Dear Revdex.com,*** *** made a complaint against Genesis Properties for the following: -A copy of the lease not received our response, at any time they could have came to the office and picked up a copy or have requested a copy at move in.-Unaware that a day notice had to be given to
vacate the apartment our response, a renewal letter was sent to the residents on 2/25/asking if they were renewing and if not to give a written day noticeThis letter is attached.-Pay rent for full days our response, all residents are responsible for paying rent throughout the remainder of the days left in the lease.-Issues entering the building of the apartments our response, all residents have been asked to pay a $deposit for swipe cardsThe deposit is refundable at move outThe door works with the fob or swipe card and that is to keep unauthorized people out of the buildingThere are no issues with the door letting people in and out as long as you have a swipe card. At move out if there are any past due rent charges or damages to the apartment it will be taken from the deposit*** and all occupants will be charged rent thru 7/31/2016 because the notice was given 6/1/*** stated that she mailed the notice to vacate on 3/28/but she failed to follow up to see if the notice was receivedIf it had been hand delivered a copy of the notice would have been given to her along with a signature confirming the move out date.I have not received any phone calls from *** or any of the other occupants to try to resolve this matter in person.All rules and guidelines of our lease have been followed.Thank you, Melissa B***Property ManagerGenesis Properties, Inc

A late notice for past due water utilities was sent to Mr*** ** *** in the amount of $***.**The letter that was sent to Mr*** was a standard late letter that we send when a resident is late for rent or utilitiesThis letter was not sent to single him outWe apologize for any
inconvenience that he was causedOur office spoke to Mr*** regarding the balance and he did not express any issues at that timeTo avoid any collection or late letters being sent, Mr*** must pay all rent and or utilities when they are due.I am not aware of Mr*** being in the office and having to wait long periods at a time to speak with someoneAnd it’s possible that on one of the days he visited the office there was a small office function going onMr*** has since paid the water bill and does not have a balance due as of todayAgain on behalf of Genesis Properties we sincerely apologize to Mr*** *** and if at any time there is an issue he can contact me at the number below I am the property manager for Manchester Motorworks*** is a copy of the utility bill and a breakdown of the dates and usage which Mr*** would have received along with the late notice.Thank you

SEVERAL calls were placed by myself and sibling/roommate to contact Ms Tiffany, and every response received via email (if a response was given)
We received a notice to renew our lease after our letter to vacate was sentNote: our lease is up June 30th, and we were informed that since we did not turn in a notice to vacate properly, we were still responsible for the following daysAfter personally going to the office to fill out the paper to vacate, Ms Tiffany was still not available to discuss the key fob OR card issueThere has been a reoccurring issue with entering the building on MULTIPLE occasionsA fellow tenant and myself were locked out(with a fob) and correct code prior to this entry change and had to contact the emergency line to gain entry.

