1) There is a hole in the upgraded door ($3000) in which Garlon Homes or subcontactors have made no attempt to resolveThe hole in the door is due to Mr [redacted] requesting a different handle set be installed which did not require the second bore holeThe door vendor has provided Mr [redacted] the piece that needs to be placed in the hole2) Cracking in grout in bathroom, in which Floor Coinitially prepared however cracking again occurred We do not provide homeowner maintenanceWe provide a year craftsmanship warranty and during that year grout and flooring repairs will be done time as explained to Mr***Our flooring vendor completed their time year repairs at Mr***s request prior to his year warranty list being submittedAfter our time repair, cracked grout is a homeowner maintenance item 3) Hole in bathroom floor which was reported, Garlon Homes sent out a Handyman to look at it, and then declined to repair We do not provide homeowner maintenanceWe provide a year craftsmanship warranty and during that year grout and flooring repairs will be done timeOur flooring vendor completed their time year repairs at Mr***s request prior to his year warranty list being submittedAfter our time repair, cracked grout is a homeowner maintenance item4) Facia and Sofits, outside, are not treated lumber as there is rotting occurringThe material that was used for the facia and soffit for Mr***s home was the correct material and is not required to be treated lumberAgain this does require homeowner maintenance and upkeepIt is recommended that it should be pressure washed 1-times a yearAlso homeowners are responsible to maintain necessary caulking and painting5) Never installed outside dryer vent as reportedThere was a dryer vent installed per code at the time of receiving a Certificate of Occupancy from the code officeWe would not have gotten a CO without this installed

A) The original door handle installed was faultyRep from door company came to house, installed correct handle stating Garlon Homes did not use appropriate hardwareNobody, ever returned or attempted to correct issue after numerous emails and phone calls to Garlon HomesAlways for the past several years have been told Garlin Homes was trying to get a local repair person to install, or as Warranty Customer Support N *** would say.."I'm working on it" The handle set that was selected by Mrand Mrs*** at the color chart meeting was the handle set installedThis handle set has been used on numerous Garlon Homes’ with iron doors and no issuesMrand Mrs*** said that their handle set was not working so the door vendor was sent out to correct the issue and suggested that the handle set be swapped out to satisfy the customer and they mailed Mr*** the part that needs to be placed in the second bore holeB) Floor Comp did do repair work However, the same area initially complained about was repaired and then subsequently problems again with same areaSo if there are issues to date, the matter was not correctedSo much to agreement, that Garlin Homes sent a local handyman to assess situation, way after warranty time period, then declined to repair after local handyman provided estimateWhy send handyman after warranty then? All trades offer a time, year warrantyThis time was fulfilledWe do not offer a home maintenance programC) Useage of non treated wood on exterior is a short cutYou may not be required to do so, however stating that pressure washing will reduce rotting is absurdSouth La humidity levels and you choose to utilize non treated wood, would had been beneficial for you to have informed customer at time of constructionNearby Garlon Home years after being built sustained rotten wood to same areaSpending $7k years after build on facia and soffits because of rot shows shortcuts takenPer the neighborhood covenants, vinyl fascia and soffit are not allowedMr***s contract(attached) states wood fascia and soffitThere is not a “treated” fascia and soffit

Per item #on page of the attached contract this one year warranty has expiredWe can not indefinitely warranty a home and if we were to make an exception for one homeowner we would have to do the same for othersThank you

The carport/porch at Mrand Mrs*** home was built per plansAs you can see on the attached plans there is a screen with a wall on one side and an open area on the otherMrand Mrs*** did report this issue to Garlon Homes within their year warranty period and it was determined
that the problem came about when there was wind driven rain coming in, which is an act of God and beyond our controlThis is an unforeseen circumstanceMrand Mrs*** were given two options from Garlon HomesThe first option was to add a lattice wall to keep the water from coming into the carportThe second option was to add slate tile to create a different drainage pathMrand Mrs*** decided to have the slate tile installedTheir year warranty expired in December

I am rejecting this response because: I do not accept their excuse  yes the warranty has expired. However a honest company would make the situation right, even if it were at the expense of the company. The warranty was only one year. It took them over 6 months to redo the tile 4 times. They know this is unsatisfactory and we rufuse to accept this kind of workmanship. We paid $235,000 for a home to be build as we agreed   We did not agree to our carport to hold water for numerous days and for it to be a libility. The tile is dangerous and is not holding us to the weight of the veciles as promised. Just like they use the excuse " an act of God"  I use the excuse that sometimes situations take longer to resolve, call it an "act of God" if you would like. This is poor business practices and I will NEVER refer this company again!  If anything I will deter all of my clients considering a builder away from this company because of their lack of interest in trying to make it right and bidding behind their 1 year warranty excuse

Our flooring vendor and his sales rep met with Mrs. [redacted] at her home on January 6th to inspect the grout issue. Sanded grout was not used due to Mrs. [redacted] having a minimal grout joint. In this application an unsanded grout is the correct material to use.  I have spoken to [redacted] at [redacted]....

who installed the floors and grout in Mrs. [redacted]s home. He has assured me that he will be scheduling a time and day to stain and seal the grout in Mrs. [redacted]s home.
