Complaint: [redacted] I am rejecting this response because: The University Square apartment manager is dishonest in her representation of the facts, she had no intention of re-inspecting the room no matter how much time we were willing to waitShe stated that they do not re-inspect rooms, and they want to hold the students to a higher standard of cleanliness than they hold themselvesAn inspection of their records and of the apartment complex itself will be self evident and enough to incriminate them and substantiate my claimsI did tell her that I would report them to the Revdex.com but it doesn't seem to bother them, they continue their predatory business practices thinking that no one will take notice or be persistent will their claim Regards, [redacted]

The day Mr [redacted] , came in to put deposit on the apartment #**, his father was with him and was very disproving of the fact his son was charged for not cleaning the apartment he had move out of #**He was very belligerent and was already threatening us with the Revdex.comI told Mr, [redacted] that if he was that upset about the charges, he should find somewhere else for his son to liveBut the son wanted to live hereThe apartment was not left in the best shape and he did leave a couple of items for us to trash outThe father told us then, he was going to report us, If we charged his son anythingHis son came into my office and apologized for the behavior of his fatherThe apartment, #**, was walked with Mr [redacted] 's son on the 31" of MayThere were a couple things pointed out to him that needed attentionThis Is when his father called and said he was reporting us to the Revdex.comThe second time Mr [redacted] came in, we were busy and could not just drop everything to run to his apartmentHad he wanted to wait, we would have reinspectedThe son came In and turned his keys in and said he was the only one cleaning and was just leaving it as isLater his roommates mother called and ask the asstmanager when the deposit would be returnedWhen the asstmanager told her we had up to days, she got upset and said they were waiting to see what factious charges we would come up with to keep the depositI walked the apartment on 6/3/ [redacted] and the only thing I found was the ceiling fan in the guest bedroom was not cleaned and the guest bath commode has a ring In it, also from not being cleanedThe cleaning charge will be $Plus the adrnin fee and final utility billIf all keys and stickers were turned In, that will be it, Regards, [redacted] Community Director University Square Apartments [redacted] Kingsville, Texas [redacted] ph [redacted] fax

To Whom Tt May Conccm: The complainant did dispute her account and supplied picturesI pointed out to the complainant that her pictures were from afar and provided her the pictures that were taken by the propertyThese pictures were up close and showed the detail of what she was being charged for
These pictures, along with other back up documentation will be emailed to ***@*** As for her utilities, her payment of $was applied to her ledger on 6/28/This was for the usage dates of 4/24/17-5/22/and due on 7/1/The copy of the ledger and bill vhl.l be emailedShe has a final utility bill of$for the usage dates of 5/23/17-6/30/17, which has not been paidThc complainant was charged according to the Lease Contract and its addendumsWe do not feel she should receive any further credits. University Square Apartments *** ** *** Kingsville, Texas *** *** *** ph *** *** *** fax 6/13/** Case ID *** I am not being dishonest in my answerdid not talk to the resident about re-inspectng his apartmentI heard him asking for a copy of his move in condition form and went in to tell the new leasing agent she could give him a copy, even though he had received one when he moved inThe assistant manager was In the same office as the leasing agentHe was going on about things that were wrong and after looking at the form, he said he had noted "that spot" on the carpetAnd something else that was on the formI did not hear him ask anyone for a second inspectionBut again, we were all busy and would have done so had he wanted to waitHe came into my office later and said he was just turning in the keys, because he was the only one cleaningAgain, only the ceiling fan in the guest bedroom and the commode in the guest bathroom were all that was not cleanedAs the father stated in his first complaint, for this not being this residents responsibility, we don't know who has what bedroom, or what bathroomWe do not charge by the bedroom, but by the apartment When the "Intent to Vacate Form" is filled out by the resident, we include in the forms "Move out Procedure? and "Move Out Charges", which is signed by the resident and the member of management that took the Intent to Vacate Form, The resident is given a copy of these formsAs the residents father had already said he was going to report us to the Revdex.com even before the son moved in, we were expecting this to happenHe did report this before even receiving a statement from this companyI am not going to be intimidated by threats of going to the Revdex.comI have pictures of the first apartment and this apartment and will be happy to send these to you for your review should you want themI also have no problem with the Revdex.com coming in to inspect my files or my apartments*** *** *** Community Director University Square Apartments *** ** *** Kingsville, Texas *** *** *** ph *** *** *** fax

I am rejecting this response because:  The apartment was clean when I moved out.  The carpets were vacuumed.  The floors were swept and mopped.  The entire apartment had been dusted.  Every surface in the kitchen and bathroom had been scrubbed with bleach  Nothing was damaged.Attached is a picture of what the apartment looked like when I moved IN.  It also had a severe infestation of roaches.  Neither problem was ever fixed by the apartment.

According to our records Ms. [redacted] underwent surgery for the removal of two cysts on the scalp on December 12, 2016. She was billed 443.41 for the procedures, and paid $150.00 at the time of service. She agreed to pay the rest in installments, however she has failed to make any further payments. She...

was seen in the office (with no additional charge) eight days later for a routine post op visit at which time no problems were noted. later that month we received a phone call from her regarding discomfort at the surgical sites and an appointment to evaluate the problem was recommend which she declined. She no showed for an appointment scheduled on February 17. Subsequently she called on February 22 and again on February 23 both times she was encouraged to return for evaluation. Several appointments were made which she canceled. She was seen in the office on March 1, 2017 at no charge. The sites appeared well healed with no evidence of infection and there was no observable cause for the continued pain. Please note that Mr. [redacted] was not charged for any subsequent care. We do remind when they have an outstanding balance that we will ask for payment when they return. We do however, make payment a requirement of being seen and do not refuse post operative care of a surgical procedure for non payment. We believe the claimant' desired settlement has been achieved. please let us know if this does not resolve the issue.