I haven't actually rented from Genesis Properties primarily because of the shady dealings that have occurred thus far I found an "available" property listed on the website for a company they are the property manager for After apply and paying the $application fee, I was contacted and told that the property I applied for just had another application submitted for it, but that they had another bed, bath property that was available The guy I was speaking with, ***, was very eager to get me moved through the process Within several minutes of completing the application, he was telling me about the alternate unit they had available and that he could get me in the unit within a couple weeks I happened to ask if the unit was different at all from the one on the website and he said a little He mentioned that it was about sq/ft smaller, and that it was mostly closet space I asked if the layout was different as well, so he said he would check for me I requested that he send me the floorplan, so I could compare to the one listed online They sent me the floorplan and come to find out, the alternate unit was not only smaller, but the layout was completely different (no longer had both bathrooms attached to the bedrooms) Both waclosets were gone in favor of smaller, more traditional closets Add to that, the unit my application was for was an exterior unit, with multiple windows, but the alternate unit they were trying to rush me into renting was on the interior of the building, with no access to any exterior windows All for the same price! What a shady company If all of that wasn't bad enough, I found a separate unit in the same building that was listed by a different Genesis broker, *** I spoke with him and was told the unit he had listed was still available We exchanged a handful of emails so I could get some questions answered and everything seemed fine I asked the broker what the next steps would be, which he told me would be filling out an application, paying the application fee, and a $"administrative fee." I informed *** that I already applied for a separate unit, and asked if that application would also qualify as an application for the new unit Lo and behold, *** responds and tells me the unit we've been discussing all day now has an application submitted, but that the alternate unit I mentioned above is still available Just like that, the unit he said was available vanished, just like the first unit Of course, I'm out of state, so I'm at the mercy of their honesty and my *** detecting capabilities It's possible that both units I was looking at happened to be snatched up within minutes/hours of me asking about them (and being told their available), but it seems like a stretch Furthermore, it seems questionable that after those units come up out of commission, both brokers steer me towards what seems to be the least desirable unit in the building It's a shame that people/companies operate this way I want a decent unit at a fair price, but Genesis Properties doesn't appear to be overly interested in providing me what I was looking for I can't say with 100% certainty, but this seems to be a classic bait and switch Think twice about dealing with these folks, and make sure they're providing what you think you're getting/paying for

I will accept this response simply based on the fact that I will not be renewing my lease with this business.  All of my bills are paid on time,  so to suggest that I pay late is ridiculous.  During the meeting I had with a representative of Genesis we both concluded that I shouldn't have received that notice. 
 
However, I'm content with what's going on.  Only a few more months before I'm free of this place.

I scheduled a appointment on a Friday for the following Tuesday to view Ram Cat Alley Lofts. I waiting for 40 minutes while a Mr. A[redacted] showed an apartment to another couple while we were locked out of the building. I was face to face with the leaser and he acted as if he had no recelection of the appointment at all. Completely unprofessional and I don't recommend business with them.

This is the worst company I've ever dealt with. Don't let their eagerness to help you sign the lease fool you. That is the extent of their customer service. Genesis Properties employs the most unprofessional, incompetent, and all around lazy people I have ever met. Their apartments are hardly worth the money they're leased for, and when you add the frustrations of dealing with the employees, you're better off finding another apartment. Don't take my word for it, read all the other reviews!
Side note: I expressed my concerns to the CEO in a very in depth email. When I sent the email, I immediately received an automated email saying the recipient address was invalid. However, the employees of this company claim they all received the email. I asked for confirmation, and never received any, nor did I receive a reply. Either the CEO himself is as unprofessional as his employees, or I was lied to numerous times by the receptionist and office manager.
Bottom line: STEER CLEAR OF GENESIS PROPERTIES!

They don't even deserve this one star! I have been contacting them for months on getting my deposit back and they have never given me a call back!
The first time was the lady showed me the apartment gave them my money for the deposit lady never called me to let me know anything regarding the apartment. I was left in the dark with them having my money. I left this lady messages and text messages. Nothing.
Over a couple weeks went up there, still nothing! And they said it'll be couple more weeks. Now almost three months later I called the lady she said she would call me after pay roll for the renters was done. Guess what! Never got s call back a week later. Called again today no one answers!
Long story short still haven't received a call and haven't received my money! I am not living in miller lofts and it is absolutely great! Don't move in this [redacted] hole place where they can't run [redacted] properly!!!!

Review: My sibling and I moved into the Ram Cat Alley apartments a year ago. During our signing/interview, our leasing agent openly admitted that she was on prescription drugs that her "loopy". We never received a copy of our lease, so until a notice was sent, we were also unaware of the 60 day notice to vacate letter. Our lease was up June 30th, and I mailed in a hand written notice March 28th. I was informed that the letter was not received, and we needed to fill out a printed version. I was also unaware that if we did not renew our lease, we were responsible for paying for the full 60 days, but if we also didnt give a notice for moving out, we were still responsible for the 60 days. We have had multiple issues entering the building, that requires a code or fob entry. I am due to move out in 27 days, and they are saying that I am now required to purchase a non-refunded key fob. Living in this "community" has not been easy, and we have had many issues with speaking directly to any leasing agents. The property management only deals through emails and never answers or returns phone calls. I was informed that I will not be receiving my deposit, and the charges will go against my credit.

