To whom it may concern,
Here at Gentry Home Buyers, we take great PRIDE in our integrity and doing things the RIGHT way for ALL parties involved. We work with homeowners who need to sell their properties due to hardship (behind on payments...

and/or property taxes, death, divorce, BK or foreclosure, fire damage, bedbugs, etc). Obviously, we are dealing with very stressful situations and real hardships in each and every one of our transactions with homeowners so the way in which they react is all across the board, as you can imagine. We have had people so thankful for our help they were in tears to the complete opposite such as [redacted] who obviously is dealing with his hardship very differently. We recognize that we cannot help everyone, nor does everyone want the help we can provide… AND, that’s ok. [redacted] would’ve fallen under that category of not wanting our help and we would have graciously said “ok” and moved on. We don’t know if people want the help until we market to them and either get a “yes”, “not now”, no response, or “no thank you”. We only market to people we can potentially help and are only able to identify who those people are via PUBLIC information. In our case, and in the case of [redacted], who we actually sent the mail piece to, we are working with people who have delinquent property taxes and/or land for sale.
In this case, [redacted] is suggesting that we are marketing with claims and incorrect information and THAT is what we would like to correct on his behalf, ours, future clients, and of course, the Revdex.com. We are NOT marketing with incorrect claims.
Our letter was directed [redacted] L [redacted] who per county PUBLIC records is behind on taxes ([redacted]) and our letter stated EXACTLY “if someone bought the Tax Lien they might soon be able to foreclose on it”.
[redacted] has said that what we are claiming is false and that “lienholders cannot force foreclosure”.
Well, in the state of Colorado, they indeed can:
[redacted]ml (If you fall behind in paying your real property taxes in Colorado, the delinquent amount becomes a lien on your home. Once there is a tax lien on your home, the county treasurer (or its agent) may hold a tax lien sale…. If someone buys the tax lien. The winning bidder at the auction is issued a certificate of purchase and gets the right to collect the tax debt from you, plus interest. If you don’t pay off the amount of the lien plus various other amounts in a certain period of time, the winning bidder can obtain title your home (Colo. Rev. Stat. § XX-XX-XXX).
Colorado provides ALL owners with 3 years worth of opportunity to make any delinquent payments current BUT if they do not do so, “the lienholder has the right to seek a treasury deed for the property.” [redacted]
We wish [redacted] the best and apologize for any emotional stress this brought to he or his family. That was NEVER our intention. Our intention was just to bring to light something that is PUBLIC knowledge and to offer a service that could help.

The request was to change their marketing materials as to not be misleading. I did reach out to Gentry initially and was greeted by an answering service who said they were unavailable. I sent emails and never received a response.
The 2 page response from Gentry Home Buyers barely addressed the claims of misleading advertising, and they still claim that foreclosure will happen "soon." My claim that lienholders cannot force foreclosure was meant regarding tax lien sales on properties, and from their response they agree that it takes at least THREE YEARS for the county to accept and potentially approve this, and the postcard they sent implies that it will happen with no warning.
Again, why would they offer to buy the house now, instead of buying the tax lien and then foreclosing on the property "soon?"
Also I thought it was very classy that the postcard shows the names [redacted] and [redacted] yet the response only shows the business name and I think it's sad that no individual was willing to put their name on the response.
Change the marketing materials to say, "In THREE YEARS someone may foreclose on the property."
