In response to the complaint regarding the violation that
the tenant needs to maintain the property in a clean and sanitary manner. I have attached photos to document the living
conditions of the property. The tenant
states that there is dirt/dust in the property.
It becomes an
issue with the dirt and dust when becomes so bad that it
becomes a fire hazard. This tenant lives
in a building with other units. The
dust in one of the light fixtures is so bad it is now a fire hazard. She could be responsible for leaving other
tenants in a homeless situation. In
April 2012, the tub had a new tub surround installed. The failure to clean the surround and the tub
in a timely manner, may now have caused permanent damage to the fixtures.
The tenant states that she has let us know of problems with
a dishwasher. We replaced the dishwasher
June 2013. Aug 2013, she reported a
problem with the dishwasher. The
appliance repair company found that the disposal was jammed causing the
dishwasher to not drain properly The
jam was caused by grease in the line. At
that time she was charged $for the repair, which has not been paid to date We have available an online tenant portal for
tenants to put in work orders/maintenance requests. The tenant has not entered a work order
online, nor has she called to let us know that there is a problem. If the dishwasher is not working, had the
tenant called in a timely manner that the dishwasher wasn’t working, we may have
been able to repair it under warranty.
At this point the tenant is now costing the owner money because she did
not report the problem in a timely manner.
The photos also show other items in need of repair. Items left unrepaired can cause more
damage. It is our obligation to limit
the damage caused with preventative maintenance. The tenant has failed to contact us regarding
the necessary repairs to the door that is completely falling off its
hinges. The lack of slats on the
vertical will now require that the entire blind be replaced. Had the repair been reported, we probably
could have replaced just a few slats saving the owner money. Please
note the carpet in one photo shows unusual wear and tear to the point it will
need to be replaced.
One reason the tenant may be hesitate to call in maintenance
request is due to her negligence causing the necessary repairs. When this happens we do charge the tenant for
the repairs. An example of this is in
May 2014. The tenant called in to report
the kitchen being flooded. The vendor
sent out found that the kitchen sink line was backed up causing the line to
break. The vendor found two straws,
small children’s paint brushes and metal in the line. The bill for this repair was over $while
we only charged the tenant $(hour of labor) of which she has not paid to
date.
The tenant states she has many issues with maintenance. This is true in the fact that she screamed so
badly at one of our vendors that the company refuses to go to that unit if
there is a problem. On more than one
occasion I have also been subjected to the tenant’s screaming. Due to her the treatment from the tenant, we
are happy to see her give us her day notice. The maintenance vendor told her that he would meet with her to go over the problems She made is clear that he was not welcome
Tenant states she has always paid on time. There are outstanding late fees because the
rent was paid on or after the 6th day of the month in July and
September 2014.
The security deposit requested will be disbursed only after
the tenant has move out. Per the lease agreement,
the disbursement will be made before days after the tenant has given
possession back. The deposit is for
necessary cleaning and damage done by the tenant upon vacating the
property. At this point should the
tenant choose to not clean the apartment when she vacates, the majority of the
deposit will be required to clean the unit
