. Future Steel Buildings provided plans for the building I purchased that were 2 cycles behind. The International Building Code (IBC) updates regularly on a 3 year cycle. 2012. 2015. 2018 etc. We made our purchase during February of 2019 and received plans that were stamped IBC 2012, preventing approval of our construction permit and putting a halt on everything. It took them several months and a lot of headache on our end to get them to provide updated plans. As a result, we couldn't begin construction until summer time here in the desert southwest where temps regularly reach triple digits. Future Steel Buildings refused to provide even a partial refund. I would not buy from them again. They were very nice to deal with until our check cleared.
Although the ICC issues new codes every three years, as Mr. D. stated, these are NOT adopted by every building authority. In fact, about, 99% of the United States has NOT yet adopted IBC2018, and will not do so for several years, and much of it never will. This is normally the case. Building authorities require time to study the new codes and then require legislative action to adopt them if they are in agreement with the changes. This process usually takes years, and very frequently, new versions of codes are never adopted. Unfortunately, Pima County decided to adopt the new code and did so much sooner than normally occurs.
The building that Mr. D. purchased was designed based on IBC2015. Since Pima County had never adopted IBC2015 (an example of what is discussed above) , we certified the his building for the structural requirements of IBC2012 on his engineering plans. We could have certified them for IBC2015, but this would have done him no good as his County never adopted that version of the code.
We were notified in mid-March, that Pima County had adopted IBC2018. Unfortunately, IBC2018 implemented serious changes from the predecessor codes, which had particularly challenging implications for our unique type of building product. Our senior engineer worked diligently for two months to study this new code and to apply it to our product. We issued new plans to Mr. D. confirming that his building was certified to IBC2018 structural requirements in mid-May, as soon as we possibly could do so and at no charge. Unfortunately, this was how long it took to redesign to the new code, notwithstanding that our senior engineer spent literally dozens of hours of overtime per week working on this task. We regret any inconvenience this may have caused Mr. D., but as soon as the issue was brought to our attention, we worked extremely hard to assist him to get his permits, notwithstanding that this was not our contractual obligation and that we did so at our own considerable expense.
