I completely understand why Ms [redacted] has not paid her late fees, I had already taken half of her late fees away from her rentI do have other 2xthat she can transfer toIt is in her building, I would like for her to have a good experience with myself the new managerI will call her and let her know she can start to transfer asap so she is no longer dealing with these issues and we can get her old apartment worked onPlease call me if you have any questionsThank You, [redacted]

I have spoken to the prospect back when this issue accured. On our TAA application depending on the management we may or may not be able to refund and fees, therefore we do not refund a deposit after it had already been approved and the applicant was already aware he could move in on the desired... move in date. The moment the background check as been approved we process the money orders into our system. The money orders he gave us for his application and Security Deposit had been already deposit after he was told he was approved and still agreed with his future move in date. The moment he has been approved and decides not to move in we are no longer eligible to return his money. He did Wait 1 week after his past move in date to tell us he was no longer going to move in. We have not only lost him as a future tenant but also have lost future prospects that could have moved into the unit he decided at last minute not to take. Unfortunately as he signed the TAA agreement he understood it could be or not be refundable. I have been the manger to the property for 1 month now and we have not had a steady Leasing agent. I did apologize to the future prospect that she was not knowledgeable over GVS criteria’s and that I couldn’t do anything about it, if he wanted to we could move him in a couple weeks later but I just could not reemburst him due to the documents he had signed where he was aware the money was not refundable. Carpet was shampooed before move in, as far as the stove it was missing drip pans and those were replaced. [redacted] no longer works at the property so whatever it is that she was told by her I was not aware. Temperature has been a little crazy these past few weeks from hot to cold, we do have Freon...

and Freon was put in her ac. We have not been notified of the railing. It is in the lease contract agreement that tenant can not withhold funds for maintenance issues not completed. It is the holidays and we do have several tenants who are having difficulties paying rent.
