To whom it may concern, this house was built on February [redacted] on December [redacted] we received this letter.This is years and months after the house was built First, the hot water heater When we went to closing they where provided with a packagein this package they get a list of all the contractors that worked on the house; there phone numbers, warranties our office number and the builders cell number they could have called the plumber and the plumber would have fixed or replaced their hot water heaterThe hot water heater is warrantied between to years depending on the manufacturerIf they where having trouble they could have called us and we would have assisted them through thatThey have called us before to fix things in their home and we've always responded and a representative has shown up The drain in front of the garage is called a zippered drain, the drain on a side of the house is called an area away drainThe reason why they keep having flooding issues is because they constantly do not clean the zip a drain or the area way drain from leaves, dirt ectI had explained to them that they had to keep these two drains clean from avoiding floodingIn fact we had replaced there carpet and fixed the apartment after a rain stormThey where negligent in maintaining to clean the drains which caused the over flow In reference to the deckWhen they bought the house the deck was like that if they felt it was too narrow why didn't they say anything to us at the timeThey had the option on weather they wanted to buy the houseThe deck was built with pressure treated lumberEach year the deck needs to be sealed with exterior paint this will prevent cracking exceteraThe deck will last a long time if properly taken care of However if its not treated the lumber will break crack twist and depending on how much you use or abuse it it will no longer be stableThis is due to weathering and not being maintained properlyThis was explained to them during their walk through before they closed on the houseThis is our protocol I'm not sure what they mean by sloping ceiling However we have addressed other miner issues with their ceiling I.enail pops, small cracks, and paintingthis is do to the house settlingAs a steadfast business we stand by our workWe offer a one year warranty on all our homesWe even assisted them after the one year when Hurricane Irene hit in August of We had no idea that there had been any other issues until the Revdex.com had contacted usThank you Foster Development management
