On May 15th of I inspected the property [redacted] for buyer [redacted] for the fee of $This inspection ran over I believe hours of timeMy inspection time frame is hoursDuring the inspection I found Electrical problems, vinyl siding problems, plumbing leaks, ceiling water stains, and active carpenter bee activity on the homeMrs [redacted] contacted me some months later and said she had a chimney contractor come out to clean chimney as I suggested and he said she needed a chimney liner and without that her house would burn to the ground and insurance wouldn’t pay for itHis cost $2900.00? I told her this often happens with contractors and suggested she get a SECOND OPINIONThis home was built in and was inspected by a local building inspector for current codes at the time of buildChimney liners are a building code of We stand by our report that this home did in fact have chimney liners at the time of inspectionUnfortunately things do happen to homes after the sale that is out of our controlWe can only report on major items working at the time of inspectionThe FEE of $is for the Home inspection only and is not an insurance policy nor is it a Warranty programTo offer that we would have to charge much much more! Contractors may say, "I can't believe you had this house inspected, and they didn't find this problem." Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that the response would not resolve my complaint For your reference, details of the offer I reviewed appear below.The reasoning response sent back was about everything but my complaint on one of our main sources of heat, the wood burning stoveIt states that they identify problems visual to the home inspectorThis was clearly a visual issueBy looking at it, it was clear there was no liner in chimneyHe stated that the chimney he inspected had the liner and that he did not realize at time of inspection that their were two chimneysDue to this mistake, that source of heat for home can not be used at all until fixedIf house was to catch fire, it would not be covered by our homeowners homeowners insuranceThey requested I get two appraisals and they would see what they can doI got second appraisal and when I called them back, they said it was not their problemWhat is the piloint in a home inspection if major problems are not addressed? I am not a home Inspector, they areI pay them expecting g that they are certified enough to know a major issue and to inspect all reachable areasNot offering to cover an expense to their mistake of inspecting, is poor business and I would not recommend using an inspector that misses a major issue that could have been identified during home purchase offer Regards, [redacted]

I have received a letter of complaint that was filed with Revdex.com case ID ***As a home inspection company we do not dealwith any of the closing mattersWe turn the invoice in to the buyer (*** ***) and the real estate agent (*** ***)Closing matters are between the buyer, seller,
Title Company and both of their real estate agentsIf we are not paid at time of service then we allow a day grace period to be paid at closingHowever,if invoice is not paid at the closing,it is the buyer's responsibility to pay itIf an invoice is days past due we can turn the client into a collection agency like *** ***With that being said, Iwould like to inform you of what happened in the case of *** and *** *** Our inspector Mike did a home inspection for Mrand Mrs*** on April 13, We emailed them and their real estate agent*** *** a copy of the inspection report along with the invoice for $on April 13th, I followed up on the invoice on June 61h, by emailThey did not reply to the emailSo Ithen called *** June 81h,and she informed me that she would be mailing a check in the next couple daysOn June 20th,I made another phone call to *** *** and she again said she would mail a check and that she had forgotten about itJuly 5,Iemailed *** *** another copy of the invoiceOnce again they said they would be mailing a checkOn Friday July 14th, around 3:00pm *** *** called me with a credit card to pay the invoice of $I ran the credit card around 5:30pm that day and it was DECLINEDOur office hours our Monday- Friday 8:00am- 5:00PM However if I am available during closed business hours Ianswer the phoneI had to stop in the office on Sunday July 16th around 3:00pm so Itried running the card again and it came back DECLINEDI made a phone call to *** *** to confirm I had the correct card numbersShe then said you'll have to wait for the money, I cance lled the cardItold her Iwould call back in a week, she said okI then check my emailand had an emailfrom *** *** stating Iwould have to wait for the payment till he called and that our company would not charge him with any delinquenciesAt this point the invoice was passed days and I felt that the ***'s had been giving me the run around for the past monthsSo I responded to his email urging them to pay it on or before July 21st to avoid the collection agencyIthen get a phone call and since I'm still in the office on a Sunday Ianswer itIt was Mr***He was yelling at me and used words like" listen hear women"So I ca lmly told him to pay on or before July 21st at 5:00pm to avoid collect ion and said "goodbye" then hung upHe called back and was still angry yelling so I repeated myself againNever once did I hang up on himIthen get a notification that he rated our business on Facebook with 1star and put similar comments as in this letter on our business Facebook pageI replied to him on thereHe asked for proof that I tried running the cardWhich I provided him via Facebook on our page that Sunday July 16thThe next day was Monday July 17th and he called wanting to meet me to give me the check,which I did, and I then told him sorry he felt this way about his experience with our companyHe said ok Hopefully this gives you an insight as to what happenedI handle the accounts payable and receivableSometimes the buyer and or real estate agent forget to turn our invoice into the title companyThis is what happened in this caseIt is not our companies' responsibility to turn invoices to title companies for closingWe have no way of knowing what title companies are being used for closing transactionsWhen an invoice is slipped thru the cracks and not turned in at closing iot is the buyer's responsibility to pay for service they received from usIspoke with the ***'s real estate agent back in June and she said that she had made them aware of this Thank you, Suzanna S***

A home inspection is intended to find visual major defects that may effect the value of the property. Some ask why our reports identify...

some minor problems but not others. The minor problems found are discovered while looking for more significant problems. We note them simply as a courtesy.

Some problems will only be discovered when carpets were lifted, furniture is moved or finishes are removed.
These problems may have existed at the time of the inspection but there were no clues to their existence. Our inspections are based on the past performance of the house. If there are no clues to a problem on the day of the inspection, a home inspector will not find it.

5.    Home Inspectors are generalists not specialists. Like a family doctor not a cardiologist, optometrist, etc,.
6.    Problems can often become apparent when carpets or plaster are removed, when fixtures or cabinets are pulled out, and so on. A home inspection is a visual examination. We don't perform any invasive or destructive tests.
Not an Insurance policy and not a Home Warranty program.
In conclusion, a home inspection is designed to better your odds It is not designed to eliminate all risk. We are not clairvoyant and therefore cant predict the exact day or time your appliance or mechanical device will fail. For that reason, a home inspection should not be considered an insurance policy. The premium that an insurance company would have to charge for a policy with no deductible, no limit and an indefinite policy period would be considerably more than the fee we charge. It would also not include the value added by the inspection.

Certified Home Inspection

On May 15th of 2015 I inspected the property [redacted] for buyer [redacted] for the fee of $310.00. This inspection ran over I believe 3 hours of time. My normal inspection time frame is 2 hours. During the inspection I found Electrical problems, vinyl siding problems, plumbing leaks, ceiling water stains, and active carpenter bee activity on the home. Mrs. [redacted] contacted me some months later and said she had a chimney contractor come out to clean chimney as I suggested and he said she needed a chimney liner and without that her house would burn to the ground and insurance wouldn’t pay for it. His cost $2900.00? I told her this often happens with contractors and suggested she get a SECOND OPINION. This home was built in 1994 and was inspected by a local building inspector for current codes at the time of build. Chimney liners are a building code of 1994. We stand by our report that this home did in fact have chimney liners at the time of inspection. Unfortunately things do happen to homes after the sale that is out of our control. We can only report on major items working at the time of inspection. The FEE of $310.00 is for the Home inspection only and is not an insurance policy nor is it a Warranty program.
