Review: In the fall of 2013 Francis Albert Construction replaced a section of black-top with reinforced concrete on 20’ x 10’ area of the lane at the back of my property at [redacted].

By spring of 2014 there were signs of significant pitting and cracking and I asked that a representative of the company come and look at the work. I was told that there is no solution for this problem other than to remove the concrete completely and start again and that the company was prepared to do this and would charge only for materials, and not for labor. I waited for a quote and was extremely unhappy when it arrived indicating a figure of $1,800; the exact same figure as the original bill!

Given this, I decided to see if the cracking and pitting would, after an initial period, stop happening and I could clean up the mess and live with it. The reverse has been the case and, following this year's winter, I have a lot of fresh pitting and loose concrete and another mess to clean up. It is going to be a constant problem.

There was some suggestion that the winter of 2013 might be a contributory factor, but I think it is absolutely clear that the concrete mix was incorrect. The person who came to look at the mess essentially admitted as much and in any case my neighbors’ concrete has survived fine. Anyway, regardless of the cause, I was never warned that the result could be this bad. I would have gone with another solution if I had been.

This is going to be a chronic problem which I can't live with (or expect my neighbors to live with) and I feel that Francis Albert Construction needs to make this right at their own expense. Expecting me to pay twice in full for something which should have been done correctly the first time is not reasonable.Desired Settlement: Replacement with concrete of the correct mix and strength (psi) at no cost to me (i.e. both materials and labor to be free).
