we have purchased every item except for light fixtures. Galvez Works is 100% dedicated in completing this project in the next couple weeks and delivering a high grade product.   Galvez Works LLC. has completed over $50,000,000.00 in projects and have only experienced 2 complaints to the Revdex.com we are not a perfect company although we do strive to satisfy all of our customers and have always resolved any and all issues that arise.      With Kindest Regards   Respectfully   [redacted] Galvez  President Galvez Works LLC.  12010 Warfield St  San Antonio TX 78216 GalvezW response to Revdex.com is none combative and very transparent.  Galvez Works LLC. took on this project as a referral from another contractor that did not have the resources to complete this project with the budget that was presented to him, he then referred them to Galvez Works LLC. because he knew that Galvez Works has the in house resources that could help in meeting the [redacted] budget. Galvez Works LLC. took on this project with the understanding that it would be a difficult remodel due to the budget restraints although confident that we could meet the requirements of there provided plans.   Galvez Works LLC. had just recently completed a similar project in the same neighborhood with a similar budget of $68 per square foot and successfully completed it.   Galvez Works LLC was last resort due to the fact the [redacted] had a hard move in date of early March, therefore giving us two months to provide a habitable dwelling. Build Plans were provided by the [redacted] to Galvez Works LLC and we immediately ran into problems provided plans had scale and dimension errors this caused unforeseen construction errors. Galvez Works LLC also encountered construction substandard with sheetrock paint and trim work due to cramming multiple subs at the same time and hiring subs that we had never used due to the pressed timeline.   We also added Change orders that added 4 weeks to our project.   Galvez Works LLC. managed to  Redo 100%  of the Mechanical,HVAC, Electrical, Plumbing, foundation and major structural changes in a matter of 9 weeks we also installed sheetrock,texture, sanded floors and applied a coat of polyurethane to include painting of walls plus provide 2 functional bathrooms one upstairs and one downstairs in the same timeframe. During the same timeframe we acquired a major remodel permit and passed all of our inspections, anyone with any sort of construction knowledge and background understands that it definitely was not an easy task.  Galvez Works LLC understands the initial quality of the paint, floors or trim work was subpar and not the quality that Galvez Works LLC. will stand behind, this information was communicated and stressed to the [redacted] as a result of the move in date, my team worked multiple weekends to achieve a habitable dwelling, against Alamo Heights ordinances.  I also acknowledge that new windows were not in place at the time of move in, windows were order immediately after framing modifications were accomplished but hit a delay on glass delivery due to a massive hail storm that hit our area. I also informed the [redacted] that we would go through the house and we would highly detail the home until both parties were satisfied.   The project came to a halt when the master bathroom tile selections could not be finalized, we purchased and brought the tile that was selected in Houzz, that tile was rejected by Mrs. [redacted],  I then picked up a Calcutta porcelain sample that I thought would work with the feedback the we received from Mrs. [redacted] and it also was rejected.  I instructed the [redacted] to go the Tile Shop to select tiles from there expansive selection.   The [redacted] made there selections, we then setup a meeting with Mrs. [redacted] to clarify the layout of the tile installation and we also informed her that the selections were over budget and would take a couple weeks to arrive. Galvez Works LLC. proceded with the purchase and started the installation immediately upon receiving the tile. Galvez Works LLC  generated the change order for the difference and also requested the 4th draw of $15,000 our benchmark cabinet order and emailed/texted the request with our benchmark for the request, thats when we received the request for a mandatory meeting.   The meeting took place in my office and we were informed that the change order and draw request would not be paid since the [redacted] did not feel that the draw was justified. I justified the draw by explaining that we would be funding kitchen floor, cabinets, granite, interior doors, master bathroom glass shower enclosure and final plumbing fixtures. I also informed them that the up to date  job cost was right under 85k and that I wasn’t prepared to start funding there project, the [redacted] refused payment and halted the project.  