Review: I was present during an inspection of the apartment I vacated, and was shown items that were needing cleaning, which I did to the satisfaction and approval of the inspector, before she left. She left me a rag to clean under stove burners, as I was allowed to clean them myself within 24 hours- I did that. All was done what was pointed out to me, mostly while the apartment inspector was present. I received correspondence, after the inspection,that itemized all of the things I cleaned as the reason why $39 was withheld from my security, as needed cleaning. I wrote to the rental office and explained that those items listed to need cleaning were done by me, in the presence and satisfaction of the apartment inspector, and that I cleaned under burners of a stove with a rag that was left to me, within the 24 hour deadline that was given to me. I declared that I could not be charged for needed cleaning, which I cleaned myself. I received a written response from Mr. [redacted], General Manager. He claimed that the needed cleaning was found by the company to be necessary and needed to be done by the company, giving me no possibility for refund of the money deducted from my deposit. I wrote back to Mr. [redacted] and reminded him that I cleaned things during the presence of the company's inspector, and received her approval of three things that I cleaned in her presence, even to the extent that she screwed an exhaust vent back in place in the bathroom after I cleaned it for her- because it was clean. I asserted that I cleaned under the stove burners in a spotless way, within 24 hours, and left the apartment as clean as when it was when I first occupied it. I declared that I could not be charged for cleaning what I already did myself to the approval of the inspector present, and he did not need to charge me for such, yet chose to not from necessity. I alerted him that he persisted to show me his scheme to hold a renter's money that does not belong to him, and that I found him deplorable.Desired Settlement: Withhold no security money for a cleaning charge that I already satisfactorily cleaned, myself.

On October 25,2013, we received a written dispute in reference to deductions held from the security deposit on the apartment you rented at [redacted]. After reviewing the file, we have found the following:

The charge of $39.00 for general cleaning was withheld because the noted items and/or areas were not cleaned to Gatewest Management Company's standards. We are aware that you were present for the move out inspection, and that you were provided a list of items or areas that needed more cleaning. You were given at ieast 24 hours to make any corrections requested by the inspector. Upon your surrender of the apartment, our staff revisited the space to find that additional cleaning was necessary, specifically hard water removal, refrigerator shelves, under the stove burners and the bathroom vent. All of which were discussed at the inspection, however, still required cleaning to bring them to acceptable condition for showing and renting the apartment. Because the work was necessary, and performed, this charge is fair and as such, will stand.

We have no choice but to deny your request for a refund of the general cleaning charges.

my id number for the case complaint is [redacted]. I cannot accept their written response because they pay no attention to my written explanation that I hand delivered to their office, such that the areas that they itemized that needed cleaning, I did to the spoken acceptance of their inspector who was present. Under the stove burner, she showed me what she wanted cleaned and left me a rag and cleaner to clean it with- I had 24 hours allotted to me to clean it myself, or be charged for it. I cleaned that spotlessly right after she left. Scale from hard water mineral deposits on the bathroom sink that they say they had to remove, I explained that was caulk placed next to the faucet, atop the sink, that their maintenance worker left there when he installed the faucet, new. I could not wash it all off. Scale in the kitchen sink was the result of a leak from the faucet that I reported; a maintenance worker looked at it during my absence and left a note stuck to the door to report no leak being found. Their inspector compiled a check list of whatever she found needing cleaning, when I was alloweded 24 hours to do so myself. I got such an itemized bill that listed what I already cleaned myself, in her presence, as well as what she left for me, which I promptly cleaned. They ignore all written explanation that I give, and maintain their own justification to charge me that is not true. None the less, thank you Revdex.com for your services.

I do not see where Mr. [redacted] is listing any additional concerns than what we have not already addressed. I personally reviewed the file and spoke to our inspector and staff that prepared the deposit return. We stand by our position that Mr. [redacted] did not return his apartment back to our standards and the $39.00 cleaning charge is justified.

I appreciate your efforts in this matter, however at this point I do not see any benefit from continuing to respond to the same statements over and over. I am sorry Mr. [redacted] disagrees with our position, but I am confident that if we went to court we would prevail.

From the beginning this company sent me an invoice that claimed cleaning that had to be done, as if I had not done such myself, yet I had done it all within the allotted 24 hours to do so. I explained how their representative was present, and she spoke to accept the cleaning that I did on the spot. Scale on a sink that they charge me for cleaning, I explained, twice, was caulk that their maintenance worker smeared alongside a new faucet that he installed, and I was unable to remove it all. Mr. [redacted] from Gatewest Management ignores these, and continually delivers the false claim that I am charged from my security the money for his company to clean after me. Oblivious to the truth and repeatedly delivering a false clain to hold security money from me, I intend for the consuming public to know the dishonest and scheming antics of this company's representative. He has offered me nothing that I deserve, from my own money. With feeble effort to justify himself he maintains the effective action to keep my money for his own company in disharmony with honest, presentable facts. I cannot accept what he does, and I wish to unrelentingly make known his dishonest knivery. His belief that he would win in court does not satisfy his deficiency of fairness.
