Mr [redacted] , I looked into the complaint regarding the customer in questionWe had two service calls to this locationThe location is a rental property of the customersThe first service call on 8/1/was for a water leak on her air conditioning unitThis was the first time we have ever been to this locationThe service technician found water overflowing from the drain pan on her air conditioning unitIt was determined there was a blockage in the drain lineThere was no fittings provided to access the drain to clean it outWe provided the necessary fittings required to access the drain for cleaning Upon further investigation we found that the drain from her unit connects to a common drain from the air conditioning units that run from the suite above hers and belowIt was also determined that it was the common drain that was clogged AND it was undersized to provide the proper drainage needed for all the suitesShe was informed that the building superintendant needs to clean out the common drain and will need access to the suites below and above hersThe total for this service call was $which is on the invoice that she signedAll of the information I have provided are written on the invoice along with cleaning the water off her floor The second service call was on 8/5/Water leaking againThis was a different technician than the first callHe investigated the condition and found the same situation as the first callThere is a clog in the common drain line below her suiteThe problem occurs when the air conditioning unit from the suite above hers is runningThe water from the suite above backs up in the common drain because of the blockage then backs up into her unit and overflowsShe was informed AGAIN that the building owner/management company needs to have the common drain cleaned and/or replacedThis information was also documented on this invoice for $that she signed I believe we provided the correct service for both calls and informed the customer of the required repairs needed from the building ownerThere are certain situations that we have no control overThe tenant must demand those services from the landlord Thank You [redacted] President WF Hann & Sons

ON THIS PAPER, ONE LINE SHOWS -date(-8/5/14 ), tech(JW), arrive( 12:15), depart ( ?????)
This was **'S second time showing up, because "WATER STILL LEAK"
HE said he can not do it , and wrote the paper in about minutes total, around words and left
And after a couple weeks, the billing charge was $192.00 because labor time is 1hour minutes
I am unwilling to pay for second charge

The customer was informed both times that she needs to tell the building manager that the common drain needs cleaned out. The work has to be coordinated with the tenants above and below her. The same problem was diagnosed both times. My question is did she ever inform the building manager of the work needed on the common drain?
As a good faith effort I am willing to credit the second invoice of $192.50. This does not reflect any admission of guilt or wrong doing. I expect the original invoice for $306.00 to be paid in full.

There was no fittings provided to access the drain to clean it out. We provided the necessary fittings required to access the drain for cleaning.
 
Upon further investigation we found that the drain from her unit connects to a common drain from the air conditioning units that run from the suite above hers and below. It was also determined that it was the common drain that was clogged AND it was undersized to provide the proper drainage needed for all the suites. I believe we provided the correct service for both calls and informed the customer of the required repairs needed from the building owner. There are certain situations that we have no control over. The tenant must demand those services from the landlord.
