Our received a text message saying the tenant would be moving out, but it was...

explained that notice needed to be in writing. We received the document (attached) with September rent, dated 9/2/2016. It had a date of August 19, but it was not physically received until 9/2. Since the written notice was received in September, there should be no pro-rated amount of rent owed to the tenant. Our property manager did state that if we had someone in by the end of the September, as a good faith gesture, a portion of the rent could be pro-rated to the tenant. However, it took until the middle of October to obtain a tenant with satisfactory credit and work history to secure the unit.
The pet addendum states that the pet charge (page 2, highlighted) is a non-refundable fee that will be kept with the owner under all circumstances.
The [redacted] deposit was reduced by [redacted] for carpet cleaning. Since checks come from Brentwood, TN at the corporate level, our local office has no control over what information is provided with the check as far as an itemized description of charges. However, I have attached an invoice that was paid from the deposit.
On 11/30/2016, our office received a text message from the tenant stating the rent refund check the tenant received had been lost. We are currently working with our corporate location in Brentwood, TN to find out the procedure for lost checks and if there are any fees associated with writing a new check (such as cancelled check fees). We will reach out to the tenant as soon as possible with an update.
