I was hired by the Board of Directors in December as Managing Agent for the HOA. No meeting is required with the homeowners to vote to change management

The association does maintain the front yards as required by the DeclarationBack yards are maintained by the association as a courtesy, weather permitting, if the yard is accessible. The documents for the association do not state the association will maintain the back yards. Residents who want their back yards maintained by the association must leave their gate unlock, pets inside and all debris removed from the grass. This resident has a wire holding the gate closed. We do not access back yards if the gate can not be opened and closed securely and easily. This way the lawn service company and the association are not responsible for repairs to the gatesThe first few weeks of March there was substantial rain in San Antonio, which delayed the lawns from being cut. So far in 2016, we have had inches of rain. This was explained via email.
