I have been utilizing the Fundrise platform since March of I find the firm to be transparent, knowledgeable and, most importantly, careful The management team has intensive experience in real estate The educational materials on the website are fantastic The deals are easy to understand and make sense I do see a complaint here that claims Fundrise does not offer investments to non-accredited individuals While most of the deals are for accredited investors, the last have been open to non-accredited investors There has not been a private deal offered in quite some time Ben M***, one of the principals of the firm, has expressed concerns about the valuations of commercial real estate and has been around long enough to understand the cyclical nature of the businessI have been involved in different investments so far They have all paid as promised with a couple of exceptions have pre-paid and the investment was retired early Since most of the return was in the form of quarterly interest, this was OK It would have been optimal to go to term but I did not lose any money with the pre-pay except for the interest I would have earned Also, one of my only accrued interest only investments has had the repayment delayed by months This type of situation is clearly spelled out by Fundrise Thus, I was not surprised The sponsor of any deal can delay repayment by monthsThe website is excellent but doesn't work that well on an iphone I would suggest creating an app They also tout a return differential last year that was well above that of the S&P While I do not doubt that is the truth, I have learned that those numbers are easy to play with and that a year return is meaningless The real benefits are access and diversification in my opinionOverall, I am a very satisfied customer
