Air conditioner unit has been out for a whole week and is leaking water from unit inside the apartment. I have called several times.
I noticed the air in my house wasn't cooling like it usually have and on July 17 And July 18 I called the leasing office to see if they had an emergency line. I made a request online on the resident portal. I have been calling and calling and eventually a person picked up and told me that they was gonna get this problem resolved. I was told that we don't have routine maintenance men and the have to schedule vendors to come out and the only way the vendors can come out if the property owner approves his own vendors. I had to constantly call them I never received a call back like I was told. I pay my rent on time that's my responsibility and well as repairs are their responsibility. I have been in a hot house with my daughter and has to leave or go sit in my car just to get cold air to not be hot. I'm not leaving my house unattended because they can't fix issues in a timely manner. This is no way a property should manage and have tenants not able to enjoy their own home that they pay rent to be comfortable.

Desired Outcome

To come and fix my air conditioner and I know longer which to live on the property as soon as it my time to go I am requesting a move out letter immediately.

The previous property owner dispatched the vendor to assess the problem due to warranty procedures. The vendor inspected the unit, identified issues and ordered the parts and the unit was repaired. Unfortunately this did not completely remedy the problem, therefore we sent another vendor out to assess the continued problems. We regret this issue escalated to this extent, it is our understanding that our maintenance division was in constant contact with the tenant. All issues have been addressed and resolved. It sad it had to come down to this but one of the owners I normally didn't talk too end up calling me I think his name was R he had a Russian accent but I'm not sure if I'm saying his name correctly.He handled the situation with no problem, maybe if the would've had him to contact me at first I really think this problem wouldn't escalated this much. The air was fixed a week later. He really made effort after I'm assuming all the negative feedback. I appreciate him.

To whomever it may concern...Hello my name is*** and I am a single mother of 4 my youngest being only two months old. I signed a contract with this company a few days after my birthday to rent the property at*** Upon moving into this home I had to make the property manager aware of some issues which kept me and my children from moving into the home after the contract was signed but the rent was paid as well as the deposit. Now moving forward the owner of the home sent some of his workers in to fix the things around the home that still needed to be fixed. At this time it was still cold so I wasn't having an insect problem...I ran into a problem with bugs once it started to get hot outside. I made the property manager aware of this situation and she stated that they don't deal in pest control. Rewinding back to the beginning I brought it to their attention in a email about all the cracks in the windows, the cracks in the doors and gates on the doors. I even told them about the wasp nests that are interlocked by double panned windows that's been on this house that was abandoned for 11 years before I moved in. For the most part this home is in very good condition for it to be abandoned for so long. But due to other construction issues with the cracks on the gates and other doors the wasps, spiders, beattles, centipedes are able to access the home with no problem. I have hired my own pest control company to spray but it's only effective to a certain extent he told me to tell them that they need to repair those holes as soon as possible. I live in front of the woods and I think there is a creek back there so bugs are bad from what I can see. Again I have kids in this house and to me that is a health issue. My neighbors just killed a big snake in the middle of the road literally yesterday. I have the pictures!

Desired Outcome

Contact by the Business I would just like for them to come and fix the things I have requested for them to come and fix. I put in 3 work orders and one has been deleted. The one that was deleted shows the massive gaps around the doors. And also the AC unit isn't working how it's supposed to it will go down one degrees if I turn it down and turn off or up one degrees if I turn it up one degrees. I also put in a request by the unit functioning the way it is constantly on and off that effects my bill greatly.

As our maintenance division has been on site several times to resolve numerous issues, we felt that all issues had been completed.

We regret that*** is still having some maintenance concerns and we will be working with her to correct any problems she is continuing to have.

Foundation Proper management recently acquired property at *** The acquisition happened without informing the tenants, and before the move-in of said tenants. Changes that needed to be made before the move-in date were not made, and tenants have not been able to move in. No one at either organization can give any information regarding the actual owner of the property, when issues would be fixed, and why none of the tenants have been able to move in. Rentals have no working heating/AC units although the tenants were instructed to have utilities etc transferred into their name from the original owner's ***. Calls go unreturned or redirected to someone who claims to know nothing of the matter.

Finish the job Contact the tenants and fix the issues, and stop giving them the run around

Foundation Property Management did not acquire this property, we have only been hired to manage the property. We had no knowledge of any problems the tenants and previous owners were experiencing until after the closing. Common practice is that the current management company and/or the owner should contact the tenants and make them aware of a pending sell of a property to offer them a smooth transition. Once the property sold and we were hired to manage the property, we immediately hand delivered letters to each tenant so that they would have our company's contact information. We also requested each tenant send back a tenant contact form so that we would have their contact information, as the leases did not offer any information other than a name. We have taken steps to work with the previous owner and tenants to ensure that all matters have been addressed and resolved. It is our company's practice that we offer the highest and best service possible to both our tenants and property owners.