Review: I received a notice in the mail on 02/17/2016 stating that if I did not pay a utility fee issued in December 2015 - January 2016 within 5 days of 02/11/2016 I would be evicted. The property management didn't call or email me, nor my roommate. In fact, they didn't even include my roommate on the utility bill. They sent me a letter in the mail 2 days after the date they threatening to evict me by in the mail. This is absolutely unacceptable. To work full time, and be in school full time accompanied with all the the obligations and responsibilities that come with that, and now have to deal with a company that doesn't even have the decency to call and check on the tenant is the worst show of customer service I have ever experienced. I would think that if my management cared about the tenants who keep them in business, maybe I would get a call addressing the situation. I know that I pay my bills on time, however I am human and can make mistakes. Knowing this, the management team also knows that I am not a repeat offender when it comes to paying rent late, they either get it early or on time. To have this random letter stating that I will be evicted within 5 days is purely unreasonable and unacceptable and I am tired of dealing with this company. I will never do business with them again because this is not the first offence for them toward me. I will never recommend them to anyone, nor leave any positive review on any level for Genesis Properties. I am 100% dissatisfied with the company because of how they have handled their business with the tenants and their blatant lack of customer care. When I have attempted to address issues in the past they don't answer the phone, and when I have come to the office in person it sounds like a party is going on in the back, but I still end up waiting 45 minutes -1 hour to finally speak to someone in person. I honestly wish I had something positive to say about this business, but if I did it would be a lie.Desired Settlement: I require a formal apology in the same manner I received this invoice, and an explanation of the invoice in detail.

Review: An associate of mine moved in [redacted] (owned by Genesis Properties) in mid September and advised they used me for a referral and I would receive a credit of $300. I was told by a leasing agent that in order for me to get the credit they had to be in the residence for 30 days. All of October went by and I was ready to use my credit for November. I was then advised by the Asst. Property Manager that in order for me to use the credit they did have to be moved in for 30 days and also be current (being current was new to me because this was not told to me the first time). I was in disbelief that someone had just moved in and was already behind. I chalked it up and when December finally came I asked again if the credit was available and I was told that they are still behind. How is someone even allowed to stay there and they've been behind since they moved in?? I spoke about this with the Asst. Property manager and she advised me to reach out to the Property Manager. I emailed her ([redacted]) on 12/4/15 and still have not gotten a response. I also called the rental office about 10 times yesterday and from being transferred, placed on hold, hung up on, being told that someone would called me back, and also being told that [redacted] the property manager is doing reports all day and basically too busy to address my concerns is ridiculous. I even left Michael H[redacted] a Voice Mail. It should not take 3 days to reach someone at the office. Why have a business if no one can reach you? I'm a good tenant and never had any issues or complaints and feel as though I'm being mistreated which makes me want to move. This saddens me because I love where I live, reason why I've been here for 3 years.Desired Settlement: I spoke with [redacted] about giving a notice last week prior to the 4th and she advised me that I had to give a 60 day notice. I would like to either use my referral credit for December 2015 or Jan. 2016 or be able to give a 30 day notice. I would hate to stay at this property where no one in management cares.

They need negative Stars. I have been renting with Genesis for 4 years and the home acquired mold which was never felt with. Along with that cracked cellings,pest problem and lack of heat during the winter months. I have recently moved and couldn't be happier.
My children have suffered an upper respiratory infection amongst many other things do to the mold. Maintenance doest respond to calls and if they do, they don't come out. This property management has a lot of communication issues.
