Closings are not always easy - Thank you Eric and Felix, and thanks to your persistence - we made it. Thank you for being there to every e-mail, phone call or text, I couldn't ask for more. My client finally has a place to call home, and that is the biggest reward.

Review: In September of 2014 my husband on behalf of me contacted the branch located in [redacted]. He talked to Greg Bork. On 10/**/2014 we received this email. The loan is submitted to my Underwriting department. We should have the approval by Monday and will wrap up the conditions to close next week. I want to find out from you guys if you are interested in skipping two months of mortgage payments. If you do than we will close on the first of November so you can skip November and December’s payment and start making payments in January. We had a closing date of Januar[redacted] at 5:30pm. Nothing happened. They wanted more paystubs and more paperwork. Then we got handed to Jeff G[redacted] Senior Mortgage Advisor. we dealt him until the end of March of 2015 with several times saying file was "approved by underwriting should have disclosure papers any day now, Then we will close three days later. we even had another closing date of March [redacted] at 5:30pm. In April of 2015 we were transferred to the main branch after they closed the Towson branch. We were told that none of the paper work was ever summited to underwriting because it was missing paperwork. EVERYTIME they asked for paperwork we sent it to them that same day. My husband use to work for this company in West Palm Beach Florida, so he does know how things work and what needs to be submitted. We first talked to Steven R[redacted] Mortgage Specialist. Then we were transferred to Anthony O[redacted] in Operations. on May [redacted] I was told that everything cleared underwriting waiting on the disclosure paperwork, when they did come they were wrong. Then we didn't hear anything after 6 emails and many phone calls until May [redacted] 2015 wanting 2 more paystubs again and a creditor statement. on June [redacted] it was sent to the investor. On June [redacted] of 2015 underwriting wanted to know if they could settle some of our credit card debt in with the loan. we said yes and they had all the statements. On June [redacted] of 2015 I got this email, [redacted]. I got then disclosures on June [redacted] and they were wrong again. I talked to Anthony and faxed them to him the same day. on June [redacted] I received this email from Anthony, [redacted]. on June [redacted] got this email from Anthony [redacted]. Got the paperwork on July [redacted] and it was wrong again. The we got this email on July 6th from Anthony

If it was put through Underwriting and cleared why do they need this again and again? on July [redacted] we received a email locking our rate for closing the loan until July [redacted] and said it has to close now! Anthony emailed saying "[redacted]" On July 22nd we received another email after talking back and forth saying" [redacted]." This is the fourth time now this has happened just with the main branch not counting the Towson Maryland branch. I wrote back saying "you got to be kidding. we have to close in 7 days or the rate will change again right?" He wrote back saying "I will make sure that does not happen and will extend if necessary." On July [redacted] Anthony email me wanting to know if we received the new disclosers yet. I told him NO. Still no disclosure paperwork. They wanted me to submit my husband 1099a form because something was on my credit report that should not have been. My payment to my mortgage company was a little late this last month by 8 days my credit dropped 46 points and now after all this we do not know where I stand. They keep wanting to pass us to another manager both of them are Ellen D[redacted] and a [redacted] named Audra both in which I have had no contact. They keep calling my home number when I asked to be call at my cell in which they have. We have been strung along and hung out to dry for the last 11months.Desired Settlement: I would like them to do the right thing and not string us along and finish the refinance that has been cleared by their underwriters' 4 times.

Review: We recently did a mortgage through Franklin First Financial. Days before closing, they notified us that we needed additional flood insurance. We live in a condo building with a total reconstruction value of 998K, and a 575K flood policy. They initially told us we needed a 250K policy (max allowed by [redacted]). However, they can only legally force us to get the minimum between 250K OR reconstruction cost. They eventually knocked it down to 155K. It SHOULD be 70.5K (998K Total Reconstruction value - 575K Condo Association Policy = 423K. My share of the remainder is 423K/ 6 (total units) = 70.5K). This is the maximum that any insurance agency will pay out based on talks with numerous experts. Their negligence cost us $1,000 extra at closing, and we current have a policy that costs $1513 a year for 155K as opposed to $700 per year for the 70.5K policy. I cannot change my flood insurance without a written letter from the lender. For the past month, Franklin First Financial continues to tell me that they cannot provide me with that letter because they are 'selling my mortgage to[redacted]'. I have called [redacted] every week and they do not have any idea what I'm talking about. Each month that passes I lose money on flood insurance that I should be getting a refund from based on the new updated policy. Please help me with this matter, as I have seen many class actions suits arise from it. I am a victim here.Desired Settlement: I want a letter from them telling [redacted] that my flood insurance can be lowered. I would then like my monthly contributions to my escrow account lowered. Ideally, they should refund me the difference that their lack of detail caused me

My wife and I recently decided to refinance our home. Finding a reputable lender was our biggest deterrent. After asking friends and family, my brother-in-law told us to give Franklin First Financial a call. We were not disappointed. Our refi went though quickly thanks to their expertise. They requested all information needed to ensure a timely closing. The only reason it dint go any faster was me - lol!
We were very satisfied with the outcome, and if the need arises, will definitely use them again.
Would highly recommend Franklin First to others.

Review: I closed on an FHA cash out refinance loan with this company on June **, 2015. The FHA required some work to be done on the house before the mortgage company would release the "cash out" portion. The cash out was held in escrow while the work was being done. The work was completed by July *, 2015 and passed the follow up inspection. Franklin Financial has yet to release the cash out portion of the funds. They have been telling me everyday for the past week that they will "overnight" the funds to me, but I have yet to receive the funds. My first payment is due on 8/*/2015 so basically I am paying on a loan that I have not received. When I call the service line they simply answer the phone with a "hello", as if I am calling someones house. I'm starting to wonder if this is some basement operation.Desired Settlement: I simply want the cash out portion of the loan released to me as I am now paying on a loan that I never received.
