On March 3, I was contacted by Ms*** to quote her a basic bath remodel at her rental house on *** *** *** She declined this quote for $on March 21, but wanted to know how we could make it less expensiveShe also asked if she could do a payment plan stating "I'm
good for itI think you know that"Referring to a previous job that I had done for herWe entered a verbal agreement on March 21, " to fix basic problem and improve place a bit" in which I would work hourly and she would pay for all materials and I also allowed her to make paymentsWe started the job on March 29, After moving the cast iron tub I found leaks and a lot of moldI alerted her of the problem by text and sent a picture for her to seeI remove all the mold and had to stop for the day because the room smelled so badOn April 1, I requested payment for materials in the amount of $which went unpaidOn April 5, I requested a second materials payment for $for a total of which was paid in full on April 5, On March 30, I fixed the entire drain assembly that was leaking into the first floor bathroom, replaced both supply lines and connectionsI also started building half wall and tub surroundOn April 5, I finished half wall with drywall and installed shelvesI also installed new light fixture and was asked to look at water heaters which I was able to get both pilot lights onOn March 31, a plumber was called and I was asked to stay and let him which I didWe then figured out what was wrong with the plumbing pipes which I then informed Ms*** and recommended that they be fixedMs *** also inquired about the first floor ceiling looking bad in bathroom which I responded by telling her that it is pieces and one end is cracked from when I had to take it down to do plumbing and remove moldMs*** then asked to have ceiling replaced and if I could fix the leaky shower headI explained to her that I could look at handles and see if it was an O ring but I thought because it was such an old valve and leaking so bad that the valve needed to be replacedShe did not like this response and the time it would take to be completedOn April 6, I replaced the valves on the supply lines for the vanity which fixed the cold water problem but not the hotThe faucet needed to be replacedShe also asks what time and materials is at and I told her it was at $and she said okI installed the vinyl shower surround and installed the flooringI also informed her that I started a new remodel on Monday and that I couldn't do anything right awayOn April 14, I installed curtain rod and waterproofed woodOn April 18, I installed corner shelves and gave her the total payment amount of $I also sent pictures of the finished tub, shelves and first floor bathroom ceiling that was fixedI also told her that I did not have time to paint because of how long the job had already takenOn May 5, 2017 I returned and painted the drywall and re caulked around shower/tubI also informed her that I still had her keys and that she would get them back when I received full paymentI have gone above and beyond to accommodate Ms*** by offering a lower pay rate, payment plan, picking up all materials and fronting the money, going out of my way to get things fixed and done rightThis turned to be way more than a basic remodel or "improve the place a bit"I am owed $for the hours that I worked as I will not accept the $payment as final paymentShe has threatened with an attorney but I will be seeking full payment from the court

[redacted] Mr. Johnson has written at length about many things he did, and he did many things well. Because he did many things well, I was totally shocked to find that he left the items mentioned in the complaint in the condition he did. He has not responded to my original complaint. The complaint was not made because I was dissatisfied with things he did well, but because he refused to  resolve those specific issues, and eventually I had to hire someone else to take care of them. These are not "extra" things I asked him to do that he simply did not have time for; they are basic issues which are integral to the completion of the job. You cannot leave drywall half-sanded and half-unpainted in a bath. You cannot leave gaping holes at seams and corners so that whenever the upstairs shower runs, water still leaks to the downstairs. These problems are not solved by copious amounts of caulk.   The issues remaining were, as previously stated:  When he left again on May 4th the following problems remained: 1) drywall was only partially sanded, some drywall was painted with inappropriate paint for a humid environment, some drywall wasn't painted 2)huge amounts of very messy caulk but the corners had big holes, so water still leaked into downstairs, 3) the tape seam was already coming apart, which was allowing more leaking 4) downstairs shower ceiling was still not repaired with appropriate materials for a bath. // Mr. Johnson states that he returned and painted the drywall, but he only smeared a small amount of paint on a section of drywall; he did not use paint on most o the drywall. In fact he had not finished sanding the drywall mud, as the photos taken on May 6th show. // Mr Johnson remembers that I said I was good for the amount he would charge for the work he would do. He implies that I was not ready to pay appropriately for appropriate work. This is not true. Obviously, in paying Mr Johnson 500 of the 1500 invoice and in having to hire someone else to remedy the remaining problems, I have already paid even more than the total of his invoice. I would have been glad to pay him more than the 1500 invoice if that's what it had taken to get these last items completed appropriately, but he refused to remedy the remaining problems. As a good will gesture I am willing to pay $150 additional (in addition to the $500 I have already sent him on the $1500 invoice) to settle this matter. Sincerely, [redacted]
