This past July 30th, 2014, our firm was contracted by *** *** to perform a home inspection and radon in air test a ** *** *** in *** **The attached report was prepared and sent to the clientOur inspections are performed following *** Standards of Practice and they reflect the
condition of a home at the time of our inspectionIn this particular home evidence of water penetration and moisture damage was clearly pointed out to the client (Page of report)
A home inspection is a visual evaluation of a property at a given point in timeA home does not "pass" or "fail" inspectionThere is no such grading scale that is appliedThe inspection evaluation is presented to the client who then must make an evaluation about how to proceed with the purchase and what issues they will address/correct once they purchase the homeThe intent is to make clients aware of the conditions of the mechanicals, electrical, structure and appliances following the *** Standards of Practice
Our service also includes a final walk thru evaluation prior to a client's closingThis inspection is intended to check any item the seller agreed to correctWe were not called to complete this inspection by the client at ** *** ***
We were notified nearly one year later that the client was having issues with water penetration in her basementThe issues were identified in the report that was providedIf corrective action was not taken either before or after the client moved into the home, the issue would continue and continue to worsen
The client suggests that she does not understand how our firm could give this home a "passing" grade on the inspectionThere is no grading system as previously mentionedIssues are identified so the clients are aware of them and then they proceed as they see fit
We are sorry for the client's concerns and issues but our service is not the cause of the issuesThey exist because no action was taken to correct them

I am rejecting this response because:If we would've known about these major issues we would've never bought this homeIt's been less then months since I've lived in this homeWe noticed the major issues in the house during this winter and spring,especially with the heavy rainWhen I called *** *** to tell him about the problems that we were facing he promised that he would send an inspector to come and reinspectHe lied and never sent an inspector to home to reinspectHe actually came himself to come tell me to read pgon inspection report I tried to point out all the major issues in the house but it seemed like he didn't care because all he kept doing was looking at his phone and left after minsHe saw the deck falling apart and half the house tilting over with his own eyes.I don't understand how he doesn't see that this is a problem and it's a big problemHis employee *** did a poor job at inspectingEVERYTHING was visible! We are first time home buyers we spent $on an inspection to see if the house was worth the buyThe deck(no permit) was visible, the foundation was visible, the fake garage door drainage(no permit) was visible, the cracks were visible, EVERYTHING was visible and not pointed out to usI asked *** *** how was it possible that his employee *** inspect in less than mins? An inspection is never rushed but I'm assuming that *** did a poor job because Karen Danks, from Weichert Realtors, was good friends with her and wanted to rush a saleProchek even lost my radon test for my home which is something I didn't mention previouslyI have emails were my realtor went back and forth with *** *** and I because they couldn't find the lab resultsIt took them more than a month to give me an answerI have emails with *** *** telling him how concerned I was about this issue as wellAfter weeks he replied back and said they found a lab result with no address on it and that they assumed it was from ** *** **I said how am I sure that's mine? He said, because that was the only one missingHe then emailed me a lab result in which till this day I don't even know if it's accurateThis shows how unprofessional this company isI have the emails to proof thisI'm very disappointed and disgusted by Procheks serviceI would never recommend this Inspection company not even to my worst enemy! Our firm performed a home inspection for [redacted] on November 10th, 2016. The property was occupied for over 6 months until she closed on the home sometime in June, 2017. Ms. [redacted] called our firm in early July to inform us we failed to report a missing screen. The inspection...

report shows the screen was present on November 10th, 2016 at the time of our inspection. Additionally [redacted]omplained her air conditioning was flowing un-evenly in the home. The air conditioning was not tested on November 10th, 2016 because the exterior temperature would not permit this test. She was informed at the time. The heating system was tested and it worked properly. She was advised to have the filters changed and to have the system serviced by a licensed HVAC contractor at the time of the inspection.Our service includes a final walk thru inspection prior to a client's closing. This service is intended to provide additional protection to our clients since a period of time elapses from the initial inspection to the closing. In [redacted]s case this period of time was an excessive 6 months with people living in the home. Our inspection is at a given point in time. It is not a warranty against future condition[redacted]y di not call us to complete the final walk thru. She was advised of this service when the order was place, at the time of the inspection and when the reports were emailed to her in November, 2016.Significant time past from the initial inspection to the client's closing with people living in the home which we can not be responsible for. Additionally, [redacted], our employee who performed the initial inspection is licensed by the State of Connecticut with over 30 years experience. He is highly trained.
