To Whom It May Concern, We are in receipt of your email notifying us of a complaint from [redacted] and [redacted] ***, tenants in our [redacted] at [redacted] ** [redacted] and [redacted] *** originally applied for tenancy on April 25, after first inspecting this home (which was ready for immediate occupancy) That application was denied on April 29, [redacted] then wrote a very heartfelt letter on May 2, explaining the circumstances which had contributed to our rejection We decided to give them a chance and approved them with a lease beginning on May 15, The home they were interested in was a used home and it was ready for immediate occupancy (which they needed) The tenants brought dogs into the home with them On June 23, we received a note (copy attached) advising of some items that they wanted brought to our attention so they weren't charged for them at the time they vacated (if they weren't to be fixed) and offering us the chance for a brief visit should an inspection of said items be required Their account was noted We received a letter from [redacted] on July 18, (copy attached) advising us that they no longer had any pets in the home This same letter now requested that we replace the carpet and alleged that our representatives had made comments as to the carpet's condition at various times (which is denied by said representatives) The letter also brought another work order item to our attention I contacted the regional manager to arrange for an inspection which was scheduled for July 21, During this inspection, additional items were brought to our regional manager's attention and he notified our office of same On July 22, 2014, our letter to the tenants (copy attached) advised them of the status of all work order items requested In response, the tenant wrote the letter dated July 28, (copy attached) once again asking for the carpet to be replaced and once again alleging comments made by our representatives (which they deny having made) In a good faith gesture to the tenants, in our letter to them dated July 30, (copy attached), we offered them the opportunity to have new carpet installed provided they arranged for the removal and replacement of their furniture They declined our offer in their letter to us dated August 6, (copy attached) On August 12, we wrote to the tenants (copy attached) and offered them the opportunity to break their lease with no consequences No response as of today's date We wish to close by saying that these tenants saw the home and agreed to accept the home as it was...clean but with some stains on the carpet As they were moving in with pets and needed immediate occupancy, they agreed to accept it in that condition After moving in and later removing those pets, they wanted new carpeting installed We were not obligated to replace the carpet In addition, Garden Homes did not wish to incur the expense or any liability for moving their furniture and other belongings of tenants Our offer to them was a fair one under the circumstances Our last offer to allow these tenants to break their lease is still open to them should they wish to take us up on that offer We appreciate the chance to share our version of events Thank you [redacted] Garden Homes Management Corporation ###-###-####

First of all, my last name is *** I was referred to as MrHoffman in *** *** Management's response.At the time that I submitted my initial work order in early August 2014, I noticed that my bathroom ceiling was sagging and holding water It was soft to the touch and I was somewhat afraid that the ceiling was going to cave in while I was taking a shower or other use of my bathroom When maintenance came out, they realized that there must be a leak from the apartment above and said that once that work was complete, they would come back and repair/replace my ceiling, so yes, there was visible damage at that time (first picture attached) I submitted numerous work order from August through December because no one ever came back to repair my ceiling and it was showing signs of mold and mildew After another work order was placed over the holidays, a hole was cut in my ceiling in early January A couple of months later I went to the office and spoke to Alex I asked him when my ceiling was going to be repaired as I felt the open hole in my ceiling was becoming a health risk He told me that all of my previous work orders had been "closed." More work orders were submitted and nothing was done.On June 17th, 2015, I noticed another leak in a different place on my ceiling (above the mirror) Maintenance cut another hole in my ceiling and said they would return to when it dried After twelve days of not hearing from maintenance or seeing any work done, I submitted my complaint to the Revdex.com on June 29th, Amazingly, on July 1st, work began on my bathroom ceiling and it was completed shortly after I honestly feel that I would still be waiting on repairs if I would not have submitted a complaint to the Revdex.com.The photo *** *** Management submitted does not show the areas where the holes were cut unless they were just trying to show that the ceiling was finished I am attaching photos of the ceiling where you can see the ceiling sagging (1st photo) and multiple photos of the open hole that was overhead in my shower that I had to live with for six months as well as the water leaking from the 2nd hole above the bathroom mirror.Overall, I endured eleven months of my bathroom in need of repair and my rent was raised $per month in March No phone calls were ever returned from messages that I left for *** at the corporate office trying to resolve the matter No one should have to submit more than one work order for a problem or have to continuously follow up to see that the problem is corrected I fell that the offer of a $rent credit as a courtesy is inadequate and that I should be compensated more.

problem was repaired. No damage to the ceiling was visible at that
time. In December, there was another leak in the same
general area.
When the technician went to investigate, the cause of the leak was not readily
apparent. A hole was cut into the ceiling of Mr*** bathroom to
allow the area to be monitoredNo leaks occurred during our inspection and
testing. The ceiling was left open to allow for continued
inspection. MrHoffman was asked to contact *** ***
immediately if the leak re-occurred so the source could be determined, the leak
fixed and his ceiling repaired. While the length of time between the
original problem and the repair is longer than it should have been, the repair
to the ceiling has now been made. We are offering the tenant a $
rent credit as a courtesy.Thank you for your assistance in resolving this matter.*** *** Management Corporation

Review: Requested a quote for the payoff of my home on June 3rd 2013 and have not heard anything back yet. Have tried to contact on 5 other occasions.

