[redacted] You contacted me on 7/for the first time regarding buckets in your attic area sitting under a piece of roof decking that was apparently cracked during your roof installation prior to you moving in The roof decking was dimensional wood which will often have an issue like this due to nails striking a knot in the wood when the roof is installed. This is not considered a hole in the roof The roof was reported as being 25% used during the inspection meaning that you have 75% of the roof life remaining which says this is a fairly new roof This was our first contact from you regarding your home for this issue or any other item I responded to you the next day stating that we often see buckets or pans in a roof that is fairly new because the previous roof was leaking and I recommended that if the roof was not leaking, I would not repair this decking because a repair at this location will often create problems I recommended repairing the decking at the next roof replacement because this item is typically not a concern unless a leak is occurring I asked in my response if the roof was leaking and I did not receive a reply I assumed in the next few days that you were busy and you would eventually respond but nothing was received During our inspections we always without doubt enter the attic space and view the entire attic and this item was not noted We did not have any photos of a bucket in our files because we would typically take a picture just for reference therefore I am assuming the seller placed these items after the inspection prior to you moving in.In regards to the kitchen window, there was no visible evidence of leaking during the inspection The home inspection is a visual inspection that is completed on a single day and it is not a guarantee that problems will not occur in the future It is a thorough examination for visible problems that a home buyer may not recognize. With this being said, we always want our customers to be completely satisfied and we thank-you for reporting any items you are having trouble with so that we can discuss remedies for youWe often receive calls from former customers asking questions not even related to an inspection but just looking for an informed opinion In your correspondence to us you are seeking reimbursement for you home inspection fee due to the issues discussed above and we are always agreeable to provide a refund if a customer is not contentWe will process your request this week Once again we appreciate you contacting us regarding this issue.Best Regards,***

nails striking a knot in the wood when the roof is installed. This is not considered a hole in the roof.  The roof was reported as being 25% used during the inspection meaning that you have 75% of the roof life remaining which says this is a fairly new roof.  This was our first contact from you regarding your home for this issue or any other item.  I responded to you the next day stating that we often see buckets or pans in a roof that is fairly new because the previous roof was leaking and I recommended that if the roof was not leaking, I would not repair this decking because a repair at this location will often create problems.  I recommended repairing the decking at the next roof replacement because this item is typically not a concern unless a leak is occurring.  I asked in my response if the roof was leaking and I did not receive a reply.  I assumed in the next few days that you were busy and you would eventually respond but nothing was received.  During our inspections we always without doubt enter the attic space and view the entire attic and this item was not noted.  We  did not have any photos of a bucket in our files because we would typically take a picture just for reference therefore I am assuming the seller placed these items after the inspection prior to you moving in.In regards to the kitchen window, there was no visible evidence of leaking during the inspection.  The home inspection is a visual inspection that is completed on a single day and it is not a guarantee that problems will not occur in the future.  It is a thorough examination for visible problems that a normal home buyer may not recognize. With this being said, we always want our customers to be completely satisfied and we thank-you for reporting any items you are having trouble with so that we can discuss remedies for you. We often receive calls from former customers asking questions not even related to an inspection but just looking for an informed opinion.  In your correspondence to us you are seeking reimbursement for you home inspection fee due to the issues discussed above and we are always agreeable to provide a refund if a customer is not content. We will process your request this week.  Once again we appreciate you contacting us regarding this issue.Best Regards,[redacted]
