Earlier this year, Ms*** came to Gershman’s Clayton, MO office and spoke with an employee of our company regarding this matter. When Ms*** left our office, she gave the impression that she was satisfied with the explanations to her questions.
Ms*** took out a mortgage for the subject property in with an interest rate bearing 9%, as evidence by the Note dated May 20, 1994. Subsequently, Ms*** refinanced the aforementioned mortgage at an interest rate of 8%, as evidenced by the Note dated February 24, 1996. The mortgage was released due to the refinance in 1996. No other mortgages have been financed through our company for the subject property. Gershman sold all of its rights, title, and interest in and to the subject property to *** Lending, Incin March 2001.
Upon receipt of this complaint, Gershman has called Ms*** numerous times, leaving a voicemail each time. As of this response, Ms*** has not returned our calls.

the lifeblood of our business, and therefore, we take customer complaints very seriously.   Gershman Mortgage apologizes for any inconvenience Mr. [redacted] may have incurred, and we appreciate him taking the time to make us aware of the situation.  We have conducted a thorough investigation of this complaint.  Please accept this letter as our response. In October 2015, Mr. [redacted] contacted one of Gershman Mortgage’s branch offices inquiring about a potential mortgage loan pre-qualification.  At that time, the loan officer, [redacted] received Mr. [redacted]’ authorization to run his credit report.  In January 2016, Mr. [redacted] completed a mortgage loan application.  On January 25, 2016, Mr. [redacted]’ credit was reviewed again with his authorization as a result of his mortgage loan application.  The January 2017 credit report was not a new credit report or pull; it was a “refresh” of the original report from October 2015, and the refresh does not affect credit scores.  Running a credit check is customary industry practice during the pre-qualification and loan application stages of a mortgage.   In March 2016, a “Credit Inquiry Disclosure & Undisclosed Debt Acknowledgment” was executed by Mr. [redacted].  This Acknowledgment states that “During the loan application process, we continually monitor your credit activity and may pull a new credit report prior to closing.”  Mr. [redacted] authorized all subsequent credit reports based on this acknowledgment.  It was brought to the attention of the loan officer that Mr. [redacted] has lost his job and his financial situation had changed.  Because of this, a credit report was pulled in April 2016 to determine if Mr. [redacted] was still eligible for a loan based on his changed situation.  This was the last credit report pulled by Gershman Mortgage prior to denying Mr. [redacted]’ application for a mortgage.             Thank you again for giving us the opportunity to investigate this issue.  Please let us know if Gershman Mortgage can be of any further assistance.

are the lifeblood of our business, and therefore, we take customer complaints very seriously. We have conducted a thorough investigation of this complaint.  Please accept this letter as our response. On July 31, 2014, Mr. [redacted] and his wife entered into a Mortgage for two parcels of land with the addresses of [redacted] and [redacted] with Gershman Mortgage.  At this time, Gershman set up an escrow account for both parcels.  At the time of closing, the 2013 taxes due for September, October and December 2014 were paid for both parcels.  In the ordinary course of business, the Mortgage was transferred by Gershman to [redacted] within a few weeks of closing whereby [redacted] was the servicer of the Mortgage and thus responsible for the administration of the escrow accounts for both parcels.  Upon the transfer to [redacted], Gershman was no longer the servicer or administrator of Mr. [redacted]’s escrow accounts.  As such, we recommend that Mr. [redacted] contacts his existing mortgage servicing company as that company is the holder of the Note and Mortgage at this time and can assist him with escrow matters. Thank you again for giving us the opportunity to investigate this issue.  Please let us know if Gershman Mortgage can be of any further assistance.
