I was hired to repair and/or replace items called for by a pre-sale inspection.
The agreement I understood was that some of the items would be paid for at closing by the seller. Theremaining items would be completed and be paid for by the new owner, Mr. [redacted]. At some point in theprocess Mr. [redacted]...
decided that he wanted only the items done that were paid for by the previous owner.By the time that was communicated to me I had already purchased the garage man door and installed it.After I explained to Me. [redacted] that the door was already install and the attic vent was not completed, hebegan to complain about the quality of the door and install. I told M. [redacted] that I would be glad to comeout and address any issues he had with the door, and also complete the bath vent duct repair. He toldme he didn't want me to come back and do any work. So I told him I would remove the cost of the bathduct repair and send him a final invoice.
After sending the final invoice to Mr. [redacted] I contacted him by phone and he said he would not pay thetotal amount but would pay for the door minus the cost of a painter to come out and repaint around thedoor. I told him again that I would come out and address any issued he had with the door install. Atthat point I offered to reduce the invoice to just my hard costs involved in the door install. $390.08.(Seeenclosed invoices and email correspondence.) I received no response from Mr. [redacted] and consequentlyfiled a lean against his property.
If Mr. [redacted] will remit to me the $390.08 for the cost of the door and install, I will release the lean fromhis property.
