I am rejecting this response because:Before I begin my official statement, I would like to respond to the info given by the apartment manager *** *** Para First this apartment complex is well known for ROACHES, the fact that the apartment manager indicated that there was no “pest infestation” until we moved in is a not trueAccording to several reviews, describing Gateway Park Apartments from the apartments have had an issue with roaches(1) *** * Addressing the work order that *** *** added to the file; on the work order form, the tech documented his day, which had several apartments that needed to be sprayed for ants and roaches throughout the communityThis supports my claim that the apartment COMMUNITY HAS A ROACH INFESTATION, IT WASN’T AN ISOLATED SITUATION.I did read the work order and I DID NOT/ DO NOT have a “housing keeping issue”I had kids in my home and yes, I have twin babies (causing there to be bottle steamers in the kitchen and maybe crumbs) but, that’s no reason for an INFESTATION OF ROACHES; also, if you look up the apartments on other review sites it states the same thing there is a roach problem. In the apartment managers statement; she states, “the heaviest infestation was during the time Mrand Mrslived in the apartment.” My respond to that is, yes when people live in an area it attracts bugs, and if the apartment is vacant for a while then the bugs leave; and when people return the bugs will returnThe biggest thing in that statement presented by *** *** was that the apartment manager did acknowledge there is an infestation in the apartment but, just not as bad after we left.Para The first 48-hour form; When we first moved in there was a problem with smokeIt smelled like cigarettes and the apartment management shampooed the carpet and there were industrial fans placed around the entire apartmentThat was in the first hrsDo I remember seeing roaches at first, no not until about or months of living thereI started noticing them and asking neighbors about it and they, were aware of the infestation as wellFor the Vacate notice form; for our to day notice we wrote end of lease on the form because, we were going to hold out for the remainder of our lease, until we started noticing roaches in the bedsAt first it wa roaches in my bedI was disgusted but, I had a lease to fulfillThen we realized the roaches were also in the kids beds and we then left. Para 3. The apartment manager stated that we were originally scheduled to move out on “4/30/2017”We were actually set to move out on, 4/30/We did surrender the apartment on or around 3/16/which is about months’ worth of rentI definitely don’t feel that we should pay this because, we did try to stay in the apartment but, due to the apartment actually being a safety hazard we leftTheres evidence of Gateway Park Apartments infestation problem all over the internetIf you google it or even search the City of Arlington, TX website Housing AuthorityI also don’t understand how month worth of rent ($890) ened up being almost $6,000? Which I feel is a far stretch from reality.Also I did want to add to my supporting info, is that Gateway Park apartments have trash can in the entire complex, and they don’t have a door trash serviceI feel that, that trash can is the source of the apartment infestationIt’s horribleIf I need to add any documentation, please let me know. I received the new response from Ms*** I would like to just state that Gateway Park does not "cause" roachesAs we all know, pest control issues are causes (and corrected) by how people liveI can have pest control go in every single week and if the resident(s) aren't doing their part to keep their apartment clean, the issue will not be resolved until they cooperate. As Ms*** stated, she does not remember seeing roaches until about 1-months after moving in so it is apparent that they did not move in to a unit that had pest control issues. The various technicians all documented more than just crumbs on the counter; in most work orders they described this unit as "very dirty". We try very hard to do our part if a resident complains about pest control issues. For this reason, I have the technicians write down if they see housekeeping issues that may be contributing to any pest control infestations. We provide free weekly pest control service that treats the exterior and interior requestsWe make it a point to have mandatory treatments for each building frequently so that we can see if there are any residents that are not calling us about pest control issues and to check for sources of any pest control issuesWe have buildings and apartment homes, so looking at the work orders you can see that A) not all are roach related and B) it's a small percentage of the property that is complaining regarding pest control issues, as well as some just call for preventative measures. We do have trash compactor on the property that is not located near the apartment that Ms*** resided in so I'm not sure how this would affect her apartment at allAlso, we do not provide door to door trash pick up (which in my opinion, is unsightly and unsanitary) and not sure how this would have helped with any pest control issues. Ms*** is right, I did mean to write 4/30/and not 4/30/On the move out statement, it has the itemized charges that were charged to Mrand Mrs*** regarding the broken lease.The charge for reletting fee of $is backed up by paragraph of the Lease that states; "You'll be liable for a reletting charge of $if you: 2) move out without paying rent in full for the entire Lease Contract term or renewal period"The accelerated rent charge of $1,is backed up by paragraph states; :All monthly rent for the rest of the Lease Contract term or renewal period will be accelerated automatically without notice or demand if, without our written consent: 1) you move out, remove property in preparation to move out, or give oral or written notice of intent to move out , or give oral or written notice of intent to move out before the Lease Contract term or renewal period ends: and 2) you've not paid all rent for the entire Lease Contract term or renewal period" The concession chargeback charge of $2,is backed up by paragraph that states: "if lease is broken, concessions must be repaid" and also on the Concession Addendum that states: " if you fail to pay all of your obligations for the rent due under TAA Lease Contract, then you will be required to immediately repay us the amounts of all concessions and/or discounts that you actually received from us for the months that you resided in your dwelling, in addition to all other sums due under the TAA Lease Contract for a lease violation". With all of this said, I feel that I have provided enough documentation to support the charges that were charged to Mrand Mrs***These charges are all according to the Lease Contract signed by the resident(s) and our owner's representatives We try very hard to provide a pleasant living experience for all of our residents and it is unfortunate that Ms*** wasn't happy during her residency at Gateway Park Please let me know if you need any additional information Respectfully, *** *** Property Manager Gateway Park Apartment Homes *** ** *** *** *** *** ***

