resident *** ***, please know that the property manager, property management
company and the *** *** *** ** *** *** have inspected this
apartment on several occasions without finding any evidence mold
This complaint is completely without merit and we have
exhausted every avenue for making the resident happyTherefore, we have waived
the penalties related to early lease termination freeing her to habitation elsewhere

As if me wearing a breath mask to improve my health because the air quality was so poor due to mold spores, was a joke. Hence, their inspections are not credible; especially since they did not inspect the insulation. Last I checked, the insulation is not visible to the naked eye, just by merely walking around the apartment.

Review: My son, [redacted], and I have been living at Genito Glen Apartments since around December 2013. At first, we had some minor health issues, which became worse as the weather became warmer. Both my son and I experienced rectal bleeding, [redacted] irritated gums, mood issues (due to severe allergies), difficulty thinking/mental fatigue (due to poor air quality and not enough oxygen), skin irritations, headaches, physical fatigue, sinus irritation, dizziness, etc. My son, [redacted], has experienced all these, as well as severe coughing, nausea, vomiting, falling, etc due to the poor air quality, and a severe allergic reaction to something in the apartment, which is most likely black mold coming from the air vents, insulation, toilet, etc.

He did a mold testing kit, and sent the samples to an internationally certified lab. They found two types of black mold: Cladiosporium and Penicillium. The lab also found Geotrichum, Non-Sporulating Fungi, and Yeast. These three molds and two fungi were all in the same bathroom. My son is disabled, so he spends most of his time in his room. He is unable to go out of the apartment, except on rare occasions, so he became worse the longer he spent in the apartment, and would get better when he did leave the apartment for several hours.

We notified the apartment, and gave them a note from the doctor. My son's doctor recommended for us to move out of the apartment since my son was in class IV allergic reaction (really high allergic reaction). We then moved out as soon as we could (June 7, 2014). However, the Genito Glen Apartment would not allow us out of our lease. They said we had to pay an extra two months (until after July 2014). Later, they stated we could move out whenever we needed; however, they never officially gave us a written notice, and they keep changing their answer.

Meanwhile, we discovered black mold growing on my son's bed, his TV (his TV was outside the bathroom, so the moisture from the bathroom was enough to cause mold to grow), in my coffee maker, in my microwave, on my bed, on my dishes, in our toilets, on our wash clothes and towels, on receipts, in the printer ink (possibly), on my robe, on our brand new shower curtains (we bought them after moving to Genito Glen, and mold started growing within about two weeks), on my son's windows (the windows were encased in black mold, and we took pictures in April 18, 2014, which was not enough time for us to cause the black mold in that amount. Furthermore, the mold was obviously painted over, and it was there long enough to cause damage to the window seals, of which we took pictures), and the mold grew on EVERYTHING else that had even a little moisture. By little amounts of moisture, I mean a person can sit and perspire slightly, and mold would grow. They refused to do any types of mold testing. There is even mold growing outside the walls on the outside of the apartment. Mold doesn't get better unless it's treated and prevented.

The Apartment of Genito Glen never checked for leaks! There are two other apartments above us, and we live on the first floor. We went to a fire and station to ask their opinion, and they stated, if there's a roof leak, it can affect us on the bottom floor, since all the bathrooms are connected. We also are unaware if the sprinkler systems have gone off in our apartment, or any of the apartments above us. We are also unaware if the sprinklers have ever had any leaks in our apartment, or the apartments above us (there is potential water damage in the bathroom's ceiling connected to the master bedroom, and in the master bedroom's ceiling. The ceiling is hanging down).

If the sprinklers have gone off or leaked in any of the floors (1st floor or the two floors above us), then that would have caused a large amount of black mold to grow and thrive. We were shocked, appealed, and disappointed at the apartment's negligence, refusal to assist us, and their rudeness towards us about this. We're certain the mold is growing in the air vents and/or insulation. You can even see mold growing around the vents in little round clusters, and it's obviously not rust. We are having to throw away all of my furniture because of the amount of mold growing in the apartments, and to be sure we do not bring the black mold with us.

However, the only time Genito Glen's management was nice and polite was when the district manager of the apartments was around, and when the building inspector was there. Although, the building inspector didn't seem to inspect the building; she merely inspected our behavior and tried to hint we might be doing something wrong (for example, she stated we should be using paper towels to wash dishes). She also commented that she didn't smell water damage in the living room (which is the least affected by the mold, especially since we have a mold eating plant in that room called a peace lily; it's known as a Fungivore), which in reality water damage doesn't have a smell. The smell comes from mold and mildew. When she got into the bathrooms, which have a moldly smell/musty smell, she never commented that she thought it was fresh as she did in the living room. She also could not see the insulation, nor did she check for leaks in the apartments above us, or ask if there were EVER any leaks in the apartments above us. Additionally, when we spoke with the fire and rescue department, they stated you can't always smell mold. Thusly, we do not consider the inspector's statements and inspection to be credible, especially since she stated she was neither trained nor equipped to test for mold.Desired Settlement: We would like a refund for the rent we paid when we were living in unhealthy living conditions, as well as a full refund for the rent we paid when we could NOT live there because it affected both my health as well as my son's health. We also would like to then be given permission to hire someone ourselves to test for the mold to verify the extent of the mold infestation. Moreover, if there is mold found, and if it's in an unhealthy amount due to neglect on maintenance of the property, we would like to be reimbursed for the mold testing as well. That is how certain we are that there is an unhealthy amount of black mold growing all around the apartment complex, especially in our insulation and air vents; the insulation and air vents WILL need to be checked!

If we are denied this permission, we would like it in writing.

If we are allowed to have the apartment tested, and there is black mold growing, then we would also like to have a formal, written apology from the office management for their rudeness and neglect on this matter and from the maintenance personal (the caucasian maintenance personal keeps laughing at us when he sees my son wearing his respirator/gas mask, which he must use or else he will suffer a class IV allergic reaction; the maintenance personnel was unprofessional, rude, and disrespectful).

I would also like reimbursement for our furniture and belongings we've lost simply by moving into Genito Glen's apartment complex. If we never moved there, we would never have lost our belongings and furniture. Currently, we must use boxes as furniture, and my son had to buy a new bed. I am sleeping on an air mattress I bought specially for our new apartment.
