I am in the same development with poor quality issues, talk to the neighbors there are way to fight the Home Owners association and the builder, the state wants to know.

I purchased a Garrison home from J. Garrison which came with a one year home warranty which the Garrison are in breach of contract. I suggest even if its a civil case, file a non emergence police report. There ha been so many open issue to date, L&I should be informed also. This will be a civil complaint but all is required. Research DE courts you will be amazed so buyer beware

To whom it may concern, RE: Case ID #*** This email is in response to the Revdex.com letter we received regarding the homeowner's complaint about their deck. Initially, the homeowner brought this issue to the attention of the on-site foreman, Jamie,
at which time he instructed them to contact the office so that the protocol could be followed where service issues are addressed The homeowner's called the office and spoke to myself to report their concern regarding the deck. They explained that they stained the deck several months earlier because they were experiencing sap seeping out of the lumber in some areas It was determined at that time that the homeowners were approximately year and months past their year warranty period, however, out of good faith practices we agreed to put their issue on the service person's schedule so that it could be evaluated. Although the homeowner’s understood this they stopped the site foreman the next day and again voiced their concerns about the sap and he explained that it is not uncommon for sap to seep out of the lumber. Since, we have received the Revdex.com letter and have forwarded the letter to our lumber supplier. Attached is Delaware Building Supply’s letter of response offering to go out themselves along with the treatment company to evaluate the deck. I have given Delaware Building Supply the homeowner’s contact information so this could take place and asked for them to follow up with me with their findings. Review: In May 2014, I purchased a house in [redacted], a housing development located in Felton, DE, from Garrison Homes, LLC. The funds I used to purchase the house were funds that I received from the Department of Defense Life Insurance Policy from my catastrophic injury while serving with the US Army in Afghanistan.

There are four problems that I'm trying to resolve. First, there is a color variation between the floors on the first level, second level, and steps and landing, all which are hard wood. The problem was created because the floor installer didn't allow adequate time for the pre-finished wood flooring to climatize to the environment; as a result, the floors warped and split. Typically, pre-finished floors take approximately two weeks to climatize, but because this was not done, the floors buckled. Also, there were gouges on a good portion of the wood strips from the work that was completed on the floors. The builder replaced the flooring with the same cherry stain, but because the flooring came from a different manufacture, there is a color variation of the floor, landing, and stairs. I believe that this color variation can adversely affect the market value of my home.

Secondly, the builder refused to cover the cost of installing a different brand dishwasher in the house. Furthermore, the dishwasher was sitting in my house unused for a year with a one-year warranty on it.

Thirdly, I am asking the builder to install panel doors on the master closet instead of the sliding doors. The panel doors are consistent with the doors in the other bedrooms throughout the house.

And lastly, there were some windows in the house without screens and some of those screens were broken. At settlement and months after, I ask the builder to replace the broken ones and add screens to the windows that didn’t have screens. No action has been done yet to correct the issue.

In closing, I would like the above issues to be resolved before the 12-month anniversary, May 28, 2015, of the purchasing of the house. I willing to discuss with the builder the best solution to resolve the floor color issue that I first mentioned. The second issue, I would like reimbursement from the builder for the installation cost of the dishwasher and the cost of the one year warranty. Thirdly, I’m asking the builder to purchase and install panel doors consistent with the design of other closet doors in the bedroom. And forth, I would like all windows in the house to have unbroken screens on them.
