I am currently renting a home through Starks Homes, LLC. The first issue I had was with my washing machine. First of all, it is a mismatched set in a fairly new (less than three years old) home. It appears to be a quite old machine and it doesn’t clean clothes. When I reported it, they sent the “home warranty” repairman, who told me that I need to run Affresh washing machine cleaner through at least twice. That worked for a few loads, but it’s back to leaving white splotches on my dark clothes again. I am a GOOD tenant! I take care of most routine things myself without even calling them.

On Thanksgiving Day, my water heater went out. I called first thing Friday morning and, thankfully, they were open! Again, they sent the home warranty repairman out. He told me on the phone before coming that the water heater was probably still under warranty and I would most likely have to wait until sometime the following week to contact the manufacturer for warranty repair. He arrived with his wife and very young daughter in tow. He spent about ten minutes confirming that he couldn’t fix it. He said he would email the property manager and tell her that it needs warranty service.

I too emailed the property manager ([redacted]). She had emailed me already to tell me they close at noon and given me her cell phone number. By this time, it was past noon. I checked the manufacturer website, confirmed the warranty was still valid (using the serial number), and also found several local contractors who do warranty work. I asked if she wanted to contact those contractors or if she wanted me to contact them. I waited a couple of hours and didn’t hear back from her, so I called three people. I still did not hear back so I called her cell phone and left a message. She never returned my call. She never responded to my email.

Not wanting to be without hot water the entire weekend and possibly into the next week, I called back the most economical contractor and had him come to repair the water heater. I emailed her back to tell her that I made what I felt was the best decision for the landlord (who is foreign).

This is the response I got from her husband on Sunday afternoon, which is not completely accurate and even has a contradiction in it.

“please be advised you sent out an e-mail to on November 28, 2014 8:02am
our office business hours is 10:am to 5:pm, we responded to you with a work order to Solution Maintenance , a work order sent on November 28, 2014 9:50am
it is within 48 hours, not 24 hours

“the Solution Maintenance went to your house and was working on the problem

“before we reply to your email, we received another email saying still no one fix the problem, we went ahead canceled Solution's work order and sent another contractor to you, and your husband replied the problem has been fixed, stating no one fixed the problem.

“again, you need contact the Solution to see how to settle this bill, since we response you within 48 hours, not 24 hours, not including weekend.

“Any repairs made on your own will result in you paying that bill. The landlord has not authorized anyone but the landlords contractor.”

Not a company I am proud to say I do business with, and I do look forward to severing the relationship when my lease term is up.

WE HAVE BEEN LEASING WITH [redacted] HOME LLC., FOR ALMOST SIX YEARS,
[redacted] AND [redacted] ARE PROFESSIONAL AND HONEST BUSINESS COUPLE.. I WOULD RECOMMEND THIER BUSINESS TO MY FAMILY , FRIENDS AND ANYONE .
