had one year for them to fix the problem. It was after the year before the attempted to fix the problem. They just pealed the grass back and took dirt out to create a valley and them laid the grass back down. This is a safety hazard as we have twisted our ankles when walking on that side of the property and it just puddles in that area and the water still does not drain. I have E-mailed, called (left voice mail and talked to the operator and left messages) they will not return my calls or respond to my e-mails. I believe the standing water around my house is causing moisture in my walls as the paint on our walls have what looks like water runs. Forever homes has been through three site managers since we've been there. They have all said that the yard was not properly sloped during construction. The curreny manager had also said this and the fix mentioned above was his idea. I just want my yard properly sloped for water run off. I have all my emails from the beggining if these are needed. It seems that every manager prior to the current one wanted to fix the issue, but it was going to cost to much and next thing you know they are gone.Desired SettlementI just want them to properly slope my yard so it properly drains. I would also like to have my walls tested for mold as this has been like this for a while now.

Master Bathroom Shower Glass DoorThe builder has been promising since 8/27/14 that they will get the shower door replaced to get it done correctly. Their closing manager [redacted] told us that he had his conversation with the project manager [redacted] and [redacted] on 8/27/14 to get the shower door fixed. In fact, [redacted] and [redacted] came in to take a look at the door and both agreed that job was poorly done( I wish now that I had taped that conversation)& the corrections are severely needed. Their contractor -Tri citi Installation- promised us at several occasions but failed to keep the promise. I regret as we trusted our builder and their contractor.Desired SettlementIt will be acceptable to us to get the shower door replaced and installed correctly unless builder and contractor would like to refund the money so we can get it done and close this chapter. We closed on our new home on 8/25/14, it has been a month today. We are getting very frustrated with the whole process of pointing fingers, as Foreverhomes we signed the home contract with you, be the bigger entity and solve the issue.Business Response /[redacted]/Mr. and Mrs [redacted] noticed a small chip in one of the stationary framless master shower glass panels. During the replacement, the silicone caulking sealing the glass to the tiles did not meet our mutual standards and it was agreed and scheduled to be removed and properly installed. During the silicone repair, the [redacted]'s refused to allow the corrective work demanding the frameless shower door be replaced. The [redacted]'s felt the gap between the shower door and the tiles was improper. Upon further review, the gap between the tile and glass door is 7/16". A gap is required for this area to allow the door to properly operate and not bind which would damage the door or crack the tile. This dimension is well within industry standards. ForeverHome is ready willing and able to correct the improper caulking and address any warrantable issues.

Finishing repair of roof leak and cause. Had a roof leak. Forever homes sent out 2 roofers ,spent approx. 1 day to repair. Plywood and 2x4's were rotted out from water damage. The roofers showed me the damage and explained the cause. According to the roofers the gutters in one area were installed improper causing water to back up and go inside the roof area and ending up coming threw the interior garage wall and could of came inside the interior wall.They are not in the gutter business,but they told Forever Homes how to fix the problem. For many months I have contacted [redacted] (their Rep) regarding finishing the roof repair and my understading his boss said no! So,we are stuck with the same gutter water back up problem which will cause the roof to rot out again.That is no way to run a businessDesired SettlementGutter system that will not allow water to back up and go inside the garage or house. OH,by the way no leafs in gutters and no trees anywhere close by.Business Response /[redacted]/Ms [redacted] had a roof leak as a result of the roof sheathing being installed improperly allowing water to enter throough the opening in the sheathing and the fascia. We removed the singles , building paper and roof sheathing in this area and properly re-installed. We checked the slope of the gutters and found them to be installed correctly. We feel we properly found the cause of the roof leak and spared no expense in repairing Ms [redacted]'s issue.We are unaware of any consequential roof leak issues with Ms [redacted]'s home. We are prepared to address then if we are contacted. Thank You. Consumer Response /[redacted]/In Forever Homes response they forgot to state the plywood and the 2x4's were rotten which is a breeding ground for termites and carpenter ants and they forgot to state the roofers said the problem was the front gutter was becoming over loaded with water and the water had no where to go ,but to soak up into the plywood and 2x4's causing damage and water leakage. The roofers stated they gave Forever Homes the way to fix the problem and showed us how it should be fixed. It is just a simple fix by increasing the size of the gutter in front of the house or adding a additional gutter and redirecting the flow of water in one area.We have contacted Forever Homes no less than 10 times and we get a voice mail with no return calls. Foreever Homes,just get your gutter people out here and fix the problem.Thank You!Final Business Response /[redacted]/As Ms [redacted] states, we took the proper action to replace all damaged roof member to the home. Ms [redacted]'s home issue was the improper framing of the valley and fascia not the gutter configuration. We built over 40 homes of this Evergreen model over the past 5 years with the same gutter size and configuration. This is the only leak issue we experienced in this area. This is a clear indication the design of the roof and gutters are proper. Modifying the gutter configuration will serve no constructive purpose. We are ready , willing and able to address any warrantable issues in Ms [redacted]'s home. The roofers who handled the repairs stated that it was improperly installed and provided instructions to correct the issue to Forever Home. They said that whoever did it was a novice who didn't know what he was doing. Every heavy rain the water is backing up on the roof. Telling me it will be fine is not good enough. I want the repairs recommended by the roofers completed.

