March 31, 2016Dear [redacted] ,We received the attached letter regarding a reported complaint from one of our residents [redacted] did in fact transfer to another apartment within our community on 2/26/The apartment had been pre-inspected by our leasing professional, but the red stain was not in an area that was noticeable, as there were many area rugs and it was a fully furnished apartment.The leasing professional explained to [redacted] that the pre-move out inspection does not determine if there will be any damage charges, as there was still furniture in the apartment and the carpeting cannot be fully inspected until all the furniture is out of the apartment.Upon [redacted] turning over possession of the apartment the carpeting was determined to be damaged, due to a red stain, which she confirmedWe only charged the remaining life left of the carpeting using the following formula:Moved in 3/28/- Carpets New at Move In Total cost of new carpeting for this apartment= $year life expectancy = $per year X years (life remaining) = $538.35The resident occupied for a total of years, so years remaining is what was charged.We provided brand new carpeting to [redacted] when she took possession of the apartmentThe damage was caused by the resident and only the remaining life expectancy was charge.We hope this provides the necessary information to support the charges, We pride ourselves in being fair and consistent with the process taken when assessing damages in apartments when residents vacate.Please feel free to contact me with any questions you may about this complaint, as we are happy to assist,Thank you,Su RProperty Manager

Dear Sir/Madam,I understand there was red stain in carpet in hallway areaand it was visible during the pre inspectionIt was not under furniture As I mention it was near to bathroom area. It was in front of bathroom doorThere was no furniture in hallway are when pre inspection person came to inspect apartmentAlso, Apartment charged me whole apartment carpet changeWhich include two bed room and drawing room and hallway though stain was only in hallway are and that was coin size stain.I am not accepting explanation given by franklin commons apartment managementPlease let me know the further process.Thanks***[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed Administratively Resolved]

August 1, 2016Dear [redacted],We received the attached letter regarding a reported complaint from one of our residents. The individual who reports the complaint has been in contact with us regarding the issue with the neighbors' pets.We are a pet friendly community and explain to residents...

that barking is to be expected, but if it becomes extreme we handle it as we would any other noise complaint. With this particular resident who was reported to be in violation, we sent a noise disturbance letter and she responded that the barking only happens for less than 30 seconds is someone knocks on her door. We addressed the complaint with the neighbor and have determined the noise disturbance was not to the extreme that [redacted] has reported to us.As the property manager, I made several attempts to communicate with [redacted], but she has not responded to my calls regarding this matter. Ms. Amanda F[redacted] who was noted on the complaint, has been a long term valued employee in our community. She is very professional and devoted to helping all residents.We hope this provides the necessary information to support the charges.
