My property manger has given erroneous information about my payments of my HOA's ;I have paid all on time. She continues to submit these to me having me correct her by showing my checks. now my credit has been affected negatively.

I was just made aware of a complaint you made with the Revdex.com regarding your billing for *** unit #9. I wish you had called or emailed me to discuss the situation prior to your complaint. I was unaware there was an ongoing billing issue until I received a call from the Revdex.com yesterday.
I had Bookkeeping pull all the documents from your file and it appears you did send letters asking about your billing and when the due date each month is to avoid late fees. Those requests for information were responded to by Bookkeeping. Just to clarify, ***, according to the *** HOA Collection Procedures and Policies, (sent to you previously and attached here) the monthly fees need to be received within 15 days of the due date which is the 1st of each
month.
Also to clarify, my office has never charged you a late fee even if the payments were received
e 15th of each month. My office has also never reported any late, or otherwise, information to any of the three credit bureaus about you or your account.
In your homeowner file, there is a letter dated February 11, 2018 stating your tenant brought to your attention that the front patio floor is in need of repair (attached). Those letters do not come directly to me since you send them with your monthly check. In the future, it would be more logical and reliable if you address any concerns you may have directly to me either by mail or email. My email address is i***. That will prevent oversight or delays.
I will have our crew go to unit #9 and repair the patio by the end of this month. Please make sure any items preventing the work are removed by February 26, 2018. Please also let your tenants know the work will be done and to expect our handymen.
As there have never been any late fees assessed nor any credit bureau reporting against you, I will consider this resolved unless I hear from you. My office number is .

I have reviewed the response made by the business in reference to complaint ID, and find that this resolution would be satisfactory to me. I will wait for the business to perform this action and, if it does, will consider this complaint resolved. I have written her a letter back to let her know that the Only action I took when my credit score decreased 20 points was to contact you. Fortunately my credit score has increased 20 points. I also showed her several instances where she was in error that I had Not paid my monthly HOA fees & she was going to require me to pay $528.00 for fees I had already paid. I had to spend several hours getting all the information to prove I had already paid the fees & they were not late 30 to 60 days; this statement was sent to me 9/18/17. The other statement sent to me on 12/19/17 said I was $26.00 short on my payment for October which was their error & I again spent my time showing her I had paid my fees. MY hope is that in the future she will be more competent so I won't need to spend time correcting her errors.

The Property Management for my rental property which is a condo Is refusing to maintain my patio floor boards. My renters have complained to me. I have sent 4 letters requesting them to maintain my patio floors. The first letter was mailed February 11, 2018. In the 5 years I have owned this condo they have never maintained the floor boards.

For the property management to repair the floor boards so no splinters are there when my renters walk out onto the patio & simple maintenance of the floor boards.

I am responding to a complaint you made with the Revdex.com regarding your patio flood boards at *** I have called you and recently emailed you regarding the response and the actions the Association directed us as the management company to take.

In your homeowner file, there is a letter dated February 11, 2018 stating your tenant brought to your attention that the front patio floor is in need of repair. Any previous letters you sent had not been coming to me directly until recently. That is when I became aware you seemed to have questions as to why your lower patio wasn’t repaired.

I sent the handyman out to take a look at the patio in late February and he walked the patio, took pictures, and nailed down into place any nails that had popped up. I left you a voice mail letting you know that was done and asking if you had additional questions. I was not sure what you wanted the Association to take care of since your patio is in good condition overall. I also have invited you to numerous Board meetings to state your case to the HOA Board Members but you have yet to attend one meeting.

At the April HOA Board Meeting, I asked the Board Members to accompany me to your patio and decide whether they thought additional work needed to be done. There were two boards which had a slit in them. One Board Member and myself stood on those boards at the same time to ensure the boards would hold without breaking. There was no sign of stress on the boards. The decision from the Board members was unanimous that your patio is in very good condition. The patios get repaired in order of priority which is set by our termite contractor. There are other patios which require immediate attention. I will be happy to put your patio for *** on the list for replacement of those boards in the future. Thank you for letting me know about the patio floor boards.
