We replaced the dishwasher after the request for repair was put in and have proof of thatAll other work orders put in by the resident requested a time frame to enter because of the dog but they cancelled or rescheduled the work order or did not allow us entry to the unit making it very difficult
to do any service requests they put inWe always check the carpet after a move out if there was a pet, and they moved into a unit where the carpet was checked and free of urineUpon checking their carpet at move out we found urine stains in every room and took pictures of it as we always doMyself and my maintenance technician had to exit the apartment very quickly because we could not breathe, the smell of the urine was overwhelmingThere was also an illegal pet, a ferret, in the unitWe charged them for years loss of carpet life due to urine as we do with every resident who incurs the charge since we practice fair housing herePer our lease we have a one time non-refundable pet fee, not a pet depositThe final balance owed to us at this time is $not $as listed on the disputeWe would like the complaint taken off of our recordIf they decide not to pay it, the account will go into collections and as she stated to me they have a family attorney and will see us in courtPlease let me know where we go from hereThank you. **Please see attached pictures of the carpet. *** ***, Property Manager