I'm trying to sell my home to a buyer so I can move. I was informed by Garden Homes Management that I still owed them a payment on my Mortgage. This took place 30 days after I had requested an inspection of the home for sale. I contacted [redacted] by email on July 2nd 2013 when she informed me of the miscalculation of what I owed. I asked her to give me the amount so that I could pay it and he said she could not and would have to investigate the matter further and she would get back to me by the 8th of July 2013. Now thirteen days have passed, I have not heard anything from the company and phone calls/emails go unanswered. I want this to be resolved so I can sell my home and move to FL where my family is waiting for me.Desired Settlement: I am seeking one of two things. The amount I owe Garden homes management and for them to produce the title for my home with proof that they in fact own the property I have been paying them for since 2008. Or a refund of the 12,000 purchase price of the property.

We respectfully disagree with Mr. [redacted]'s interpretation of events as presented in the complaint he submitted.

Mr. [redacted] initially advised our office that he wanted to sell his home. He omitted the fact that he wanted to sell his home to someone who intended to remove it from the Community. The requirements are totally different for a home being pulled as opposed to a home being sold and remaining in the Community.

Once we became aware of his intentions, a review found a balance remaining on his mortgage account. To be sure the figures were accurate, we had his account reviewed by our accounting department. We advised him that there was a final monthly payment due on his mortgage.

Mr. [redacted] advises that he will remit that payment on Friday, July 19, 2013. Upon receipt, we will provide him with proof of ownership and proof of mortgage satisfaction. We cannot do that until the account is current.

Mr. [redacted] has also been advised that we require the lot rental account to be current; we need his forwarding address and phone number; we need the current name, address and phone number of his prospective purchaser; we need a closing date.

I will be more than happy to assist Mr. [redacted] in achieving the results he desires. He has my contact information.

After the initial response from [redacted] a Garden Homes Management employee, I sent them the final mortgage payment. They now refuse to release the title to the home. I expected this to be the case because that's what this company is. Slum lords. Nothing more. I am now perusing legal action against Gardem Homes Management Corp. and [redacted]

Review: In August of 2014 I noticed my bathroom ceiling was sagging. It was determined that my neighbor's (above me) shower was leaking. Maintenance fixed the leaking shower but never replaced my ceiling, which was sagging and showed signs of mold and mildew. I submitted numerous work orders from late August to December to get it fixed. Finally in January after another work order someone came out and looked at the ceiling. They told me the entire ceiling was going to be replaced. I submitted a few more work orders after no work had been done on the ceiling. It is now June 29th, 2015 and there is still a hole in my ceiling from where it was cut out in January by maintenance.

On June 17th, 2015 I noticed some water leaking from another spot in my bathroom, this time above my mirror. I submitted a work order and they came out that day to fix the leak. Maintenance cut another hole in my ceiling and said that they would return to replace the ceiling once the spot dries. Again, it is June 29th, 2015 and I have 2 holes in my ceiling.

It has almost been a year since my first maintenance request and all [redacted] has done is raised my rent. I have left 2 voice mails for [redacted] in the corporate office in [redacted] and I have yet to get a returned phone call. I am asking for my ceiling to be replaced immediately and either reduced rent or that I do not pay rent for a few months for compensation.Desired Settlement: Reduced rent, no rent for a few months, finish the job.

Review: The carpet in my trailer is dirty, smelly and urine infested. I have in good faith tried to rectify the problem since I moved in May 15,2014. After two and a half months of back and forth letters, they agreed to change the carpet. I had to move all the furniture, when I said all of this should have been done before I moved in and my health, back and shoulder problems, which is documented I might add would not let me move heavy furniture the deal was off. I offered to do what I could, not good enough. [redacted] contends that when I moved in I should have inspected the trailer. I looked for two bedrooms and two bathrooms in the two short minutes I was there. I should have figured something was wrong by the four air fresheners that were deployed, stupid me!!!!. I found out later that Garden Homes cared nothing of my health or well being, They wanted to save money, the bottom line. At this point I believe it is a personal attack on me and my roommate, we will not back down, and live in filth.Desired Settlement: The crew that pulls up the old carpet, can help in the moving of furniture. The man who puts down the new carpet, said to me that his two sons could help with the furniture moving. The family here before me had a male cat that was not neutered, need I say more. All I want is some new carpet so I can walk in my bare feet,a carpet that doesn't smell foul. A corp. like Garden Homes with so many trailer parks should not be making this such a big deal.

Review: HI I live in Danbury Ct in the [redacted] Home Park and it's run by Garden Homes Management Corporation. There has been no water for a few weeks now it's absolutely horrible living here. Somebody needs to do something about this.Desired Settlement: I would like hot and cold water
