To Whom It May Concern,This letter is to address the current security deposit dispute between G[redacted] Real Estate and[redacted]. On Wednesday April 26, 2017, agent Zack G[redacted] showed the apartment located at [redacted] to both [redacted] and her boyfriend [redacted]. During the...

showing [redacted] statedthat [redacted] would not be on the lease and he would only be a guarantor. After viewing the apartment, they both then filled out the application and followed the standard application and guarantor process.Once the reports came back [redacted] was informed that we would proceed with having her drop off asecurity deposit. We both agreed to starting the lease on 5/15/17.[redacted] dropped off the security deposit on 4/27/17 and we scheduled the lease signing forThursday 5/4/17. On 5/4/17 our agent Zack G[redacted] spoke with [redacted] on the phone. She stated shecouldn’t come in to sign the lease and requested we reschedule the signing for Wednesday 5/10/17 towhich I agreed. On 5/10/17 she then cancelled the lease signing again and asked to have the leasesigning for 5/15/17, the day the lease was to start, and again to help accommodate her we agreed. On5/12/17 (the Friday prior to the lease starting), [redacted] called and stated she could no longer take theapartment and needed her security deposit back because her boyfriend [redacted] was being deployed andshe had to go with him to watch his child. Meanwhile, at the apartment showing she stated hepotentially would be deployed which is why she needed the place for herself only and never mademention of possibly needing to watch his child.During the phone conversation [redacted] was informed a full refund could not be guaranteedsince we had the property off the market for 3 weeks and lost many potential tenants due to hercontinuing to cancel our lease signing. AT THAT POINT SHE REQUESTED TO ONLY RECEIVE HALF OF THEDEPOSIT BACK. We then made the decision and told her that if she would provide the letter of [redacted]’sdeployment we would issue her $200 of the deposit back. As you know, by issuing a security deposit sheessentially entered into a lease agreement, which technically she would have been bound by the“entire” lease term. We tried to be cooperative and reduce her out of pocket expense by only holding aportion of the deposit. We owe an obligation to the owner to get the apartment leased and we felt thiswas the fairest solution. From that point, we did not hear from [redacted] and received a call from [redacted] who was veryupset by this and claimed we were “stealing from the government” due to the fact that he was in themilitary. However, this statement seemed irrelevant and confusing since [redacted] was the one whosename was on the lease and the one whose name was on the security deposit check. He stated they wereowed the entire amount back and claimed the property was only off the market for a week which by thedates provided you will see is incorrect. He then informed us there would be no further need to talkwith him directly and he would be going straight to the Revdex.com to get the money back.RegardGuy G[redacted]
