I did not want to rate G&S Association Services, LLC with even one start after the grief they have put me through over the past three months. Currently I am waiting on a follow up phone call from the owner (Ghilda [redacted]) confirming how she will rectify the following issues. Note that I reached out to her via phone and email over 24 hours ago. Clearly keeping condo owners satisfied is not a top priority. Steer clear of this company if you can.

1) Basement Access. I have been asking since June 2016 for access to the basement so that my tenant who lives in the unit may use the designated storage area. Initially this request was sent to Carey, the former property manager for [redacted] (employed by G&S Association Services, LLC). Her response was that I should have received a key when I purchased the unit. I immediately let her know I acquired the condo as a foreclosure and certain standard processes, including turning over a basement key, did were not followed (i.e. did not occur). She then informed me a key would be sent via snail mail. I followed up multiple times to hear the same excuse of "your key will be put in the mail." I have since followed up with Valerie who initially repeated what Carey told me. It was not until the past two weeks that I was told the key is kept on the property in a lock box. However, getting the code for the lock box has been a MAJOR issue as Valerie has given me two codes (on different occasions) and both do not work. To date I still do not have access to the basement after asking for almost three months.

2) Contracting Appointment. I informed Valerie (Coventry Condo Property Manager employed by G&S Associates) of a leak in my unit on Tuesday, September 19th. In response she requested I send an email with specific details(i.e. issue description, pictures, etc.). The same day I sent her the email and she immediately put me in contact with a contractor who stated he would not be available until the following week. Mind you this issue is over a water leak which can do a lot of damage if left for an extended period of time. Today, September 26th) my tenant received an email that the contractor would be out all week due to illness and cancelling all appointments. I do not understand why my tenant should have to wait another week for the contractor to be available. Is there not someone else who can be used? **Note. My if we use the G&S Association Services, LLC identified contractor it will be two weeks before my tenants issue is seen.

3)Parking Gate. I have asked for over two months about updates for the nonfunctioning parking gate and received very little feedback from my designated property manager. This past Friday, September 23rd, my tenant found a new parking gate installed which requires a code I was not given. Please help me understand why I was not given a code as an owner BUT others living on the property received the code.

4) Grass Cutting. The grass has not been cut at the property in four weeks.
