the tenant below:Front door - When the tenant moved in, the door was working just fineHowever, the tenant complained that the door was too hard for her to open and closeWhen that complaint was lodged we fixed the problem, and that created a crack next to the hole where the latch from the door meets the frameThere was no issue with the little crack at the beginning as the door had two locking systems: the door latch, and the jimmy proof deadboltWith repeated use, the tenant reported the crack to usWhen Gard Global negotiated the lease with the tenant, it was agreed that that the tenant would follow up, and be there for the repairs in return for a US$discount in rentThe tenant did not follow up until the frame was crackedWe ordered a new door from *** *** (a reputed home goods and services supplier), and that door was fixed in about six weeks which is what it takes to order a custom door (the door is not standard height - its taller)All the five companies that we interviewed for the job said it would take six weeks to get the door ordered and installedThe same company that the tenant mentions informed us that it would take them six weeks as well as the door had to be custom orderDuring these six weeks, the broken door was bolted shut (i.esafely shut), and the tenant used the back doorNonetheless, Gard Global felt we shared some responsibility in the issue and gave the tenant about US$in rent discount as we fixed the doorPlease note that DCRA gives landlords days to fix issuesHence despite the fact that the door was fixed in about days from the time the door broke, and we had agreed with the tenant for her to follow up and be there, we gave the tenant about US$in rent discountRobbery in November - Robbers knocked down a different door and broke into the houseThe door was immediately bolted, and Gard Global immediately ordered a new door from *** ***As before it takes weeks to get a door done by one of the most reputable hardware stores in America (***)Technically, this starts with taking measurements, and then getting the door orderedGard Global will not compensate the tenant for this incidentThere was nothing the company could have done differently; the company responded immediately, and it takes weeks to get a door ordered and installedPlease note that the front was working during this time, and there is a gate which gives the tenant access to the back yard.Payments: Though the tenant has been with Gard Global since June 2014, none of the payments ever reached the company on the first of every month as stipulated in the leaseThe company received the first payment on the first of the month on February 1, However, Gard Global understands that some of the delays might be due to the banking/postal systems delays, and do not charge late fees The company gives a grace period upto the days, and the property manager is required to file an eviction on the 11th day of the monthGeneral responsiveness: The very reason that the company negotiated the US$discount with the tenant was so that the tenant could be there when repair technicians come to the houseThere is no full time property manager, and the part time property manager often travels outside the countryIn those circumstances, there is another gentleman who can help the tenantThe company has no capacity to do much more than that even if the rent were increased

When Gard Global negotiated the lease with the tenant, it was agreed that that the tenant would follow up, and be there for the repairs in return for a US$25 discount in rent. The tenant did not follow up until the frame was cracked. We ordered a new door from [redacted] (a reputed home goods and services supplier), and that door was fixed in about six weeks which is what it takes to order a custom door (the door is not standard height -  its taller). All the five companies that we interviewed for the job said it would take six weeks to get the door ordered and installed. The same company that the tenant mentions informed us that it would take them six weeks as well as the door had to be custom order. During these six weeks, the broken door was bolted shut (i.e. safely shut), and the tenant used the back door. Nonetheless, Gard Global felt we shared some responsibility in the issue and gave the tenant about US$1000 in rent discount as we  fixed the door. Please note that DCRA gives landlords 45 days to fix issues. Hence despite the fact that the door was fixed in about 45 days from the time the door broke, and we had agreed with the tenant for her to follow up and be there, we gave the tenant about US$1000 in rent discount.
Robbery in November -  Robbers knocked down a different door and broke into the house. The door was immediately bolted, and Gard Global immediately ordered a new door from [redacted]. As before it takes 6 weeks to get a door done by one of the most reputable hardware stores in America ([redacted]). Technically, this starts with taking measurements, and then getting the door ordered. Gard Global will not compensate the tenant for this incident. There was nothing the company could have done differently; the company responded immediately, and it takes 6 weeks to get a door ordered and installed. Please note that the front was working during this time, and there is a gate which gives the tenant access to the back yard.
