From: Kristina K [redacted] < [redacted] @crcrealty.com>Date: Sat, Sep 30, at 11:AMSubject: Resident [redacted] complaint ID # [redacted] To: " [redacted] @myRevdex.com.org" < [redacted] @myRevdex.com.org>Cc: Melanie M [redacted] < [redacted] @crcrealty.com>, Janisha A [redacted] < [redacted] @crcrealty.com>Hello [redacted] , On September 27, we received attached letter in the mail from The Revdex.com in regards to our past resident [redacted] complaint.Please find our response to this matter below: We received past resident complain from [redacted] about carpet charges at the move out for the following address [redacted] , Apt ***, Sterling, VA ***.According to Section Eof resident lease agreement named “Damages” it states that: Resident will be liable for actual damages, including but not limited to , the following:For all expenses Management may incur for cleaning, painting and repairing the Premises due to Resident’s failure to leave the Premises thoroughly clean and in good condition.According to move out inspection that was completed on 08/07/immediately after resident move out date 08/06/we found multiple stains throughout the carpetSince we had to replace the carpet due to those stains, we charged resident based on prorated amount based on the life expectancy of the carpetThe full cost of the carpet is $807.85, resident was charged $656.60Carpet was brand new and installed before resident moved in to apartment ***-Originally resident moved in to apt ***-on September 7, 2016.Therefore we have found that the carpet charges are valid and will not be able to remove those from [redacted] ’s final account statement Also, we do not compensate if a resident decides not to stay in their apartment home for one reason or another, therefore we cannot reimburse him for staying away from his apartment home The paint smell was due to a tub re-glazing in a vacant apartment in building [redacted] which we do with many vacant apartments before a new resident moves in While we understand that the smell was highly irritating to resident, and did apologize for that inconvenience, we have done this in many apartment homes without issuePlease let me know if you have any further questions or concerns.Very Respectfully,Kristina K [redacted] | Property ManagerChase Heritage Apartments [redacted] | Sterling, VA ***

I took over this matter from the Property Manager, Kristina earlier this week. We are prepared to remove the carpeting charges from the account and move out statement for Juan Cortes. If this will satisfy the residents concern and resolve this matter, I will have the move out statement adjusted and send right away.