Failure of business to complete pre-closing issues, post closing issues, and warranty issues from home purchase.On 3/7/2014 my wife and I bought a house from ForeverHome. Their representative made a list of items needing repair/replacement at our "pre-closing walk-thru". After much begging and pleading, ForeverHome refuses to correct these items/issues as of today, 4/28/2014. Furthermore, several other issues/damage has occurred by ForeverHome representatives that have come to our house for various reasons. ForeverHome also refuses to correct these items/damage as well. The items include but are not limited to:1 - Human feces/waste in attic.2 - Patch, repair, and paint front and back porch ceilings.3 - Misc. touch up paint inside and outside.4 - Fix "blue tape" items that never got fixed before closing.5 - Woods floors coming un-glued from floor and floating.6 - 100's of broom bristles stuck in concrete.7 - Missing kitchen cabinet.8 - Damaged kitchen/master bath cabinets.9 - Three (3) distinctly different grout colors in Master Shower.10 - Stump/roots in front yard.11 - Dented gutter by front porch.12 - Gaps and holes in stairs,13 - Stain in/on stairs after poor staining job.14 - Missing wire shelf (owners entry closet).15 - Missing clips from window screens.16 - Construction debris left from construction in back yard (woods area).17 - Numerous areas of paint on back porch screen.18 - Chunks missing from front porch column.19 - Broken exterior siding (multiple places).20 - Loose tile floor in Master Bath.21 - Paint on concrete and brick.22 - Repair/sand/paint garage ceiling.23 - Spray foam attic door gaps.24 - Unpainted/caulked exterior siding.25 - Excess dirt in back yard.26 - Excess rock in front yard.27 - Unpainted/uncaulked shoe molding (front door and owners entry closet.Desired SettlementWe want what we paid for on 3/7/2014. Purchased an inventory construction home in early March, 2015 and they never finished the house. We are out our deposit.Purchased home on March 11th with an estiamted finish of April/May. The home was never finished. They dragged and dragged out as long as they could trying to keep our money. They lied to us during the process claiming a few other young couples had recently purchased homes, including the one next to our house with a sold sign. Turns out that house was off the market from Jan to Mar/Apr but they backed out because nothing was happening to their house. They conned us! [redacted] is a very condescending, worthless salesman. Never buy from him anywhere. He left Forever by the way. After yanking our chain and lying stating the cabinets would be in soon, we can't get a date, they are delayed. End of May. End of May, nothing happened. Then early June. Now end of June. All while knowing they would never and could never finish our house. Our FIRST HOUSE our FIRST YEAR of MARRIAGE they thought they were having a little fun scamming a young married couple?We are out our deposit with no way to get an answer or contact them. [redacted] email doesn't work. They won't answer us or the media. We reported them to [redacted].We completed their cancellation form the week of June 25th. We have not received any responses.We had to deal with almost being kicked out of our rental property due to their lies. We did not renew our rental agreement on the promise and belief they were holding up their end of the deal.We want our money back and we want everyone to know they are horrible.Do not ever buy from [redacted] or [redacted] now or in the future when I am sure they will have a new company under a new name selling new lises./////Desired SettlementUp above, refund ASAP /////

Warped Vinyl SidingSince Oct 2012, I have contacted this builder as a result of warped damaged siding. Each time there were multiple excuses regarding this status of my claim. I have notified several community foremans', and I have emailed several people in the organization, each time the issue gets delayed. The excuse is the windows are on back order. 2 years back order??? I have a log of the times that I have contacted the builder. Oct 11,2012, Dec 4, 2012, February 20, 2013, March 30, 2013, June 20 2014, Mar 27 2014, Apr 16 2014, May 1, 2014, June 25, 2014 July 7 2014, July 29 2014, Sept 8 2014, Sept 25 2014. Each time there was some excuse. No results. I have pictures to support my claim from 2012.Desired SettlementFully replace the siding and any consequences resulted from the delays, any wood damage, any mold, and everything related to this issue.Business Response /[redacted]/The melted siding is the result of intense heat created through refraction of the energy saving windows required by the new energy code. The windows creating the refraction are installed on the neighboring home which was not built by ForeverHome. This is not a warrantable issue nor a contractual obligation by ForeverHome to complainant. However, as a courtesy, we have offered to assist the complainant with their issue. We have not located a replacement window to eliminate the refractive heat. At such time , we will work with complainant and replace his damaged siding as a courtesy.
