First, I would like to point out that [redacted] has not paid for or received any services. In my opinion, bait and switch is when you accept money for a service and that service is not as advertised. This is a complicated situation and I spoke to [redacted] on the phone about moving forward....
[redacted] brought up an important point. If we have a policy on what level of commission we will accept and not accept when it comes to advertisings James' house, we should really point out that level of commission on our website. We are a new company and this is the first time we have dealt with a complaint of this nature. We are working with [redacted] to find an ammicable outcome and I gave him some options to think about. We ended the coversation about setting this Revdex.com complaint aside as we work on what type of service is best for [redacted] and find a solution.I do want to say that the reason we "care" about what level of commission [redacted] wants to offer is because we have to protect our reputations among other brokers that are members of the MLS. The MLS is a club were brokers go to offer a commission split in order to get buyers to a listing. If I gain a reputation for offering commissions that are well below market levels, then there is no incentive for other brokers to show our clients properties. I can also say that the reason we are insisting [redacted] offer a higher level of commission is to attract all of the other Buyers Agents and their buyers. If 20 other nearby listings are offering 3% commission and [redacted] has a 0% offering next to his listing, then naturally Buyers Agents will not show his house as they won't make any money. We are working with [redacted] in regards to building the normal market commission into his list price so that he can offer the same commission as his competitors when they view the listing. We are working on a resolution. We will be making changes to our website moving forward. Thanks[redacted]
