Review: This business offers Storage for RV's, boats and vehicles. We had a contract with Frank [redacted] the owner on a quarterly basis to store our 5th at the storage facility beginning May 20, 2013. Upon signing the initial contract I was asked to pay the 1st quarter and an additional one last month in advance (of $75.00 per month- total $300.00 )When I paid for the 2nd quarter on Aug 18th, on time, I wrote on the billing notice asking for a receipt of payment as there was no payment stub only my personal check for verification I had paid the 2nd quarter. Frank [redacted] called me later that day telling me I was "very ballsy" to ask for a receipt for my payment and used other expletives to express his irritation at having been asked for a receipt. He told me he didn't have time nor would he provide me a receipt. When I explained I didn't know he had policy against receipts, etc. but I was fine with it but didn't appreciate his attitude with me he got even more belligerent and asked me to take "my rig" out of his storage area. I didn't even argue, I told him I would comply and make arrangements to pick up my vehicle. I went two days later and got my trailer- this was 10 days before my 1st quarter was even expired. The contract states that renters need to give a 30 day termination notice to get the upfront fee paid returned. But I did not terminate the contract Mr. [redacted] himself did therefore I would not have been able to write a 30 day letter. Now Mr. [redacted] is refusing to refund my Last month's advance of 75.00 because I did not give him a written 30 day notice. Not only was this man, the owner, belligerent, rude, and unprofessional but his total lack of integrity of any professionalism in bookkeeping and business management has caused me to write this complaint. Thank you!Desired Settlement: I would like my last month's payment refunded in full. I don't care about the 1o days pro-rate funds left in the contract but I would like the last month I paid in advance refunded as well as Revdex.com noting the complaint and review against this business. Thank you!

I am rejecting this response because:

I did receive the letter from [redacted]h Properties today and unfortunately as I suspected he was not going to be truthful in the least with regards to our last phone conversation. Not only did he demand that I (quote) " come pick up your rig" because I innocently and unknowingly asked for a receipt for a payment dropped off to his office but now he has continued to prove his lack of moral integrity and professionalism by misrepresenting his entire phone conversation where he shouted and used profanities with me. Because I realize that he uses these tactics to break the customer rental agreements /contracts which in effect only protects his interest with no regard for the renters paying for spots on his property as well as guarantee he never has to refund any amount to a customer . Considering I have been a part-time resident with friends and family in Morro Bay for over 20 years, whom many also warned me against using this facility because of the volatile personality of the owner, I regret not having listened to them. He explicitly told me to vacate the premises, which I told him I would make arrangements within two days. He mentioned he had " a list of people wanting our spot" . I refute his claim that we had ulterior motives regarding renting or managing his property. He mentioned he had issues with other managers who were untrustworthy so I offered to help him. He turned the offer down and I was not affected either way. At the time it was an amiable conversation with no expectations. I am only asking Revdex.com to register my complaint to warn other would-be future customers of this owner's unscrupulous dealings. He knows exactly what he said ,as do I, and I have no reason not to be forthright as I expect no compensation. I have complete confidence that this matter is settled to my satisfaction. Thank you for the opportunity to resolve this issue.