I am rejecting this response because:In regards to your message: I stated that your apartment complex has only one trash can for the entire complex  because, I feel that residents hoard their trash in the apartments trying to avoid the dumpster resulting in roaches and infestation throughout your entire property.The fact that you commented on every single statement or defense I had except the statement that your apartments are well known for roaches and infestations; furthers my defense that Gateway park apartments are known for roaches;also I urge the Revdex.com to please look at just a few of their reviews; there's hundreds. I feel that the apartment manager is saying people can move in Gateway but, with caution only, you must live up to Gateways standards. Also you can look into my past apartments, I have never had an issue before. Only with Gateway.Theres only so much I can say because, it's only my word against a large corporation. My only response is please check the references and reviews.Lastly where did my despoit go? I was told that by law I am owed an itemized report of how the amount of almost 6,000 ended up on my credit. You stated 3,000 and something but that's far from what's on my credit.Please advise.Warm Regards,

[redacted] and [redacted] moved in on 4/12/13. This apartment did not have pest control issues prior to them moving it. It did; however, have an issue AFTER they moved in. We offer free pest control service for our residents every Tuesday. The first request that was put in by Mr....

& Mrs. [redacted] (since their move in date) was on 6/4/13. I have attached all of the work orders from [redacted] ( our pest control company). As you can see, every single work order has notes stating that this apartment was dirty. These notes were made by the Technician at the time of service. Obviously, if there are housekeeping issues, the roaches will not go away (no matter how much we treat). Based on the work orders, the heaviest infestation was during the time that Mr. and Mrs. [redacted] lived in that apartment. After they moved out, this apartment went from a V4 (vacant- heavy infestation) to a CC1 (which means it was only treated as preventative maintenance).   I have also attached the Inventory and Condition Form that is given to the residents to submit within 48 hours of moving in to document any issues with the apartment. Nothing was notated about roaches in this apartment. In addition, I have also included a copy of their Notice to Vacate; under "Reasons for moving", they notated, "End of lease".    They were originally scheduled to move out on 4/30/17, per their Notice of Intend to Move Out; however, they surrendered the apartment on 3/16/14 without payment. Since their lease was not fulfilled, they were charged as a broken lease, per the signed Lease Agreement. For this reason, the charges stand.    I wasn't sure if I should send move out pictures, water bills, ect. since it seems Mrs. [redacted] is mainly disputing the breaking of the lease due to "pest control issues".   Please let me know if you have any other questions, concerns, or would like more documentation of charges regarding this account.    Respectfully,      [redacted] Property Manager Gateway Park Apartment Homes
