I received your complaint for the first and only time on 6-25-and I would like to immediately respond. After reviewing the complaint, I am providing the attached explanation and documentation indicating why these charges were charged and shall remain. With this response, I am
including a PDF document that includes pictures and description of what each picture shows. We take photos of any concerns we have in apartments that would result in the resident being charged. We do not take these photos until the resident has completely vacated the unit and turned in the keys. Paragraph of the lease that is signed by all residents at moindicates that upon termination of the lease, Lessee shall return premises and equipment and fixtures in as good condition as when Lessee took possession, ordinary wear and tear excepted. Resident also signs off and receives a List of possible charges. This indicates charges for damaged or items that need cleaned at move-out. Lastly, the resident receives a Resident Services Guide that they keep of which has Move-out procedures and cleaning suggestions in the back of the guide. They sign off on receiving and understanding this document becomes a part of the lease. The cleaning suggestions listed in this guide include cleaning the floors, appliances etc. I have attached the signed documents as well as a copy of the resident services guide to this email. After reviewing the complaint, I met with Hope to see what transpired this day. Hope mentioned the inspection or her purpose of going to meet Mrs*** at the apartment was merely to check the paint and see that they did attempt to prime or cover the walls per my request as I was tied up with another issue. Hope and Mrs*** went from the garage to the small bedrooms and then the master bedroom. Hope indicated as they were walking from the master bedroom, Mrs*** asked if we had a cleaning crew. Hope answered with we have a cleaning person. Mrs*** then proceeded to say that she would not have to clean then since we have a cleaning person. Hope let her know that she still had to clean per the lease documentation but if she had further questions, she would need to ask them to the office. Hope mentioned that Mrs*** was in a hurry to get through the apartment as she had left her baby in the vehicle while inside the apartment. Hope indicates there was no discussion of the broken blinds. After reviewing the account, I have determined that there is a credit due on the account in the amount of $for the garage rental. The next tenant took possession of the garage on April 23, for a credit to the ***'s of $23.00, giving a remaining balance of $after the security deposit it credited. Please contact me if you have any questions or would like any additional information.