We then agreed that I would wait for the 4 draw and would be paid upon the master bath tile, kitchen, and bar cabinet installation. Unfortunately  that backfired on me because there was an elevation mistake with my kitchen design and color scheme, the rendering and production plans were approved although height was 9’ instead of 10’ we redesigned the cabinets with a  additional delay of a 3 weeks. We also had a delay due to the island color selection, Mrs. [redacted] did select a color from an image in Houzz although I informed Mr.and Mrs. [redacted] that the finish would require multiple steps and added cost to achieve a similar finish and that point new colors were selected.  Mr. [redacted] then kindly picked up two color samples that Mrs. [redacted] selected and brought them to my shop my finisher created 4 color schemes for approval neither were approved, [redacted] finally settled on our triton grey thats on display at Triton stone. Cabinets went back into production on July 6 after our July 5 meeting and will take two weeks to fabricate and paint, I informed Mr. [redacted] that I would attempt to have them in by the following Saturday.  One thing thats needs to be understood and I have stressed multiple times is that I don’t fund projects we are construction company,  project funding must come from a lending firm or the customer.    Galvez Works is in the Red and being forced into funding this project I understand that the [redacted] feel that there project cost sits around 40k however this number is way off,  the project sits at $93,451.34 actual cost,  how they came up with that number I don’t know. I do agree that was left is valued at approximately $50k further more justifying why they need to pay the requested draw. Market value is as follows-kitchen, bar, and island $15300, Master vanity and top $2400, shower glass $2800, Hall bathroom vanity $1200, outdoor kitchen structure $3800, Kitchen/dining room floor $3500, hollow core Interior doors  $4550, Master bathroom closet $3500, final floor finish $2500, Stairs treads $2400, bathroom tub refinish $550, sinks, faucets, disposal $1200, final paint touch ups and punch out $6000 this justifies what I have been expressing all along, I am giving the [redacted] an incredible deal that no other contractor can match.  Galvez Works LLC. agrees that there were multiple mistakes, and quality issues, although we need to recognize that the plans that were supplied were incomplete, scaling was wrong measurements did not match the house footprint, selection pallet is completely custom plus we were under a tight timeline from the beginning with multiple obstacles to overcome. Complete remodels that require complete MEP + structure changes usually take from 5-12 months with no one living in the dwelling.  I understand Mr. and Mrs. [redacted] frustration, It is tough to live in a home thats under construction but there was no alternative they told me that they understood that it would be tough and we would move through it.     I was also required to sign an addendum on July 5 with a 7 week completion date or we would be penalized an incredibly high daily amount, I build new homes and our bank daily penalty fee are usually between $50-$100 for a $500,000 build.  Galvez Works also acknowledges that some items were removed from the premises and I have agreed to compensate or replace those items, new replacements would cost $980. I am rejecting this response because:The work by [redacted] Works was commenced work on 11/11/15 by coming by the property to look at what had been done. His crew worked on the property 2 days that week 11/12 & 11/13 then 2 more day the following week of 11/18 & 11/19.    The Job is still incomplete since his crew was once again pulled away to a bigger Job this time the job they left my job for is in San Marcos according to the foreman.   Issue is REMAINS unresolved as I have yet to get the contract or warranty plus haven't been contacted by [redacted] Works. I called him and was told he would get back to me.

As of today, the customer has warranty & contract info in hand. The work is complete. Crews were removed from the site due to heavy rains. One of the causes of her unloved house is water runoff going under the house. We could not cement piers in wet soil. She was informed that the site had to completely dry out and that takes longer under a home. I was on site with her this AM and she expressed no further complaints to me. We are going to replace some skirting on the exterior, other than that the job is complete.

I am rejecting this response because:  We have seen some forward momentum over the past several weeks when this complaint was filed with the Revdex.com and our attorney filed a formal demand letter with Galvez Works, LLC.  The 4th draw was paid to Galvez Works, LLC on 9 August 2016 when the benchmarks in the contract addendum for the 4th draw were met; final payment is pending at project completion and owner acceptance of the work completed.  We are still awaiting final completion of the project, which is pending but currently in process as of this date (6 September 2016).   We are all seeking a satisfactory resolution to this complaint, and I will follow-up with Revdex.com pending the final outcome.  We appreciate the continued attention given to resolve satisfactorily this matter.  Thank you in advance.
