The late fee in question was actually a late fee from Ditech that was waived and somehow transferred to our system when the loan was transferred to Freedom Mortgage.
I have requested that a check in the amount of $33.46 be sent to you. You should received your refund within 5-10 business days.

BUT the resolution not completed by Freedom Mortgage, till I called them again, this morning, 6/3/2016. In the response to you, they said it was completed on 5/13, but it was not. I have spent entirely too much time with this company to resolve this issue.

Ms. [redacted] Upon receipt of your complaint I reviewed both the application you had in process and the insurance claim you have on your current loan. The application was a streamline where we were lender paying the closing costs. I am not clear on where you fee the was any misconduct. We...
processed the application, including the subordination of your second mortgage, extended the interest rate lock at our own cost and called out to you repeatedly, leaving messages on your cell phone to schedule your closing but you did not return our calls. I do not see many incoming calls where you were calling into to ask questions or get a loan status. The application has been cancelled due to lack of contact from you. In regards to the insurance claim, we have to follow investor guidelines and release funds as work is completed. We released $8,453.56 on 5/6/15, another 8,453.56 on 6/5/15 and then 11,835.00 on 9/16/15. You recently called in to schedule the 100% complete inspection which once complete will allow for the disbursement of the remaining 5072.12 left in escrow. Your funds were handled in accordance with investor guidelines and not in any arbitrary manner. [redacted] I do know about the 60 days, you are required to wait, but it has been over 125 days and counting, if this will take care of the problem this month, I'll be satisfied, but was told same thing the last 2 months.
I have been with Freedom Mortgage since 2015 and I have made my payments on time. I just happened to be reviewing my credit report and they have noted that I have missed 2 payments which is incorrect. I am definitely not happy with this company

refund check. They advised that it had been applied as a payment on the new loan in error. The payment has since been reversed and will be sent to you via overnight mail. Mr. [redacted], I apologize for the previous response, I had confused your complaint with another. The charges you are seeing are an error and were the result of bad data we receive when your loan transferred from your previous servicer. We are in the process of removing the charges and you should not see them on your next statement.

However, in order to refund one of the payments back to you, we must be able to confirm that your bank will honor the funds from both payments prior to issuing a refund. In this particular instance, our records indicate that you have stopped payment on one of the payments on August 7, 2017 and we have reversed that payment in our system. I am rejecting this response because: they never sent me any paperwork on the change of escrow, and [redacted]'s letters to me referred to delinquent payment and never said anything about an escrow change. This latest response from [redacted] addresses the most recent problem of the alleged late payments, not the last six months of last year when I got letters about late payments, foreclosure, and delinquency and reporting to credit unions. I had cancelled checks 10-20 days prior to when they said I was delinquent. I have only spoken to lower level agents who respond in scripted manner, and have never had a supervisor who had the power to correct problems speak to me.

Mr. [redacted], upon receipt of your complaint I reviewed your loan with the processing manager. She advised that we verified the balances owed with a credit supplement which was pulled on 4/27. I was also advised that the balances being paid were reviewed with you by your processor prior to the loan...
closing. Additionally the amount were listed on the closing disclosure which you signed at closing. Had you felt that they were less than what was owed we could have re-worked the numbers before rescission ended. I am sorry that you feel you did not get the level of service you watned but we would have no other way to confirm the balances other than the credit supplement and your approval. Dear Mr. and Mrs. [redacted]:
We are in receipt of your complaint and are happy to respond to your concerns. I have reviewed your complaint and researched the issue regarding additional funds being misapplied on your account.
Payments are processed automatically by [redacted]. Since this is an automated process, the system is unable to read the memo line of your check. In addition, amounts paid in excess of your mortgage payment are handled differently by the automated process depending on the amount of the excess. If the amount paid is equal to 2 payments, the system will apply two full mortgage payments and will not apply anything to principal. If the amount paid is more than 1 payment but less than 2 payments, the system will apply one payment as the regular mortgage payment and the remainder to principal. If you wish to continue making payments to the designated address, I would suggest that you send an amount just under 2 full payments (i.e. $1299.00) and the payment will post $650.00 as your regular payment and 649.00 to principal.
Another option is to send your payment directly to Freedom Mortgage for manual processing. You may send any amount over the mortgage payment. Please send your payment to:
